built a custom home and failed to fulfill contractual obligation using substandard building materials and materials that would be used for a spec home. Had independent building inspection performed. Inspector stated that home was built as cheaply as possible with substandard air conditioning unit and furnace. Used contractor grade grass seed to seed the lawn. Inspector stated that the deck material used appeared to be reject lumber from a second hand lumber yard and quality of work performed was by someone who wanted to complete the job as quickly as possible and took no pride in the quality of the work performed. Contractor refuses to address the issues at hand. Basement was completed in such a way that it cannot be completed as a finished basement the way the mechanicals were install DO NOT USE THIS CONTRACTOR OR PURCHASE A HOME FROM HIM!!! Contractor is also a licensed broker and is not to be trusted.

in NY) took $16,700 in payment for the renovation of my basement, which should have constituted 75% of the work contracted. Once I noted a defect in a wall that was constructed,

disappeared with my money, without completing work. The wall was framed and finished, though it shifts when the slightest amount of weight is put on it. Walls are *not* supposed to move.
There is no way that this shifting would not have been noted as the drywall went up, yet the wall was finished anyway, which I believe is fraudulent.

notice upon receiving his estimate for our bathroom that though he had included a standard toilet in the pricing, that I desired a toilet with skirting. He said this would be no problem. I measured the rough-in at 10.75 inches and told him that I was going to special order a 10” rough-in toilet. He promised me that he could fit a 12” with an offset flange.

somehow, with the 12” toilet in the basement, forgot to put the offset flange in as he did the tile work. In fact, he said he didn’t even know it had to go in with the tile! Then he further stated that he didn’t know how to install the toilet if it wasn’t standard. Mind you, this toilet had been sitting in the basement for a month at this point.
I was left with an unfinished bathroom: tub / shower not reglazed / completed, no toilet, no sink.
I was left with a barely-finished basement, with defective walls / paint, no laundry facilities.

cut corners at every turn:
- he hired (undocumented?) workers to complete most of the work. The mud sanding was atrocious, with numerous imperfections showing after painting.
- the workers he hired returned to my home looking for him, as he had no even paid them for the work they had completed.
- our contract states he was to frame out the entire basement: as noted above, there is a major defect where new framing was completed, however, half of the basement wasn’t framed out at all: he simply placed 2x4 atop of the furring strips that he told me during his assessment were “no good” because the wood wasn’t pressure treated! In the process of building out the furring strips, he broke the waterline to my washer and dryer. I have been without in-home laundry for months.
- he promised me during his assessment that he would appropriately level the basement floor. No such work was done before he began laying tile (which was left 90% incomplete).
- he promised that rigid foam insulation would be applied, but went to apply fiberglass, which I specifically asked *not* be used, as it was not appropriate for the basement application.
- he refused to cut the drywall away from the floor, so as to prevent wicking in case of a flood, though this was also promised during his assessment. The maintained that the drywall was “water proof.”

to settle this matter, by fixing the defective wall, removing the debris generated (which we've paid for, as it was included in the completed work), and asked he rework his estimates to itemize the materials for the bathroom. The estimate for the bathroom was supposed to include all materials, yet we paid for everything.

We are ten months into a nightmare retirement home build with

, Ohio. This is a small house with a small amount of upgrades. The house by contract should have been done in 120 days. All work has now stopped because of structural issues. We have problems from the foundation to the roof and of course everything in between. A stop work order from our local county building department was issued for building code violations.

RUN don't WALK AWAY FROM THIS CONTRACTOR, VERY DISHONEST , VERY UNPROFESSIONAL. Deck was not level, not plumb. Had to tear deck and start over. Crews show up without tools and materials, when they decided to show up. The outer band of deck was pieced together. The first crew constructed the deck frame, not level or plumb, constructed steps that were not level or plumb, crew poured concrete around supports instead of digging under supports and called it a footer but did not put footers under steps. Used so many nails, over 20 nails on end of one 2x6. Had to keep telling him how we wanted it and it was just not happening. Crew stated to me that I was not the only frustrated home owner. The second crew stated they were tired of going around and having to try to correct very bad construction. Owner is very DISHONEST. Owner kept telling me he was going to correct all the problems with deck and fire the crew that did the work, but 3 weeks into it they still exist. He stated the job would only take 3 or 4 days but 3 weeks later I did not even have sound foundation. I fired him after numerous attempts to fix problems. I have pictures and videos of his work. RUN don't WALK AWAY FROM THIS CONTRACTOR.

The crew 'set up' yesterday, and arrived early this morning. They demo'd the old deck, hauled it all away, built new one from the ground up, installing new stairs, handrails all around, and roofed it all. Did a great job, and even stored the leftover materials for me. They were quiet, skillful, respectful - no cursing, yelling or horsing around, and did wonderful work. AND cleaned up well after themselves, not a scrap of trash left from their work. Very professional !!!
