"Great outcome. Provider very knowledgable, professional and performed a very clean job. Always on time and letting us know every step along the way. Our Attic looks" ever better then we were expecting. Great Price and a very easy to work with. I will certainly do business with
again once we ready to work on our basement or to remodel our kitchen

"Went great! He was able to mimic the established pattern on the ceiling and didn't mind me following along. If i saw something a little off or a bald spot" he went right back over it. Never made me feel like i was a nudge and just wanted to make sure i was happy with everything. He also gave me some tips on how to fix some cracks in my walls that i was going to take of myself. Would definitely hire him again.

Drywall and plaster

Knowing how your interior walls are constructed and what they are made of can help you take better care of your home, as well as provide effective maintenance. You can make small repairs yourself, but the more extensive the job the more likely you'll need a drywall repair contractor to make the wall smooth again.

guy repairing plaster ceiling
Plastering, Painting - Interior

Dear Angie: How important is it to repair plaster before repainting? Our ceilings have peeling paint that we’re pretty sure was caused by past water damage. Since the water problem is no longer an issue, can we simply repaint the ceilings or should we first repair any underlying plaster damage? – Sara S., Elgin, Illinois

My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.
?

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

The project was completed on time and at the cost estimated.
Burlington Plastering Contractors Provider Name Locked
provided paint ready walls. He was the only person who came to look at the job who could explain what needed to be done and what issues we might encounter. He clearly is an expert plasterer with years of experience. The job was completed as we expected. It should be noted that
Burlington Plastering Contractors Provider Name Locked
covered everything in the room and walled off the adjacent rooms to ensure that dust did not spread. When he left he cleaned up the room and returned it to how he found it. He is easy to work with and I would highly recommend him.

Overall, it went very well. We had the work done about a month ago and waited to leave a review until after we painted the room. The room is now painted and you cannot tell that there was any patchwork completed, which is a sign of good quality work. The repair area was plaster and the crew did a good job cleaning up all of the dust.

The company was very professional; they helped with selecting the best size pool and best pool for swimming laps, as well as with selecting the most maintenance-free material. They began work in a week and completed filling in the pool only a week after the estimated time (one month). They came to give instructions and show how to care of the pool, as well as left a booklet with the same information. They will provide free checkup on the water quality.

J & M did a professional job and nice to deal with.
Burlington Plastering Contractors Provider Name Locked
returned our call promptly, and gave us a good estimate. They arrived when they said they would, and completed the job in one visit. They used appropriate drop clothes and cleaned up well. I would not hesitate to use J&M again or recommending to anyone needing interior plasterwork. Excellent work, fully satisfied.

