"Went good. It has been a HORRIBLE experience trying to buy a house in Northern NJ. This was our 3rd time trying to purchase one and our 3rd home inspection, but" first time with
. He was great. Thorough, knowledgeable, gave me insights and tips on things I never would have though of. We even had to deal with the owner being there during the inspection (FSBO). He handled it well. We ended up not buying the house after
discovered some structural issues that ended up being way more than we could handle or the buyer was willing to address.

"First, I will say that if you're looking for a cursory home inspection at a cheap price,
is not the company for you.
" does a very thorough inspection based upon his many years of experience, and the price reflects that. However, if that is what you want (which most people should when they are buying a house), then you will be very happy by choosing
is very up-front about what is a safety concern vs just a cosmetic issue. He is focus on legitimate safety issues. This was very helpful to us in deciding what we were going to bring to the sellers, and also what we were going to address first once we bought the house. We were very happy with his services.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

Dear Angie: Should I hire an independent home inspector to look over a newly built tract home? — Deborah D. of Renton, Washington

Angie's Answers

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Home Inspection reviews in Oshkosh

Oshkosh Home Inspectors Provider Name Locked
arrived exactly on time. He was thorough and personable. At the beginning of the appointment, he explained the scope of the work and the order in which he was inspecting the house. During the inspection, he was great about taking me around the house and the exterior of the house and showing me things that needed work, as well as explaining the projected maintenance for the future. I would highly recommend this firm for home inspections for anyone.

We were very pleased with

's service. He found things that we would never have known about. His report was excellent. We would definitely use him in the future if need be. Highly recommend!

was very thorough. He noted items that didn't meet code and those that may have met code, but did not meet accepted building best practices. He provided his findings within 24 hours of completion of the inspection. His report allowed us to withdraw from a contract on a terrible construction project. Money well spent. He is a bit gruff (with builders and clients alike), but I cannot question his thoroughness. Glad he was on my side.

Oshkosh Home Inspectors Provider Name Locked
was awesome. He set his lap top and printer on the kitchen counter and made notes as he inspected the house. His inspection was very thorough. I have purchased 5 homes in my lifetime and this was the most comprehensive inspection I have ever had. As soon as he finished the inspection he printed out a summary and went over it line by line with me.

provided a very thorough home inspection. He his very knowledgeable and straight forward with his reports. I also liked the fact that he used a infrared camera to look for any issues that may be lurking behind the walls.

was great to work with. Upon contact
Oshkosh Home Inspectors Provider Name Locked
indicated he was booked solid for the following week but offered to come out on Saturday.
Oshkosh Home Inspectors Provider Name Locked
showed up early but still spent over 3 hours going through the house in meticulous detail. He climbed on the roof, got in the attic, crawled under the cantilevered windows, etc. If it was safe to access he was there with his flashlight. I have had home inspectors that were knit-picky about silly little things and other inspectors that missed major issues.
Oshkosh Home Inspectors Provider Name Locked
had the right amount of detail without freaking out my wife that we were about to buy a lemon. He also helped with suggested fixes for all the items he found. By far this has been my best experience with a home inspector. I highly recommend.
