Since you cannot find the corner markings, maybe the $300-400 range. It may be they can find them with a metal detector - usually 1/2" steel rebar with a marker wood stake next to it, with or without an identifying cap, though the stakes tend to go away. If yours cannot be found then they can hopefully find ones at your neighbor's lots and come off there, or pick up survey points in the street.

I called Pat and immediately he was able to schedule a time to come out and survey my residential property lines within the same week. He along with another worker did a thorough job in surveying the property. We actually discovered that both of my neighbors' fences were on my property! One was about 4 - 5 feet on my land and the other about half a foot. Both of these fences were built about 7 years prior to my purchase of my current property, so there was probably no land survey done when constructed. has been a frustrating experience, to say the least. First, they did not put up the survey pins before our closing. I had both real estate agents and myself calling them. They always said they would do it the next day and it never happened. I then foolishly hired them to do additional work since they had already done half of it. BIG MISTAKE.
They told me it would take a week to get the work done and the report finished. I explained that we were under a very tight deadline and that it was very important that the work be done on time. The assured me that they could complete the work in a timely manner. A month later, after many many un-returned phone calls, and various excuses, I finally threatened to fire them and begin legal action. Only then did I get a return phone call and the work sent to me. However, the work was in an incorrect format and I had to have my architect call them and spend time on the phone instructing their office staff on how to send the file correctly. Of course I'll be billed by my architect for this time, so

FINALLY, after getting the work by email that morning, I got a phone call asking when I would be paying them. I told them they could send me hard copies with an invoice and I would pay the day they arrived by mail. The woman refused, and insisted on coming to my office that day to collect payment. I couldn't believe how rude she was, especially since if they had just done the work on time as promised they would have been paid three weeks ago! She showed up an my office and when the secretary said I was out but would be back, this woman was apparently quite rude to her. When I returned she did not thank me for my business, or apologize for the terrible customer service. Just snatched the check and left.
Never ever hire these people, they are rude, have terrible service and are awful to work with!

Everything went well except for the first appointment. They were supposed to be there but they never called and said that they weren't going to make it because they were running late with another appointment. I had to call them the next day and find out what happened. Other than that, everything went well once they did get there. They were helpful, friendly. They answered all my questions.

Walker PE does what he wants to do, without concern or thought for the clients wishes. I am a registered professional civil engineer in Texas, and have worked domestically and internationally as a civil engineer. In the process of having a horse arena and round pen installed on my property, I needed a NM engineers seal on some permit drawings, which were to be used as construction drawings as well.
I prepared detailed specifications and sketches for Walker to copy onto the drawings he was to prepare. Walker changed the specifications and detailed sketches without comment or explanation, causing several thousand dollars to correct with the construction contractor in the field.
Despite repeated requests for an explanation for his actions, Walker refuses to comment. He does what he feels like. If you want to end up in litigation, Walker is the man for you.
