"The work was done over about a three week period. It went pretty smoothly. All the work looks great, and seems well done. The master carpenter,
, did very" nice work on the front porch, retaining wall/steps, and fence. There were a couple of minor spots where they had to come back and touch up the trim paint around a window, which they did promptly when I pointed it out. There was minor damage to some bushes around the house, which is understandable since the bushes were badly overgrown. They did a pretty good job of cleaning up after themselves and pressure-washed the concrete driveway.

Also, they did some interior window sash repair and painting for me at the last minute. They will be back to do interior painting. They were polite, professional, personable. You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

Excellent. He is a hard worker. He likes to start early which I like. He shows up every time, on time. His work is very good. The sheet rock patching that he has done for me is flawless. When i moved into my current home, i wanted hardwood floors installed and he arranged for that to be done by an associate of his. That work was very good as well. They were hired to replace rotted wood boards on a front and back deck, sand, varnish and paint both decks, prior to the rainy season. We hired them on August 16th.
They contracted the work out - which was fine. The contractor hired to replace the rotten wood, did his part and did a good job of replacing the rotten boards.
The painter was hired to come out the weekend of October 10th. We were told she was available during this time. She showed up on Ocrtober 11th which was a sunny day. The power washer she had didn't work so she left and said she would have to reschedule. She came back the next day (it was raining), power washed both decks and we haven't seen her since. She was to come back the weekend of the 18th if the sun came out - which it did. She called on Sunday, Octoger 19th at 2:30 and said she would again have to reschedule. Today is Monday, we now have the rainy season in full force and both decks are stripped. We told her we would find alternative help.
It's clear that at some point

and Company did great work as they got great reviews on Angies List. Unfortunately, it looks as though they are over-booked without enough help to catch up. I can't give a good review as the work wasn't completed - in a timely manner or otherwise. We will by necessity need to go elsewhere.

Although the initial interaction with the owner,

, was friendly - and all available information (including a full inspection report complete with pictures of the crawlspace) was provided, the overall experience was less than positive. The subcontractor, Ed, a carpenter with a focus on new contruction, was clear in his general disdain of our property - a sub 1200 square foot 1940s beachhouse located about a block away from the water in Edgewater, MD. After emerging from the crawlspace, his response to the inadequate pier and post foundation (a situation about which he'd've been forewarned, had he read the inspection report we'd sent to

), he told us the house "had no foundation" and that the addition which had been built using an enclosed front porch was built like a "poor man's shed."
He also told us that to fix this problem our only real option was to

down a concrete slab underneath the house - and to do so, all walls, plumbing...in fact, all interiors would have be demolished, leaving only the exterior shell. He was unsure how the house would then be supported and would have to "go home and brainstorm about it." He suggested, in fact, that we'd be better off giving up on the structure entirely - a structure which was approved for a VA loan, so obviously liveable. Our sense was that he didn't like that we were ok living in a 2-3 bedroom/1 bath house and only wanted to work in larger properties. He made sure to let us (and apparently,

) know that to fix the foundation of this home, we were likely looking at a bill of at minimum $30,000-40,000.

that afternoon and let him know what Ed had told us and he seemed to be sensitive to our need to have work done by someone who had a level of respect for our choice not to live in a McMansion and who didn't necessarily need to put down a foundation able to support an office building (just a small beach house - which had been standing since 1940 on its existing foundation). I also spoke with my realtor about the situation and he suggested I speak with someone more experienced with foundation work and who might be willing to keep the scale smaller. He wondered - if there was no foundation - what had been holding up the house? Pixie dust and unicorn tears?

promptly called me again on Sunday and fired us - letting us know he just wasn't the guy for the job. He reiterated his sub-contractor's opinion that we'd be better off not trying to resolve any of the problems of our new home and instead we'd be best just living with it "for a few years" and then attempt to pass the house and its problems on to another purchaser in the future (or consider constructing a new home instead). He said that he was more of a "kitchens and bathrooms" type contractor and this was just beyond his abilities and/or scope, regardless of his other reviews where flooring and foundation work is mentioned here on Angie's List. He then offered the consolation prize of sending me a foundation specialist that he knows in the area.
At least, I guess, it's better that

Contracting is beyond it's depth. Apparently, that includes beach-houses with a budget of $60,000 to fix some piers and posts under an uneven floor and then re-flooring and dry-walling to fix the damage as needed.
I get that the kitchens and bathrooms are more "romantic" than fixing up a small house on a nice lot near the water...or may it's that they are more profitable to do. Regardless - the next time we look for someone to work on our home, we'll be sure that they have some respect for older structures and the beauty that comes of living simply and living small.

IT IS GOING GREAT!!!!!!!!! They have had to repair so much rotting wood on my deck! The rotted wood is mainly underneath the deck which sits up above the ground 8-10 feet? They are doing a beautiful JOB! The price has been VERY VERY FAIR!!!! My husband and I would have to say this has been the best experience we have had working with contractors:)
