More about that later.
I meticulously went through Angie's list and read every review for contractors in the Northern Virginia area. I came up with a list of five or six that were in the area after reviewing their description, websites and customer reviews. They all seemed to be top-of-the line contractors. I don't know how I would have done this without Angie's list as a guide. I also took a bid from a contractor I got from another source.
I called each contractor and arranged appointments for a bid. I took notes on each interview and awaited their proposals. First, the interviews.
I was surprised that several of the contractors took very few notes--I was giving extensive, detailed and specific information because I obviously wanted all the bids to be based upon the same end-product--an apples to apples bid, in other words. A few of the contractors seemed to think they had total recall, and their bids showed it. They added things I didn't ask for, and forgot items I had been very specific about-- I was surprised.
One contractor never got around to giving me a final bid. His original "plan" was very far off from what I asked. The other bids were MUCH higher than

Quality From the first meeting, I arrived at the impression that quality workmanship was what I was going to get if I went with
Trustworthy and Frugal As I said above, he offered several money-saving suggestions. (like on the cabinet grade)--that doesn't add to his bottom line but he's obviously not in the business to take advantage of his clients. In all our discussions, changes and add-ons, he was always fair with his costs. This is the kind of thing that gives you great peace-of-mind when you're engaged in a high-stress project like repairing flood damage. For that matter, any major remodel is stressful. we've all heard stories about contractors who give a bid and then nickel and dime you into a much higher bottom line. This alone would be reason to choose
Punctual to a fault--if that could be possible! Just kidding.
For our first appointment,
Excellent Documentation He always documented changes immediately and forwarded the documents to me ASAP. If he missed something--he immediately made the correction.
Organization and Communication

Working with the Insurance and Mortgage Company This is where my project almost derailed. I have never worked with a construction job relying on payment by an insurance company that had to be administered through the mortgage company. Because of a lack of communication on the part of my insurance adjuster, I had no idea that the mortgage company would need to be involved. My mortgage company's customer service is conducted out of India. What made the process so unwieldy and time consuming was the fact that no representative is assigned to the project from start to finish. I literally spoke to dozens of representatives--never once the same person twice. I had to repeat the same story every time. I won't go into the details--suffice it to say, it was a nightmare.

When I was looking at all the bids I couldn't even consider the other contractors because
