Horribly. We chose him because I saw many of his signs up around our neighborhood (
Lake in Albany) and because after some research found that he was fairly established in the community. I knew someone who used him as a buyers agent and though they found his personality appalling they felt he did an overall decent job. That said, they did not recommend him and would not utilize him again themselves. I digress. Not only did he not provide us with all of the marketing that he had originally laid out, but the most responsive he ever was to my husband and I was when we set up our first appointment to meet with him and then later when we needed to renew our contract.

We constantly had to reach out to him (even in the beginning) to set up open houses, correct mistakes he and his staff made on marketing materials and receive feedback from showings. He is rude, condescending and not as respected as one would have hoped from the real estate community with as many years experience as he had. We even had a pretty early offer on our home, but because it was not "presented in the standard way"
felt it wasn't a legitimate offer. They closed on another house near ours within two months. Ours continued to sit on the
from October until June. The one area I will say he is good at is finding comparable homes. I wish we had listened to him on the pricing of our home earlier on. That was our mistake. The rest, however was all him. He also wouldn't speak with other agents on the phone - he only emailed back and forth and didn't even email anything of substance to them. His negotiation skills were horrible (well, non-existent) and the fact that he relied so heavily on email in such a personalized industry such as real estate really hurt us. He also would provide non-answers to interested parties though I would provide him with very thorough responses.

Things couldn't have started off worse....
's law. As soon as they Gold Homes took over the management contract it seemed everything went wrong with the home. First he air conditioning went out and it turns out our old management company was even worse than I thought.
at Gold homes and his team were amazing and hit the ground running and are handling everything very professionally. I am so happy that I have found them and look forward to working with them for a long time!!!!

Alexandria Property Managers Provider Name Locked
is a true professional. I had to relocate as a result of new job. I saw his ratings on Angieslist and contacted him to see if he could rent my home.
Alexandria Property Managers Provider Name Locked
toured my house and described in detail the service he would be able to provide. He addressed all maintenance concerns and prep before my tenants moved in. He vets applicants with a fine tooth comb and ensures payments are collected in a timely manner. He is accessible, professional and proactively addresses my concerns as a new landlord. I would highly recommend his services. We have remained in constant contact.

We hired
Alexandria Property Managers Provider Name Locked
in October 2013, by March 2014 we terminated our contract with them. The transition with our 3 1/2 year tenants was very bumpy. The tenants kept contacting us complaining about problems contacting
Alexandria Property Managers Provider Name Locked
regarding maintenance issues. In one instance it was because contractors were at the house until 11pm.
Every fix
Alexandria Property Managers Provider Name Locked
performed was priced more expensively than similar fixes that we had made in the past. Here are a few examples.
01/29/2014 Toilet valve & flapper $250 Emilex Contactor LLC,
01/02/2014 Washing Machine dispenser/hose $329 AppleAppliance Repair,
03/21/2014 Kitchen faucet replacement $315 Emilex Contractor LLC.
The contracting issue that made us decide to sever ties with
Alexandria Property Managers Provider Name Locked
was over a master bedroom shower renovation. The contractor we used, Emilex Contractors, LLC, was one of the
Alexandria Property Managers Provider Name Locked
's main contractors. The newly renovated shower leaked into our kitchen. We became concerned after several conversations with Emilex Contractor's owner, Mr.
Alexandria Property Managers Provider Name Locked
Clavel, because he did not appear very familiar with bathroom renovations. Yet, we trusted
Alexandria Property Managers Provider Name Locked
's recommendation. The first tiles
Alexandria Property Managers Provider Name Locked
suggested for the floor of the shower were not shower floor tiles and we questioned him about this. Thankfully the sales person corrected him at the store and he purchased the correct tiles. When he purchased the door shower door it was either already broken with chipped glass on the bottom of the door, or the glass was purposefully shaped like that. Due to the issue with the door $500 was held from
Alexandria Property Managers Provider Name Locked
until he either corrected the door or brought proof that the door was designed like this. He never followed through with this. Less than two months later, we were informed that the master bathroom shower was leaking into the kitchen!
The floor of the shower had to be torn out.
Alexandria Property Managers Provider Name Locked
promised us in several emails that he would aid us in getting our money back from Emilex Contracting and if Emilex was "unable or unwilling" he would personally have
Alexandria Property Managers Provider Name Locked
reimburse us. He insisted we tell him before the floor was torn out what caused the problem. The new contractor guessed it was a missing waterproof membrane. It turned out to be an improperly installed membrane.
Alexandria Property Managers Provider Name Locked
used this difference in wording to say our story had changed and refused to stand by his word and reimburse us. Apparently both companies value $1500 more than their word or reputation. And interestingly after stating that Emilex had done such wonderful work for them,
Alexandria Property Managers Provider Name Locked
severed ties with them.
In addition, it seems that
Alexandria Property Managers Provider Name Locked
is hiring contractors that do not have the appropriate license. We asked Emilex Contactors to provide us with their license and they never did.
Alexandria Property Managers Provider Name Locked
eventually sent us a plumbing license, but the name of the person licensed was purposely covered. Emilex does have a license with The Virginia Department of Professional and Occupational Regulation (DPOR) but it is only for general contracting work and specifically states that plumbing is not included.
In sum, this property management company does not vett their contractors very well and clearly hires unreliable and possibly unlicensed contractors.

