in late 2013 when I became dissatisfied with my property manager at the time. They were a large company with a big share of the
in that area and their performance had not met my expectations. One of the biggest problems I had was with off season bookings for my rental.
felt very confident that he could increase my off season occupancy and detailed a plan to achieve this. It was a
of faith for me because start-up costs with a new property manager made increased business even more important or I would "
my shirt" in the switch. After appx 6 months I can say that I am very satisfied with the increased business and have more than covered my start up costs.
In addition to the increased business
brings a level of attention to detail and responsiveness that I am very pleased with. I also have overnight rental property in the mountains in TN so I am experienced with the business.
If you decide to give
a try you will be making a wise decision. Provided that you are willing to do your part as a responsible owner I can't imagine that establishing a partnership with
would not be a successful venture.

I had to move out of town for work on rather short notice. After much consideration I decided to offer my house for rent rather than sell. The distance made it difficult to finish some of the repairs to make the property ready for showing. After signing on with Pat, she went through the house and arranged for a contractor to take of everything that needed attention. I have a very busy schedule, and Pat was very flexible and understanding of my limited availability.
She had the house ready and leased in about a month! Communication continues to be great, and she and her team are
available to answer any question via phone, e-mail or text.

Horribly. We chose him because I saw many of his signs up around our neighborhood (

Lake in Albany) and because after some research found that he was fairly established in the community. I knew someone who used him as a buyers agent and though they found his personality appalling they felt he did an overall decent job. That said, they did not recommend him and would not utilize him again themselves. I digress. Not only did he not provide us with all of the marketing that he had originally laid out, but the most responsive he ever was to my husband and I was when we set up our first appointment to meet with him and then later when we needed to renew our contract.

We constantly had to reach out to him (even in the beginning) to set up open houses, correct mistakes he and his staff made on marketing materials and receive feedback from showings. He is rude, condescending and not as respected as one would have hoped from the real estate community with as many years experience as he had. We even had a pretty early offer on our home, but because it was not "presented in the standard way"

from October until June. The one area I will say he is good at is finding comparable homes. I wish we had listened to him on the pricing of our home earlier on. That was our mistake. The rest, however was all him. He also wouldn't speak with other agents on the phone - he only emailed back and forth and didn't even email anything of substance to them. His negotiation skills were horrible (well, non-existent) and the fact that he relied so heavily on email in such a personalized industry such as real estate really hurt us. He also would provide non-answers to interested parties though I would provide him with very thorough responses.

The contracting issue that made us decide to sever ties with

's main contractors. The newly renovated shower leaked into our kitchen. We became concerned after several conversations with Emilex Contractor's owner, Mr.

's recommendation. The first tiles

suggested for the floor of the shower were not shower floor tiles and we questioned him about this. Thankfully the sales person corrected him at the store and he purchased the correct tiles. When he purchased the door shower door it was either already broken with chipped glass on the bottom of the door, or the glass was purposefully shaped like that. Due to the issue with the door $500 was held from

until he either corrected the door or brought proof that the door was designed like this. He never followed through with this. Less than two months later, we were informed that the master bathroom shower was leaking into the kitchen!
The floor of the shower had to be torn out.

promised us in several emails that he would aid us in getting our money back from Emilex Contracting and if Emilex was "unable or unwilling" he would personally have

reimburse us. He insisted we tell him before the floor was torn out what caused the problem. The new contractor guessed it was a missing waterproof membrane. It turned out to be an improperly installed membrane.

used this difference in wording to say our story had changed and refused to stand by his word and reimburse us. Apparently both companies value $1500 more than their word or reputation. And interestingly after stating that Emilex had done such wonderful work for them,

severed ties with them.
In addition, it seems that

is hiring contractors that do not have the appropriate license. We asked Emilex Contactors to provide us with their license and they never did.

eventually sent us a plumbing license, but the name of the person licensed was purposely covered. Emilex does have a license with The Virginia Department of Professional and Occupational Regulation (DPOR) but it is only for general contracting work and specifically states that plumbing is not included.
In sum, this property management company does not vett their contractors very well and clearly hires unreliable and possibly unlicensed contractors.

They found good tenants quickly in both the properties I've used them for. I'm happy about that, but don't find it too remarkable because there are a lot of former homeowners happen to be renters at the moment (both of my renters lost homes in 2008-9 due to layoffs, divorce, etc). Things started to get worse after that-repair requests take so long to be responded to that they were useless in practical terms (2-3 days for clogged main drain when I can call and get someone same day). So I now call my same group of handymen as before and get better service. They required being added as "named insured" to my insurance policy, which would give them the ability to make and collect on claims. Both my insurance companies laughed and were baffled at this because RW doesnt have a financial interest in the property. You can add them on as an interested party (which is informational only), and RW will accept it without comment.
This leaves RW with only one source of customer value after finding a tenant-rent collection and deposit. I recently added a property, fought with the insurance company about adding RW as an interested party (they don't see the point either). In the meantime, until the insurance issue was resolved, RW put a hold on all my properties because their accounting system isn't sophisticated enough to do it on just the one (but they don't tell you this). My tenants paid on the 1st and the 4th. RW apparently takes the Monday and Tuesday after the 4th weekend off, because they didnt process the payment from the 4th until the 9th. I called on the 9th and was told the payment would be deposited the next day or two. I fixed my insurance 7/11 and was told in email by

he would remove the hold 7/14; he never did. 7/15, called and left a vm that was not returned, still no deposit. 7/16 I call, talk to

issue feels like far too many, I think they add more trouble than value overall. This is a young company that has a lot of customer service lessons to learn; I wont be at all surprised to see it collapse as suddenly as it grew.

This property management company is substandard at best. Payments Over the past year I've gone from receiving rent payments 2 weeks after the tenant submitted them to now having to wait 40+ days to receive the previous months payment. When I question why payments were received promptly the year before I'm given a picture process flow with average dates where it's never stated what changed in the process. My tenants pay on time but Beyond has stopped delivering payments even remotely close to a decent delivery. I shouldn't have to wait over a month to get the prior month's rent payment. Property Managers I've been with beyond for 18 months and I've been assigned 5 different property managers. I can sympathize with turn over but that's new manager every 2-3 months. There's clearly something wrong internally if people don't stay in their job longer than 3 months. Upper management

I have had 2 decent managers during my time with Beyond, but truthfully it's been a painful experience. I'm counting down the days until my agreement with them expires.
