Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Overall the repairs are fantastic!

's contractor came out and assist the whole issue and with in 24 hrs i had a bid emailed to be and all work was completed and set by the following Friday! Cost was great as you can see only paid $1000 but most of all the quality of service and professionalism that was provided was pronominal 5 STARTS.

information and never received a call back. From the view of an
investment property owner it's already a bad sign when a property
manager doesn't answer the phone during business hours, although I do
understand being on the other line, or driving, or working something
else at the moment the call was received. Not immediately calling back,
however, indicates a lack of concern for your customers and even the
tenants which is simply bad for business. I didn't even need an
interview to know this company wasn't what I was looking for.

Everything was fine until it was time to return our deposit and they took out 300.00 for a broken HDMI cord that we never
used. My husband was there for the final walk-thru and turned our keys in, they never mentioned a damaged cord so anyone
could have damaged the cord. They will not return the deposit and a HDMI cord is about 50.00 they claim drywall work to get
to the HDMI cord, again not our fault nor did we use the item. Park Ave

They do everything they can to get you to rent, don't live up to their promises, are unreliable in repair orders, and seem to have different employees every week. If you have to do business with them (not recommended), make sure you get EVERYTHING in writing.

We engaged them in 2013 to lease out one of our townhomes (a unit that was in pristine conditions with a ton of improvements) to test them out when we moved away and could not longer manage our properties directly.
After going through the onboarding and signing the management agreements, we were assigned a leasing agent. He took pictures, put the sign in the yard and posted the listing and then...nothing for about 6 weeks. A neighbor of the property even contacted the leasing agent per the number on the sign because he was interested in moving - he never even heard back.
I was following up with the leasing agent after I learned that, and he kept calling my husband, instead of me, which was irritating, because I was the primary contact.
We finally got some activity after several follow ups and inquiries we initiated, and we got an acceptable lease offer and tenants moved in for a 16 months lease.
So, tenants move in and shortly thereafter, in February of 2014, we get an email from our property manager, alerting us that our hardwood bathroom floors are coming off the floor and that we need to fix them - AFTER the inspection at move-in recorded that the flooring was in perfect condition. Instead of investigating and going back to the tenant, they blamed us for installing hardwood floors in the bathrooms (which were professionally installed, wet-room rated, premium pre-finished floors SPECIFICALLY for bathrooms). After many back and forth emails, with property manager and owner

(who kept trying to put the blame on us - the owners who pay them to act on behalf of OUR interest NOT the tenants), they finally got the tenants to admit that they flooded the floors and that the bathroom floors were warping because of their kid was using the bathtub and splashing water all over them. Not to mention here that HRS ordered tiles and put them on our monthly statement without our authorization, because we casually discussed replacing the floors with tiles if damage gets worse, and we even offered splitting cost with tenants (we were trying to be nice and compromise just to move on with things) as one of the options. Kindly, HRS removed the cost (and the tiles) from our statement and basement after a very candid call with the owner

, during which she reassured us that HRS works on behalf of homeowner and that things will be handled with better communications moving forward.
After we declined to pay for the floor damage done by tenants, miraculously, the floors "settled" after tenants installed a shower curtain and added a floor mat. So when tenants broke the lease and moved out, the inspection (that we were charged $130 for and that is conducted by Home Rentals contractor of record) supposedly showed no damage and tenant was released and fully refunded their deposit (with minimal communication to us during the entire process).
However, when the next tenants moved in and out after a short-term lease of 5 months (with neither move-in or out inspection recording damage - again HRS' "own" inspection company), and we put the house on the

the day they moved out, a real-estate inspection during the sales process found that the floors are loose and warping and we had to give buyer a significant concession to fix, due to the inability of Home Rentals to address the issue with the tenant that causes the damage in the first place.
There were so many other issues we experienced (using overpriced contractors of their own, not communicating, etc.), that I am not even bothering listing them all (even though charging us $500+ to replace 3 toilet flappers was a highlight).
In summary, this has been one of the worst experiences we had with a service company. Period. Not only did we

money from all the fees, tenant damage not addressed, and overpriced maintenance (in comparison to the other rental properties we own and manage), the time and effort we spend following up, resolving issues and simply getting them to do the job we hired them to do - managing the property on OUR behalf, not trying to protect the tenant and seeing us as a cash cow - has been a challenge to say the least.
So if you have a choice, do pass on HRS for your property management needs and find a company that is dedicated to serving their paying customer (=Home Owners) as the #1 priority and makes communication and transparency their mission.
