The initial inspection went fine (so we thought). Based on the inspector's analysis of the reason for some water damage evidence in the crawlspace (water coming in from outside due to poor sealing), we negotiated for the crawlspace to be sealed better as part of our offer. However, after the contracted work was completed by the contractor we had chosen,
came back out for a re-inspection. We had the same inspector for both inspections. During the re-inspection, the work on the house wasn't 100% complete yet, but the inspector was leaving for vacation later that day, so he just talked to the supervisor on site and poked around a bit, but didn't do a thorough re-inspection of the work. Granted, we should have insisted on this and/or requested they send a different inspector, but we trusted him. To his credit, he was honest and open about his reservations but said overall everything was fine under the house except for getting it sealed off better for prevention purposes.
After we closed on the house, we had a few projects that we had a couple different contractors come out for. The contractors (which included plumbers) consistently said that there were several heavy leaks in the plumbing under the house that were leaking into the crawlspace. One of these leaks was very serious and causing a significant amount of water to be in the crawlspace. We also were informed that the leaks were not new and were not something that should have been missed in a home inspection. We were shown all the leaking areas and they were very obvious and right in the direct route through the crawlspace. So, it seems unlikely he would have missed them had he been paying attention. While having an "off day", is a bit understandable, what happened next made us re-think our decision to use this company.
We called the company and expressed our concerns and asked for our money back. They said they would need to send out the inspector again to verify. However, they insisted on sending out the same one that did the first two inspections, so of course he was going to try to save his own butt. We went with him under the house and showed him where the leaks were and he claimed that these were "new leaks" and that therefore he wouldn't have seen them in the home inspection. He tried to blame it on the contractor for "bumping something" and making it leak. He said "if these were old leaks, wouldn't there be more water in the crawlspace? Where did that water go?" My husband actually pushed his hand into the mud in the crawlspace. His hand sank down about 6 inches. Obviously, if there is mud 6 inches deep under the house, there must have been a leak for some time. This was the summer so the ground would have even dried out somewhat. The inspector looked at him doing this and said "Well, I can fix the pipe for you then". However, whatever he told his manager must have been a different story because we haven't heard anything about him admitting his mistake since then.
We certainly didn't ask him to fix the leaks, and we never heard from anyone at the company again, nor did we ever get a penny of that money back. Use this inspection company with caution.

I hired
from
to do an inspection of a condo that I'm buying. This was my first time using him or having any kind of property inspection. I was impressed by his professionalism and knowledge. He arrived on time and even though I only contracted him to do the inside of the condo he took a quick walk around the exterior of the building. He took pictures and explained to me any issues he found both outside and inside. He emailed the report to me and my attorney the next day. I would highly recommend
to my family and friends.

The work was overall good. There where some examples where installation was done wrong and set back the timeline. Other examples was just the condition of my old house that set back the timeline and more cost. I would hire them again and refer them out. I did a lot of research before hiring and felt the best about

it was a typical home inspection I had opted for a bit more thorough one as this house needed foundation work and our foundation guy had advised we check for leaks under the house and sure enough with the sewer

he found a busted pipe going under the house that explained why the foundation was so bad. for that reason among a multitude of others we decided not to buy the house. so

was extremely helpful in coming to this decision and next time we find a house we want I plan to use them again.

This is actually the second home I have had inspected by
Wirtz Home Inspectors Provider Name Locked
. He was fantastic! Very thorough inspection. The first home I was going to purchase had A LOT of things wrong with it. Big and small. More than I ever thought possible for such a young home. It hadn't been cared for. Thank goodness for inspections.

had no problem with me being at both for the entire time. He's very knowledgable and passes that along. I did not crowd but was glad to be there, hear the things he had to say, and have the opportunity to ask questions. SO pleased with both home inspection reports. Fortunately this one is a go!

did a great job in showing us the plus' and minus' of the home. I was really impressed at the professionalism and the genuine care displayed by him when asking all questions even if some of the answers were obvious to most.
He was on time and helped us get access to the community.
My wife, her family and I left the appointment with complete reassurance on every topic relating to the home.
We will definitely use CompfortSpec in the future and also recommend them to my friends and contractors in my field.

was a great inspector. We arrived at the property at the appointed time and he was already completing the roof inspection. Not that it is normally a surprise in Colorado but

quickly found significant hail damage so a new roof was added to the "Needs" list.

then thoroughly inspected the interior, providing many, many tips as to what he was looking for, what problems can occur with specific items, and how to operate and maintain a number of items. It was two parts inspection and one part education about the specifics of the house, worth significantly more! He exercised every device, from garbage disposal to ceiling fan to furnace and confirmed everything was functional. Every GFI, the garage door photo sensor, the pump in the jetted tub, etc.Very thorough! We were pleased that he found very few problems and, after watching his procedures, knew it wasn't from a lack of trying. We are entering into this purchase with a high confidence level.

inspected our home for both the pre-drywall and pre-settlement. Recommend using your own inspector (
Wirtz Home Inspectors Provider Name Locked
) for any new home purchase. He ran through all the systems (found a problem with the heater - it would have taken me 3 months to find that one when it got cold!).
Professional, on time - cared about changing shoes from unfinished and finished spaces every time, checked every outlet, window, etc.

mpJoe did a home inspection on a property I own and made numerous slanderous remarks. He told the buyer and their agent that he "had been to the house before and killed the previous deals because of the inspection". That was a total lie! The first buyer didn't qualify for their mortgage since they had only been employed for 3 months and then he prepared this home inspection and stated numerous

and provided photos of someone else's home, NOT mine. He stated that there are no screens when they were stacked in the crawl space and he had to move them to get under there. He stated that there were issues with the hot water heater which there aren't as well as issues with the brand new

and dishwasher where he suggested replacing them yet they are BRAND NEW!!! He claimed that the lack of a backsplash is a code violation and that there was rot to the siding when there isn't at all. To attempt to justify his statement about the siding he provide photos of someone elses property that had siding damage and it is NOT mine!!! He basically suggested that the house was a knock down when in fact it is in great shape. I had a structural engineer, electrician, plumber and general contractor all look at what he put in his report and less than 5% of what he stated was the truth. His inspection report isn't worth the paper its written on and it is just another example of CONTRACTOR FRAUD!!! Several Realtors I spoke to refuse to use him because he has a history of killing deals in order to make the buyers think he is working in their best interest and killing deals so that in fact he can get repeat business and get paid for several inspections from the same buyer. Another example of his incompetence is the fact that he couldn't even get the zip code correct for the property!!! STAY AWAY!!!
