is extremely thorough. He was prompt (early, actually) and got to work right away, inspecting the house from top to bottom, inside and out. He took pictures of everything and made notes corresponding to each picture/issue. He is extremely observant and talked us through everything as he went. He was more than happy to pause and answer any questions that we had. He noted not only things that might affect the sale of the house (damage, age, etc) but also things that we may want to consider for repair/upgrade later if we do buy the house. We discussed some of our ideas, and he took the time to talk to us about what would best raise the value of the house and what upgrades would help us get the most out of our money. He discussed every issue, it's probable cause, and possible solutions. We never felt rushed; he was happy to speak with us for as long as needed.
We can't stress enough that the best part about hiring
is how thorough he is. It's not like we're going to hire a home inspector often, so even if we don't fix every little thing right away, thanks to
we know they're there. We know which repairs are of the highest priority (like safety and fire issues) and which can wait. We know which repairs can be accomplished cheaply and which will likely require a larger investment.
Following the inspection,
got us the full report (58 pages of report, summery, and photos) within a day. The radon test took three days, and he got that report to us as soon as it was done also. Each time he sent us a report, he made sure to remind us that if we had any follow-up questions, we could call or email him.
The bottom line is that we probably could have found an inspector cheaper than
, but he does the job right. We would definitely use him again, and we would definitely recommend him. We would recommend calling him 1-2 weeks before you need and inspector, as his schedule can get full.

He performed an inspection on a rental property I was considering buying. I say considering, because I ended up not being able to close the deal due to the damage he found on the exterior of the home.
I arrived at the house about 15 minutes early and was happy to see that the inspector was already out and taking pictures. He quickly pointed out two areas of structural damage and then said he would immediately go under the house to check if there was damage underneath knowing that this would likely
the deal for the home.
Unfortunately, the issues with the home were significant but the inspector only charged my half price because he didn't need to check the rest of the home. This was an unprompted offer and it certainly made me a customer for life.
He was prompt, fair and very honest. I could not recommend this company high enough.

by email and explained that I wanted a pre-sale inspection on a house I would be selling in order to avoid ugly surprises during the sale. He replied quickly and let me know the costs and what he would be doing. Additionally, he let me know in follow-up emails what the service contract would look like. On the agreed upon day, he arrived on time and after a brief discussion of expectations, went to work on the inspection. It was not my intention to follow him around, and occasionally he would let me know of items he found and explained the reasons and possible corrective actions. His process was very thorough, and took more than 3 hours. Before leaving he reviewed again what was found and indicated that I would have online access to his report in couple of days. The report was on time, comprehensive, and easy to read.

I used Prestige on a previous home purchase and had no complaints, however this time that was not the case. First, I understand the weather was very hot and he could not look up on the roof. However, he cold have climbed up and checked downspouts, j-channels and flashing. He did not of that. He only said "20 year shingles, its Ohio, so probably 15."
Second, we had a very nice tile shower in the home that we had to replace within 2 months of moving in. This is a problem I (not an expert) found and that he should have. Unfortunately, I found it after moving in. VERY expensive issue that he missed and the main reason for the bad rating. I think that if you have a house and feel comfortable that there are no issues and don't have the inspection done May-September, you will be happy. However, the quality went down from my previous experience and I will no longer recommend them.

The radiant heating system was something we were completely unfamiliar with and in addition to checking every single room's function they took plenty of time to explain the system, the shut off procedure, annual maintenance recommendations and even possible future improvements. They walked us through to show us key items about the home and we had plenty of time to ask questions.
The very same day our written report arrived by email. There was an excellent summary of their findings as well as detailed information for each of their inspection categories that included pictures. Great information about what should be repaired, addressed soon, or watched in the future was outlined and there was even advice on regular maintenance and things to remember to do as part of your move.

The process of the inspection went relatively well, however it appears that he was selective about the information provided. After number conversations that this property was a foreclosure and discussions about the rehab contracts that we had already signed, he insisted on marking multiple items "must be fixed prior to closing"
In essence, we were unable to purchase the home we wanted because he ignored the information provided.
An example of his selective inclusion was a 4' x 6'

roof that needed repaired and insulated. Rather than showing that the rest of the roof was in excellent condition, he submitted ONLY photos of the

roof and claimed that the entire roof needed to be replaced pre-closing.
With a foreclosure, there is no "seller" to do these repairs. It is also impossible for a potential buyer to even get a quote on a pre-close repair, much less get permission to make said repair.
What should have happened, as he was working for ME... is that he should have said, here are the problems I see and these are my recommendations. Based on the potential buyers status as a rehab buyer and the information detailed in the already signed and approved contracts for repair, ALL of these issues will be adequately addressed within 60 days from the close.
Because of this inspector, we had to find a different home and the seller can't have the home financed and needs to probably do a cash only deal, losing money.
I would recommend this guy for a thorough inspection. But, he will be insulted if you know anything about homes, construction, etc. He also would NOT be good for a foreclosure or flip purchase inspection.
And I don't know why I paid so much more than everyone else. It wasn't a large home, and I didn't have termite, radon, lead, mold, or plumbing/HVAC mechanicals inspected. I really think it's because I'm female and that makes it so much more irritating.

The first home we were interested in purchasing fell through when there were multiple large ticket items found by the inspection that we did not see, followed by the fact that there was radon. When we found another home we were interested in we used

They are very thorough in their work even getting on the roof and checking the flashing and shingles. inside they test random outlets and lights, make sure the water pressure and drains are working, all the appliances work, heating and cooling are in order, the electrical panels are not overloaded, skylights, windows and doors are all working properly and not leaking. They even check for excessive heating/cooling leakage with the thermography. Outside they check the drainage around the house to make sure water isn't running towards the home, gutters are installed properly and decks are sturdy and up to code. We also requested a radon check in our homes which they preform. When they inspect a home you are purchasing you can meet them at the property and go over any concerns you may have and they will pay special attention to that area to make sure your questions are answered. The team is very professional, courteous and punctual. I would be happy to use them again if we ever move again or purchase a seasonal home.

First, I have called multiple times and have been unable to get resolution or a phone call back.
On June 20, one of the company technicians was sent to the property in question to perform both a lateral sewer camera inspection and a dye test for a home in a real estate transaction.
Prior to scheduling the appointment, we made numerous phone calls to customer service to verify the appointment and requested services. These calls were made because a week prior, we had an appointment for the same services at 9 am and no one showed up. We called every 45 minutes for an update and were continually told, "you are next on the list."
The technician was #521. When the technician arrived, he informed me that he had no idea what he was supposed to do and when I explained the lateral camera test and the dye test, he told me he needed to leave to get the materials for the dye test, but that he couldn't do the camera test because he didn't have a camera. He left for 45 minutes and returned with another technician. He suddenly remembered that he had the camera and in 15 minutes, they completed the camera inspection of what I think was the neighbors sewer line. After I asked multiple times about the dye test and the forms required for the borough of Brentwood, he said he wasn't allowed to do either and he left. I was charged $550 for a lateral camera inspection of the WRONG sewer line and the dye test was not performed. Also, the paperwork I presented was NEVER returned to me or to the borough.
As I said. I have called multiple times, requesting to speak to a manager. I have filed a BBB complaint and it is being investigated.
PLEASE don't use this company. They are really as bad as it gets.
