"After shopping around to multiple detailing shops,
responded in a timely manner and indicated roughly how much a replacement would be. They" were easy to schedule and after getting the car back, explained how there might be an odor due to the adhesive they used, but that it would subside. The headliner looks fantastic and I couldn't be happier about the work they did. The only flaw I would say is that they did not call me when the car was done after they indicated it would take a 1/2 day. I dropped it off at 8am and I called back at 230pm to see if it was complete. It was completed and I was able to go pick it up. Other than that small hiccup in customer service, everything else out weighed that. I recommend their services to any one needing ANY type of detail/trim work.

"This company installs "touchless" boat covers, rolling canopy covers, boat lifts, Titan solar screens, Encore performance decking solutions, Spider," Mosquito, Insect systems, and Boat/Boat house detailing. While I could not find a specific category that lists "boat covers and boat lifts," hopefully those who are searching for a business that installs and repairs boat covers, plus any other categories listed above will find their way to this review. A bit of background information: We live on Lake Conroe, and hired A DIFFERENT boat lift/boat cover company to install our lift and cover in May 2013. Two months later, a storm passed through our area and bent the rolling boat cover (the frame and cover) on one side to the point that it almost hit the top of our boat. The company came out and charged us $1,100 just to repair the bent frame and to re-install the original boat cover. At that point, we had paid the company over $8,000. Fast forward two years later: The boat cover was badly mildewed top and bottom. In addition, another storm came through and bent the frame and cover AGAIN. I called the original boat lift/boat cover installer and was told the company has a new owner. I asked for someone to come out and give me a quote to repair the frame and replace the cover. Long story short, several phone calls later, several emails later, several no-shows and excuses for not showing up to give me a quote, and someone FINALLY SHOWED UP. After all of that effort on my part to give the ORIGINAL boat lift/boat cover company (Company Initials: TBLC) my business, the promised quote was never sent to me via email as was stated. In addition, I contacted three OTHER boat lift/boat cover companies, and they either did not return my call or they did not show up as stated to give me a quote. I located
& Patio on the internet, and I decided to give them a call.
, the owner, answered immediately and told me he was working in my area and would come by to give me a quote. As promised, he showed up and gave me the quote on the spot. While I was very interested in the "touchless" boat cover system that he installs, I opted to have him just replace the existing boat cover with a new one and repair the bent frame. I paid 50% deposit to him via Chase QuickPay online, and when the cover arrived,
called me and said the men could come out the next day and install it. From the time I contacted him until the time the job was finished, just two weeks had passed by! While the men were here today, I mentioned that my lift belt was not in very good condition. It just so happened they had a new belt with them and they installed it for a very reasonable fee. At the company website, it states "We treat you like family." Indeed, that was my positive experience with
& Patio....such a breath of fresh air considering I couldn't get quotes out of any other companies I contacted...much less get the job done! Apparently the other companies don't need my business/money. I highly recommend
& Patio. I am a very satisfied customer.

Angie's Answers

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

?
I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

?
I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

Made appointment for drop off at 0800 and they were waiting when I arrived. Work completed as promised and on time. Van looks as good as it did when I first bought it 14 years ago. Would recommend and use in future for any upholstery needs.

Excellent service. I was worried that it might take some time but I came into the shop, spoke to the owner and he took care of me right away. I was able to be in the shop to watch the tech do the job and he did a terrific job. Interesting owner to chat with as well, very friendly and helpful. I hope I don't need their services again with my car but, if it should happen that I need auto reupholstery done, I would go back to

The shop at
Midlothian Boat And Auto Upholsterers Provider Name Locked
is rather ramshackle but the work was excellent. The location is along Old Galveston Rd. in South Houston and the access to the property is pretty good. There is ample parking so that I could just pull my boat up for them to give me an estimate. The only negative is that there is no inside shop for them to put your boat or car while they work on it. I took my boat by their shop on about May 28th. We agreed upon a price which was in line with one other shop and better than most. I also stated that the absolute deadline for having the boat finished was June 24th. I left the boat there while they removed the pieces that could be removed and taken into the shop. I then took the boat back home while they did the work on those items, such as seat cushions, engine cover and storage covers. They had the stuff for about 2 weeks and then asked me to bring in the boat. I did on about June 18th. On June 23rd
Midlothian Boat And Auto Upholsterers Provider Name Locked
' let me know that the boat was finished. I could not get by there on the evening of the 23rd, so I asked him if he could meet me at his shop at 8 on the 24th. He came in early to accommodate me and we finalized the deal. The work looks great and I am very pleased with the professional quality of the work. I wanted the interior back to the original and he did it exactly as it was only I think the stripes actually line up better than they did in the original interior. I could not find a single flaw in the work. They pressed my time limit up the the last day, but the wait was worth it.

When I contact
Midlothian Boat And Auto Upholsterers Provider Name Locked
,
Midlothian Boat And Auto Upholsterers Provider Name Locked
returned my call and is/was very professional. We discussed the options for updating my old 15ft boat and what would be the most economical. After coordinating the best time to leave my boat at his shop, it was dropped off and worked on immediately. In less than a week,
Midlothian Boat And Auto Upholsterers Provider Name Locked
had done all the work and it was ready for the lake! He was understanding of our timeline and upcoming family vacation. During the process, I was in contact with
Midlothian Boat And Auto Upholsterers Provider Name Locked
numerous times, including texted photos of the work in progress. There was issue with fabric I provided, and he took time to seek out matching fabric to make sure the job was done on time. The price was fair for the project, and he keep me updated on any additional costs.

i dropped off the parts to be re-upholstered 2 weeks ago....i was told the job would take less than a week.
Midlothian Boat And Auto Upholsterers Provider Name Locked
asked me to meet him at a location away from his business address. i didn't think much of it since he does jobs on-site.
the "other" location was a place where he was participating in a multi-level marketing deal resembling am-way for coffee. after pitching me for about 10 minutes, i made it clear to him i was needed somewhere else and he swiped my card to finish the deal.
i got the distinct impression that he was putting more emphasis on am-way for coffee rather than fixing my stuff. i would steer clear--unless you really like coffee.

Terrible- this provider went back on their quote. I called and was told between $250-300 to strip my carpet, wash it, and replace the jute, so I made an appointment. They rescheduled, and when we went in they told me $200 more than they had told me on the phone. Do not go to them unless you have a quote in writing- not trustworthy people.
