contacted me right away and we immediately set up an appointment for an estimate to resurface my pool deck." He showed up on time, gave me some ideas, and quickly responded with a quote. The quote was reasonable and I decided to move forward with
. We scheduled the appointment, again, he showed up on time to start the job. He kept me informed daily of what was taking place, what to expect, if the weather was bad and they weren't going to make it over that day. The end result is an amazing resurfaced pool deck. They did a great job and I would highly recommend their services.

"We submitted a request for quote for our patio to be acid stained.
contacted me the same day and came to visit with us about the work we" needed done. Our patio had an original slab and the previous owners added an extension so the there were two different types of concrete but was difficult to tell because there was a coat of paint on top. They came out day 1 and removed the paint and sanded down the patio. The concrete poured for the extension by previous homeowners had waves in it and they took the time to even that out and make it look really nice. When he applied the acid stain it did not take as well in the newer concrete as he originally explained could happen so he came up with ideas of how to make it look like we originally envisioned. He put so much work and innovation into the job that it looks amazing and we are extremely happy with how it turned out!! They are very skilled and professional! I would hire
again in a heartbeat!

Bids are NOT done based on a multiplier on top of materials cost to get labor cost. Think of the consequences in the example you gave - by that method using say plain home depot tile made in Honduras might cost $5/SF materials, so by your method $10 labor. Now, same floor, with Carerra marble or Barre Granite at $75-100/SF - so do you want him charging you $150-200/SF labor when it takes almost exactly the same time regardless of material ?

To put it in simple terms, contractors:

1) figure the amount and cost of materials and consumables needed from the plans and specifications, applying a markup (from 15-50%, depending on contractor and how fancy or specialized a job it is).

2) Then they figure the equipment needed and the operating time to be used or elapsed time to be rented or leased - either opperating hour or elapsed time, or combination of both, especially if it consumes fuel

3) They then figure the labor time for the various trades required to do the job, maybe add an efficiency or ease of work multiplier to those hours to fit the job conditions, multiply those hours by the hourly pay rates, then multiply that times the "load" or "Labor Overhead" to account for employment taxes, workman's compensation costs, health plan, etc, etc.

4) Then they add in the cost of any architect or engineer plans or certifications that are needed, government permits and inspections, etc.

5) Then they add in any subcontractor bids, with appropriate contingency amount for each.

6) All those above totals are added up, an appropriate overall contingency added if needed (typically 5-10%, but on remote site jobs I have seen as high as 200%), and (depending on how contractor figures his costs) at least all the "in-house" costs like his equipment, consumables, and labor costs have a percentage overhead and profit added to them - typically about 100-150%. Some contractors use a lower overhead percentage but apply it to the total estimated job cost, not just in-house costs.

This "company overhead" or "general overhead" or "G&A - General and Administrative Overhead" covers the costs of financing and running the company, management and secretarial and general supply and maintenance costs, buildings and equipment yards lease or mortgage cost, working capital cost, insurance, loan interest, general shop equipment payments, profit, etc. Some contractors use a lower overhead and apply it to every cost in the job, some (especially those doing government work so havingto adhere to government accounting rules) apply a "markup percentage" to materials and rental costs and outside subcontract services, and apply G&A overhead only to in-house costs.

That being said, for a general class of work it does generally (on normal jobs) work out that there is a general multiple of labor to materials cost. For instance, yard work and residential tree work is heavy on labor, so it might have a labor to materials ratio of 3:1 or even 5:1.  Detail foundation hand excavation and underpinning can run to 5:1 or more. Many types of building construction like plumbing, tile, carpentry, etc. do end up with a very roughly 2:1 or 3:1 ratio of labor to materials cost. At the other extreme, high energy efficiency or hurricane rated glass installation or a fancy full-building computer and communications system or high-end entertainment center might have a labor to materials ratio of 0.25-0.5 because it is designed to go in pretty fast, but the materials cost a lot.

For your case, a hardscaping ratio could run from 0.5:1 or less to as much as 3:1 or more, for installations with very expensive imported stone and fancy woods and a lot of bought decorative items such as statuary, to the opposite labor-intensive landscaping with lots of sidehill terracing and hand-planted flower beds, hand-dug irrigation system trenches, and manual-placed concrete block or railroad tie walls. Each job should be figured on its own merits - using a "rule-of-thumb" is where people commonly get unpleasantly surprised. That is why you typically get 3 bids unless you have a contractor you trust from prior experience and are confident will give you a fair shake regardless of being sole-sourced. Personally, both for my own purposes and professionally in the design and construction business, I have found sole-source to trusted contractors you have experience with is, in the long run, a BIG money and time saver, as well as making it far more likely to finish on schedule and let you sleep at night.

