Year after year home warranty companies have topped the Angie's List most complained about category list, with nearly half of member reports in this category rating these companies unfavorably. The key behind this appears to be an expectations gap between the companies and their clients regarding what is covered and whether service calls on covered items are entirely free.

Home warranties don't always come with the kind of robust protection and security homeowners expect. Here's a quick breakdown on the real costs, and real benefits, of purchasing a warranty for your home.

A home warranty, or home service contract, provides service, repair or replacement on a home’s major systems and appliances for a usual term of one year. They've also topped our list of most-complained about categories for three years running.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 


An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.


Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. Shop on line with your needs to save money.  Unless you have major assets forget large policy. For your gutter and roofing needs see my blog.

I like that I can add a lot more thing on their warranty plan than just the basic plan. It's like a la cart, you can just add things to it. I like that I have peace of mind. The company is fine.

On October 17 th Friday, the chain on our Liftmaster Garage Door snapped.

I called One Guard at about 3PM the day before.

Within 10 minutes One Guard sent me the full name and contact information by email of the contractor.

At around 7Pm on the Friday evening much to my surprise I received a phone call from the vendor, Advanced Garage Door services advising me about the two 4 hour windows available the following day. I said afternoon and the gentleman said I would be contacted an hour before a serviceman was on his way.

Saturday, rolled around and not only did I get a call one hour before the serviceman would arrive, I received another phone call at mid day from their office confirming we would be home at 5PM.

5Pm rolled around and the serviceman was here right on time as promised.

The repair man fixed my garage door in about 30 minutes and it now runs like new.

Excellent. Technician immediately identified problem and quickly replaced the defective part. Then my remotes were reprogrammed, my keypad set up and even the remote in my car was set up. It took about 20 minutes in total. I was also pleased that the service call was fast; I didn't have to sit around all day waiting. Couldn't be more pleased.

I called the warranty provider and explained the problem with my fridge. They gave me a phone of the local company who could repair it. I called that company and they immediately schedule a visit of the technician. The technician checked the fridge and determined that the thermostat had to be replaced and immediately ordered it. After a week they've got a new part and came over to install it. During the installation a flimsy sensor cover got broke and the technician ordered it right away. After a few days the technician came again and installed new cover within few seconds and everything is working very well. The cost of the repair was $92 but I paid nothing as I was covered by the warranty plan.

Hot water heater broke at night with the water draining out. Started calling Toyal Protect at 9am to find a contractor. Took forever to get thru on the phone. I was told they couldn't find a contractor for my area and would call back within four hours. I never received any call backs. Finally got a plumber on my own and was told I could be reimbursed. When the plumber told them that our area water caused sediment build ups thus making the water heater break, they told me that I didn't have the right policy to cover sediment. I have gotten the run around before with this warranty. They expect you to do all the calling and negotiations but pay them! I'm going to try to fight this but regardless I'm canceling this policy. American Home Shield was much better. Will go back to them.

Nothing has been accomplished in over 30 days. The installed one ice maker that had a visible crack that didn't work. Now we've been waiting for a new one to arrive. The Tech said they would be out today to install it but they never showed up and no answer to multiple calls.

They lied, don't bother to call back, refuse coverage for items that are supposed to be covered. The home had black mold in it when we bought it due to a leak in the bathroom. We didn't know about the leak until about a month after we moved in. When having to get others to fix the problem, it was found that the owner had put 3 layers of floor over it to cover it up, along with several layers of wallpaper. But the house is supposed to be fine when we take possession, which it wasn't. They told me that if they send someone out, we have to pay the service fee, but IF they find black mold, they are instructed to leave immediately, even though they've collected our service fee. What a rip off. No one would do anything about it, and therefore it cost me thousands.
