to do come carpentry because he is nice guy, has decent ratings, and to support a local business.
replaced" rotten wood on a porch and repaired front and back stairs and some railing. He also installed a screen door for the bulkhead and, later, basement windows. The first job had some mistakes, namely, a plank of wood on the front porch keeps popping up, there is a open space in one of the risers on the back steps, and the back latch was not installed properly. The main problem is that when he put in one of the windows he left a gaping hole where there used to be masonry. I texted him twice asking him to return to repair that damage, but he ignored me both times. He got my money and so was no longer interested in doing a good job. My impression is that he is too busy with bigger jobs to me worried about craftsmanship and customer relations. I am disappointed at
's lack of commitment to quality work that leaves the customer with a job well done.

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

Pat is a super friendly, highly skilled, reliable guy. He called me back right away and came out to see the house. After listening to our long to-do list, he helped us prioritize our projects, thinking through what could wait as well as what seemed most important. He advised on, but didn't push any particular choice of materials for windows/door, and was patient about me changing my mind a couple times. The guys that work with him are very nice, everyone friendly and respectful. They came exactly when they said they'd come, finished when they said they'd finish, and cost what they said they'd cost. Pat takes great pride in his finish work, makes sure everything looks tidy and clean. It's been about a year since he did the work, and everything still looks great, and it's all airtight and efficient now. I'd hire him again in a minute, and not just to hear his awesome brogue.

was to come out and run electrical and plumbing. Continuously his company would drag their feet getting to my rehab to complete their end of the work. Installing light switches in the wrong locations. I had to call and have them re-install a light switch twice. Once because they installed it behind the door and the second time because they installed it in a linen closet. They argued with the carpenters as to installing an hood range in the kitchen to the point the carpenters went ahead and just finalized the install. When installing my bath vanity and sink they did not caulk. Again the carpenters caulked...not their job but were helpful. they toilet tank was not installed correctly. I had to later make sure it was tightened down because it leaked. The plumber (a subcontractor he says they never hire) pull the permit to start the job but, when he wasn't paid in full for his work pulled the permit and did not finish the job.

without permit finished the job and never informed me. He tried to get me to pay for a totally new water service that would have raised the budget $3200. Because of the added extras he said the city required on the electric his original estimate went from $8500 to $10,000. This guy nickle and dimed me to death. Before all was said and done he was paid in full! I lost an tenant who was going to move into my apartment I was moving from because the schedule he promised to meet took 3 months to complete. The house is 800 SF...3 Months is ridicules! Then to beat all when I called him to come back because he had not finished the job by not tying my plumbing into my boiler. I found out only when I needed to start my boiler system for the year. He would not return my calls and refused to honor my 1 year warranty saying he had a job happening in the Ozarks and would come out next week. I heard that twice and then he quit calling me back. Once he's paid he's gone! Plus he's rude and talked filthy at me when I demanded resolution. Check out his response to my BBB review.