?

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

?

The cost to install the veneer stone has a wide range do to many factors. It can range from around $9 to $17 per square foot. It depends on the location, the stone being used, job access, skaffolding needs, wall prep and such. I would think you would be on the lower end of the scale. Your job is on a concrete surface so it eliminates one of the biggest problems they are having with this product, wall preperation. This one of the things that separates the high bidders from the low ones. There are million dollars homes being torn down because of improper wall prep. One a wood frame house a backing system that allows drainage is a must or the moisture absorbed by the veneer can rot the walls behind with alarming speed. Some have had makor damage within the first four years. On a concrete wall the veneer needs no such prep at most wire mesh applied if it is an older concrete wall.

Is the wall that the garage is sloped toward and adjacent wall of the home?

If not, it should not be of real concern.

Try to keep the water out of the garage with a gasket on the door.

It went very well. I was prepping a house to sell and I had them do several things. I was a pretty happy camper overall. The only downside was the guy they sent to paint my stucco hadn't actually done stucco painting before – but he still did a great job! The concrete guy also did a great job.

It went great!!!! The contractor was very professional, neat(didn't make a mess), nice, and respectful and fare priced.. He took a bare concrete floor and added stain and cut a design in it. The design was a tile with double bands. We were very happy with

and would use him again. We would surely give his name to other future customers.

The overall experience was fantastic.
Arlington Stamped Concrete Companies Provider Name Locked
and
Arlington Stamped Concrete Companies Provider Name Locked
were responsive, honest and provided quality workmanship. The drywall was already in and even though they were doing very wet concrete work there wasn't a single ding in the walls or water damage to the bottom of the drywall.
The basement floor they finished was about 480 sq. ft spread over four rooms, three closets and a hallway. What was a boring and cold concrete slab is now a pretty finished concrete floor which while not warm also doesn't
Arlington Stamped Concrete Companies Provider Name Locked
heat from the rooms as if it was a block of ice. We opted for a standard dolphin gray that is going to work fantastically with the Scandinavian modern look we're going for.
The sealer and color they use is no V.O.C and low V.O.C.
Arlington Stamped Concrete Companies Provider Name Locked
told me there would be a lot of odor when we were discussing the job. However, I had forgotten he told me and when I got home after the final day the house smelled a lot.
Arlington Stamped Concrete Companies Provider Name Locked
took my call at 7 pm and reassured me that other then being a bad smell there was no
Arlington Stamped Concrete Companies Provider Name Locked
for harm. So big kudos to
Arlington Stamped Concrete Companies Provider Name Locked
for keeping people safe and calm.
And when I was putting in the below grade waste system I had set the toilet flange at 3/4" above the slab. The finishing process only adds about 1/8" so
Arlington Stamped Concrete Companies Provider Name Locked
and
Arlington Stamped Concrete Companies Provider Name Locked
created a great looking concrete platform the shape of the toilet so it would be a safe and to-code install. And because they gave that concrete the same finish it blends into the rest of the floor really nicely.

We had the most horrible ugly blue carpet in our converted garage room. We had talked for a long time about getting stained concrete down there, but we wanted it to be similar to what we had in our previous house.
Arlington Stamped Concrete Companies Provider Name Locked
came out with some samples of colors and we took a very long time to decide, but he was very patient and not at all pushy about anything. He just let us come to our decision on our own. After we chose our color, he made suggestions about accents and scoring design.
It's never easy to have a whole room inaccessible. The converted garage served as storage and laundry room, and also as a general living space for our pets, so I was concerned about how long this project would make this space out of commission. But
Arlington Stamped Concrete Companies Provider Name Locked
and his crew were quick and efficient in doing their work. I was also really impressed at how clean the work-space was kept. They even removed and hauled away that hideous blue carpet! I definitely believe that we received top quality service and results.
Yes, this review is nearly a year after the fact, but with that time passed, I can honestly say that I would recommend
Arlington Stamped Concrete Companies Provider Name Locked
to anyone. The finished product is still beautiful and has even inspired additional renovations to the converted garage.

