When should I replace my water heater?

Dear Angie: My water heater is past its expected lifetime. Should I automatically replace it or wait until it fails?

Maintenance is key to extending the life of your water heater

Highly rated plumbers say the average water heater can last between 8 and 12 years, but routine maintenance can extend the life much longer.

Bellevue Water Heater Installers Reviews

"My heater died on a Friday evening. Came home to a garage floor covered w/ rust-colored water. Called @ 8am the next morning - Saturday - to see if they could come and install a new water heater. Scheduled a time between 12-2pm. Our installer's name was

. He arrived in the time window promised. Old water heater removed (18 yrs old). I got a new 50

10yr warranty GE water heater. Additional things were done up to the City of Bellevue code which added to the price. You can't avoid that. Also included a $55 permit which they apply for you. Less than 2.5 hrs later, we had hot water. This was a relief because we were having a party that evening. The work area was cleaned up nicely and everything looked good to me.

went over everything and answered a few of my questions. I would use this company again in the future.

*** BTW, the price I paid included the $75 Angie's List coupon I was able to use toward the installation.
"Our old water heater was not working well and needed to be replaced. We called

for quotation and was impressed by Jacky who answered the call. She was nice and easy to work with so we decided to ask them to replace our old water heater.

came to our house in a timely manner and replaced our old water heater in our garage. He was courteous and answer my questions. The process was stressless and job was done as expected. After the job was completed,

was supposed to apply the permit so I can call the city for inspection to sign off the work. I had waited for almost three weeks with a few calls to follow up. It turned out the permit was issued on Aug 1 which was a few days after the installation on

"They were very quick to respond to my inquiry for an estimate and showed up on the agreed upon date and time, on time. Estimate was thorough and fair. I scheduled the work and again they showed up right on time, were super courteous and respectful of my home, taking off their boots before entering, covering my wood floors and tolerating my very friendly dog. The work was done in a reasonable amount of time and they did an awesome job. I will hire them back when I am ready to replace my furnace and ducting. Highly recommend!!
"puget sound energy referred me to fast. I was very impressed with everything from recommendation for the unit, to scheduling, to installation. They found rebates and discounts that made the heatpump water heater recommended by pse roughly the same price as an old style electric water heater. Great deal. installation required reworking pluming and electrical to fit the new connections. it was done in a careful manner that took longer than predicted, but they kept working until installed that night.
overall a great experience and the heater gives me hot water faster an more afford-ably than I expected (the long distance from the heater to the faucets didn't change, so this is a good surprise)

& Air Conditioning completed a conversion of our electric hot water heater to a high-energy-efficient gas unit that qualified for PSE's rebate. I had compared their work estimate to six other contractors recommended by PSE. Their work estimate was the clearest and fairest. By "clearest," I mean that their detail about the work to be done was the most thorough, and they provided the best documentation for selecting the hot water heater unit. It was anything but a

or straightforward job, and they completed the work exactly as they had promised. They finished the job by making the installation look much better than the original - carefully cutting into the ceiling to install an exhaust flue and covering the hole neatly with a metal plate. They also steered me to the right hot water heater - my family has found the unit to be so efficient that they can take showers now without running out of hot water. I was also impressed with the thoroughness of their testing to make sure that my family would not be at any risk. I also liked how they explained everything that they were doing as the work was being completed - something that I find quite admirable since other contractors usually are uncomfortable with the customer's presence. Since completion of the work last March, several insulation contractors have commented about the flue work and neat installation of the hot water heater Without hesitation, I would use

again since I found them to be the most straightforward and honest and the quality of their work to be impeccable.
"Bought deal from Angie's List from
Bellevue Water Heater Installers Provider Name Locked
to replace my 20+ years old gas water heater. Made appointment and glad to know they can make it installed during weekend which is quite convenient for me. I had to spend more extra money to meet permit codes required by Bellevue city which was a little more than I expected, but I was satisfied with the whole job done: the new water heater was installed professionally and becomes much safer than previous one: more stabilized installed expansion tank, wider/thicker exhaust vent, earthquake straps, etc. I'm waiting for permit inspection and hope it can pass without any issue.

"We arrived home late at night to find our 13 year old water heater leaking. Next morning I called
Bellevue Water Heater Installers Provider Name Locked
, and made an appointment for that afternoon. Just wanted to replace it with the same size and type; they did not try to upsell, but did tell me they would have to increase the earthquake strapping, since code had changed since it was installed. (really no problem - there was an Angie's List coupon for free strapping!). Also, they warned me that the little tank above (controls water pressure or some such) would likely also need replaced, but they wouldn't know until they could test it. Quoted me a price for the water heater, and a price for the little tank. Not surprisingly, the little tank proved to have also exceeded it's lifetime (they showed me how it had failed). The final price charged was exactly what they had quoted over the phone (plus tax, of course). They arrived on time (at the beginning of the time window they had said), were neat and professional, and didn't mind my asking lots of questions. Really nice guys. And now we have hot water without sharing it with the garage.
"I called to get an estimate of total costs. The person on the phone
would not send someone to do an estimate, despite the fact there are
several "not sure" issues on what the requirements would be. It was
"take our guess estimate" not including earthquake strap, expansion
tank, or

, and have the person come out for an install. I ask twice
to have someone come out and give an estimate and I only received
run-around from the individual. The price was close to another
pre-estimate, however they were unwilling to come out and discuss the
final costs. The were also unsure how to apply any discounts or coupons
from Angie's List, and only when pinned down did they say they would do
Angie's List discounts from their page. The conversation was a bit
friendly, however, left me feeling like it was schedule to buy or
nothing. We were leaning toward using them until I had the conversation
and felt there might be add on's that were not being discussed. Also
no mention of possible permitting. Just a fast sell and that's all.
When I said I'd get back to them, they hung up, just as I was trying to
say thank you for your help.
Not planning to use them for these reasons
"Originally they quoted me at a $1069.00. I called them for them to come out and instal the tank. I called them for them to give me a run down of what is going on. We settled on a price. The technician came out and gave me the bill. The bill was different then what was quoted. The owner called me back and made up for the mistake. The owner reimbursed me. And apologized for the mistake. My stand is he made a wrong a right. Overall I am happy with the service. The workmanship was good."
"I am actually joining Angie's List because of this company. When I told the owner how much he and his company had helped me he said join Angie's List and tell everyone your experience. I am a doctor and my family have suffered from health issues that I was convinced was being caused by my home. I had