Just on the
Burlington Plastering Contractors Provider Name Locked
of downtown in my city, the 1905 Colonial Revival/Transitional house in which I live is really a pretty remarkable architectural gem. I bought it back in 2003, but I have tackled its extensive renovation needs in fits and starts. It’s a gorgeous old place with lots of original wood work that’s never been painted over, eight original fireplace mantles (seven of which are unique and works of art unto themselves), and gorgeous inlaid hardwood floors, but the house was nonetheless in dire need of a lot of major renovation and upgrading.
In particular, the walls and ceilings had suffered much deterioration, abuse, and neglect. Some original ceilings had been replaced with drywall and covered with an historically inappropriate texture. Extensive cracks, water-damage, sections partially replaced with drywall, and portions with old wallpaper glue and backing made these surfaces an eyesore. I was eager to have this work done, but it wasn’t a job for the faint of heart nor for someone who didn’t have a clue about what he was doing. I had my doubts about whether anyone could achieve the quality necessary for this kind of historical house. My only option, I thought, was to follow the advice of friends to hire the son of the well-known local plasterer who purportedly carried on his father’s legacy as the go-to plaster man in this town. I tried him out in one of the front parlors, which was incredibly inexpensive but, it turns out, it was also incredibly pointless. I needed an expert, not an offspring.
So I turned to Angie’s List. Of the several companies under the plaster heading, I noticed one that focused especially on plaster restoration. The reviews made it pretty obvious that I needed to call
Burlington Plastering Contractors Provider Name Locked
Lamachio of
Burlington Plastering Contractors Provider Name Locked
.
At our first meeting,
Burlington Plastering Contractors Provider Name Locked
listened carefully to my objectives and asked pertinent questions, which made it clear that he understood my goals for the restoration of the house. I appreciated his ability to describe the likely specific causes of the various problems and what was involved in properly restoring the surfaces. His approach was vastly different from the previous ‘plasterer’ I had brought in. It helped me to understand the work that had to go into a quality plaster repair.
Burlington Plastering Contractors Provider Name Locked
even made suggestions that I had not thought of, such as resurfacing the textured ceilings, which was in line with my stated preference that we give this awesome abode the attention it deserved by making historically correct choices. The depth of his understanding and insight was impressive to me, and I requested he work up an estimate and proposal. He did it promptly, within a matter of days.
I would be lying if I said the price tag didn’t give me sticker shock. But
Burlington Plastering Contractors Provider Name Locked
broke it down for me in a way that put it in proper perspective. This two-story house is comprised of four bedrooms, a study, two parlours, a large dining room, and a fairly large upper/lower hallway and stairwell. Each room (except for one of the front parlours) had extensive work that would involve some removal of damaged plaster, taking textured surfaces to flat, anchoring of loose plaster, embedding fiberglass mesh to prevent the return of cracks, and the use of specialty primers to ensure the new work bonded to the old. We looked at each area as its own mini-project, with an average cost of about $2200 each, which also included priming and painting once the plaster restoration was completed.
The little bit of work I’d had done years ago, by the son-of-the-famous-local-plasterer, involved minimal cost, but it also involved little more than smearing compound into cracks, which then almost immediately reappeared. I had no idea you could actually restore the plaster in a way that held up over time, and I’d already resigned myself to the eventuality that all the walls would need to be covered in wallpaper (“because it will hide the plaster cracks longer,” I told myself).
I now know that had I chosen the cheaper option I would never have had the results I now enjoy. You only had to see these guys get started on the first room to see why
Burlington Plastering Contractors Provider Name Locked
was the right route to go. These guys were not putting on a bandaid here and there, as was previously done. It’s closer to the truth to say they were performing major surgery, which was definitely what this old house needed.
Over the next five months,
Burlington Plastering Contractors Provider Name Locked
and his crew went from room to room, gradually transforming them through a labor-intensive process that he assured me would result in a lasting job. I encouraged and welcomed
Burlington Plastering Contractors Provider Name Locked
’s ideas and suggestions for historic colors, given that I have little eye for the right choices, but it was also clear that he deferred to my own final judgment on these matters. He also recommended the ceilings be painted a shade of antique white, so they would not look too much like brand-new ceilings and would still match the overall warm patina of this
Burlington Plastering Contractors Provider Name Locked
crafted home with its unique wood floors and mantels.
Burlington Plastering Contractors Provider Name Locked
even took on a decorative plaster ceiling which had been cracked and water-damaged and was missing sections of the original floral details.
Burlington Plastering Contractors Provider Name Locked
’s craftsmanship is perfectly complimented by his artistry, particularly in this part of the project, and I think it’s safe to say he made the entryway of my home stunning and elegant. I could not be more pleased.
I have a ton of pictures related to their progress during the late summer and fall of 2014, but the best place to access some images is probably through the “plaster” tag label on the personal blog for my house. I’m hoping Angie’s List permits inclusion of links like this in reviews, because it does help tell the story: http://roedigerhouse.blogspot.com/

/label/plaster.
I could not recommend
Burlington Plastering Contractors Provider Name Locked
Lamachio and his crew at
Burlington Plastering Contractors Provider Name Locked
highly enough. The value I received was more than I imagined possible.
Burlington Plastering Contractors Provider Name Locked
is knowledgeable, skilled, pleasant to be around, and incredibly committed to excellence. He invests intellect, craftsmanship, and artistry into his work in a way that I’m sure is unparalleled. The results are beautiful and enduring. This man knows what he’s doing, and I’ve got a fantastic house to prove it.

After a cast iron drain line plumbing repair, I was left with a 10 ft. by 2 ft. hole in the exterior side of my house (stucco wall) .

Burlington Plastering Contractors Provider Name Locked
and sent him pictures of the required repair. He responded quickly and provided an estimate and explained how he was going to perform the repair. He explained the importance of tying existing wire mesh backing to new wire backing material to minimize a

of future cracking. He explained the material that he was going to use and time required to complete the job. After getting additional bids, I selected
Burlington Plastering Contractors Provider Name Locked
. Once confirmed,
Burlington Plastering Contractors Provider Name Locked
and his assistant were here the next day. Upon arrival, the area was prepped, surrounding area protected, and work started.
Burlington Plastering Contractors Provider Name Locked
was eager to explain every step: backing material, mesh material and tie in, scratch coat, brown coat and final stucco texture.
Burlington Plastering Contractors Provider Name Locked
showed me the texture pattern of the surrounding area and by looking, he knew that the original was applied by a left handed person in a 4 swipe pattern. The existing texture (applied in 1958) was matched perfectly.
Burlington Plastering Contractors Provider Name Locked
explained how a few extra coats of paint may be required to catch up with the several coats the house has been painted in 50 + years.
Burlington Plastering Contractors Provider Name Locked
is a true craftsman and I would highly recommend his quality and knowledge.

He told me the ride was not a problem on the phone but it took quite a while to get someone out for an estimate. The workers were not very punctual. They were on time one day out of four. The other days they were as much as three hours late. They worried me when doing the job because they made a mess, used paper on the floor when plastering. Nothing was put down on the initial day of work. No furniture was moved for us or put back despite being discussed with
Burlington Plastering Contractors Provider Name Locked
. When plastering and painting I expected a drop cloth but they used paper. I will admit though that they did clean up the mess the last day of the job. The job came out great and was a pretty reasonable price. My grade is a B. The workers were considerate of me.