Excellent Company! Everything went great!
I cannot give enough praise to
Arlington Stamped Concrete Companies Provider Name Locked
of
Arlington Stamped Concrete Companies Provider Name Locked
. and his crew for my beautiful new 18 foot wide double
driveway. I went with brushed concrete (vs. stamped concrete) with an 8” stamped darker border.
We all get nervous when we are about to hire someone (we
Arlington Stamped Concrete Companies Provider Name Locked
’t know) to do a job for us.
I can say without a doubt, I picked the correct person/company.
Being a woman,
Arlington Stamped Concrete Companies Provider Name Locked
never once talked down to me or treated me like I was second class citizen concerning any questions I asked. He always answered my phone calls and/or emails as soon as he was able. He could not have been nicer.
He was not “pushy” after he provided me with the estimate and I told him I would let him know after I reviewed and thought about the other estimates I had received.
I actually felt really good about choosing him as soon as I received his estimate because of the way I was treated and it "felt right", but I knew I needed a few days to make sure.
The only drawback (which I now understand it really was not a drawback), was that in the beginning, it took him two and a half days to return my call for an estimate. After seeing how he stayed on “my job site” most of the day for excavation and then again for the concrete pour, I saw first-hand why it takes him a couple of days to get back with someone for an estimate.
He didn’t call me back immediately because he was giving his full attention to someone elses job site like he did when it was my job site getting done, (which is the way it should be).
Once concrete is poured you can’t really change it, so it was nice that
Arlington Stamped Concrete Companies Provider Name Locked
took the interest to stay on my job site until he knew everything was completed correctly. And his crew is great!
His prices are very reasonable and I like the fact he has his own crew on his payroll.
Arlington Stamped Concrete Companies Provider Name Locked
is very particular about seeing that everything is completed correctly and I noticed his crew is the same way. They seemed to really care about the quality of work they do. Even when everyone was busy and one of his crew needed assistance for just a few minutes,
Arlington Stamped Concrete Companies Provider Name Locked
stepped in and did not
mind helping him in order to make sure things were completed correctly. And when the driveway was complete, you could not tell I had any work done as his crew cleaned up so well, you could only see that I had a new driveway!
I would not hesitate at all to recommend
Arlington Stamped Concrete Companies Provider Name Locked
. to anyone. He covers Palm Beach,
Arlington Stamped Concrete Companies Provider Name Locked
, and
Arlington Stamped Concrete Companies Provider Name Locked
Counties.
One thing to remember, is you can’t please everyone all of the time but I am 100% happy with my new driveway and
the quality of work that went into it.
Check out their web site to see pictures of their work or give

I found UVC online. After the initial phone call, UVC came to the house for an initial site visit. They showed us a wide variety of curbing options including styles, patterns, colors, sealing, etc. Once we made our selection they inspected the yard, measured the job, and provided a written on-the-spot "not-to-exceed" quotation. The quotation was very competitive compared to two others we received, and in one case dramatically so.
On installation day the crew promptly 'prepped' the installation area, including removing existing lawn sections uniformly with a lawn cutter machine as needed. The initial curbing was quickly laid down uniformly. We had both straights and curves. Once the initial curbing was down, they ran forming and smoothing tools across the concrete to ensure the smoothness and integrity of the curbing. This was followed by carefully hand sculpting portions that could not be done by machine, such as ends and joints.
Once the curbing was laid down, they applied our selected stamp/texture. This was where their artistry and craftsmanship really shined. Although they worked quickly, they worked carefully and with obvious experience and skill. It was mesmerizing to watch.
We had a long straight portion adjacent to existing paving stones that required precise positioning and elevation. Curbing machines are not designed for this. UVC took all needed extra measures to ensure that the final curbing along this stretch was satisfactorily installed. I told them they would need to change their name from "
Arlington Stamped Concrete Companies Provider Name Locked
" to "
Arlington Stamped Concrete Companies Provider Name Locked
Precision
Arlington Stamped Concrete Companies Provider Name Locked
".
All the concrete mixing was done on the street in front of our house, as well as the machinery cleaning. They left no evidence of their presence on the street. They removed all of the cut turf, except that which I wanted to retain. They returned a number of days later after curing to apply the protective coating.
I am considering more curbing in the yard and will call these guys first! Their quality and price make them a company I am happy to recommend. 100% satisfied. I volunteered to post a review for them on Angie's List and elsewhere. By coincidence, I had been admiring the curbing job a neighbor down the street had done, and was pleasantly surprised to learn that it was also done by UVC.