They found good tenants quickly in both the properties I've used them for. I'm happy about that, but don't find it too remarkable because there are a lot of former homeowners happen to be renters at the moment (both of my renters lost homes in 2008-9 due to layoffs, divorce, etc). Things started to get worse after that-repair requests take so long to be responded to that they were useless in practical terms (2-3 days for clogged main drain when I can call and get someone same day). So I now call my same group of handymen as before and get better service. They required being added as "named insured" to my insurance policy, which would give them the ability to make and collect on claims. Both my insurance companies laughed and were baffled at this because RW doesnt have a financial interest in the property. You can add them on as an interested party (which is informational only), and RW will accept it without comment.
This leaves RW with only one source of customer value after finding a tenant-rent collection and deposit. I recently added a property, fought with the insurance company about adding RW as an interested party (they don't see the point either). In the meantime, until the insurance issue was resolved, RW put a hold on all my properties because their accounting system isn't sophisticated enough to do it on just the one (but they don't tell you this). My tenants paid on the 1st and the 4th. RW apparently takes the Monday and Tuesday after the 4th weekend off, because they didnt process the payment from the 4th until the 9th. I called on the 9th and was told the payment would be deposited the next day or two. I fixed my insurance 7/11 and was told in email by
Alexandria Property Managers Provider Name Locked
he would remove the hold 7/14; he never did. 7/15, called and left a vm that was not returned, still no deposit. 7/16 I call, talk to
Alexandria Property Managers Provider Name Locked
in accounting, who finally tells me the hold is on both properties, removes it and tells me I'll see the deposit next day. 7/17 I call and talk to
Alexandria Property Managers Provider Name Locked
, who can't explain why the deposit didnt go today, when it will, and how I can sever my relationship with RW. Four mishandled customer service incidents for a
Alexandria Property Managers Provider Name Locked
issue feels like far too many, I think they add more trouble than value overall. This is a young company that has a lot of customer service lessons to learn; I wont be at all surprised to see it collapse as suddenly as it grew.

This property management company is substandard at best. Payments Over the past year I've gone from receiving rent payments 2 weeks after the tenant submitted them to now having to wait 40+ days to receive the previous months payment. When I question why payments were received promptly the year before I'm given a picture process flow with average dates where it's never stated what changed in the process. My tenants pay on time but Beyond has stopped delivering payments even remotely close to a decent delivery. I shouldn't have to wait over a month to get the prior month's rent payment. Property Managers I've been with beyond for 18 months and I've been assigned 5 different property managers. I can sympathize with turn over but that's new manager every 2-3 months. There's clearly something wrong internally if people don't stay in their job longer than 3 months. Upper management
Alexandria Property Managers Provider Name Locked
is good to work with but
Alexandria Property Managers Provider Name Locked
is condescending and rude. Property Oversight I receive regular complaints from my neighbors on the condition of the property and have to bring it to Beyond's attention. I have had 2 decent managers during my time with Beyond, but truthfully it's been a painful experience. I'm counting down the days until my agreement with them expires. Please save yourself the headaches and don't use this company.

Alexandria Property Managers Provider Name Locked
is a lovely person, and I am sure she could do a great job of property management. But unfortunately
Alexandria Property Managers Provider Name Locked
decided not to work with me. I don't really know why, but I can make some educated guesses. I chose the paint colors for the home--
Alexandria Property Managers Provider Name Locked
wanted other colors. I am using my own contractor--
Alexandria Property Managers Provider Name Locked
uses her own handyman, and I guess she has certain people she uses.
At first she brought me soup because I was quite sick. I feel
Alexandria Property Managers Provider Name Locked
is a very kind person. But, now she has blocked my email, so I can't even contact her. Very strange. Why not just tell me you would rather not rent out my property? Its so much easier. Its only business,

I found
Alexandria Property Managers Provider Name Locked
&
Alexandria Property Managers Provider Name Locked
from Property Services of
Alexandria Property Managers Provider Name Locked
through Angie's List. Certainly, their straight A rating is what prompted me to first pick up the phone and call... I am very happy I did!
Alexandria Property Managers Provider Name Locked
and
Alexandria Property Managers Provider Name Locked
are consummate professionals - from the moment we first met, I felt an immediate sincerity and trustworthiness in their dedication to their business and in their interest in safeguarding our home.
Most impressive is the ease of communication and the timeliness of their email responses. As well,
Alexandria Property Managers Provider Name Locked
and
Alexandria Property Managers Provider Name Locked
understand the nuances of part-time home ownership and as such are tuned in to the myriad of questions and concerns we could possibly have.
From receiving shipments to their office of items we may purchase online for our vacation home but don't want to lug on the airplane with us - to helping dispose of the trash & recyclables when our short stay is not on the correct "pickup cycle" - to changing the air filters in the vents because we wouldn't have thought to do this ourselves - to meeting the air conditioning serviceman at our home while he performed his check up...
Alexandria Property Managers Provider Name Locked
and
Alexandria Property Managers Provider Name Locked
are always eager to accommodate and provide a consistently high level of service.
With an abundance of home watch services available it stands to reason that not all offer the same quality of service. I know for sure that another company would be hard pressed to equal to exceptional quality and integrity that we have found with
Alexandria Property Managers Provider Name Locked
.
Frankly, as first time vacation home owners, we had many new relationships to make and systems to put in place to be able to enjoy our little piece of paradise without unwanted stress... to be sure, the best decision we have made thus far is to hand the second set of keys over to
Alexandria Property Managers Provider Name Locked
and
Alexandria Property Managers Provider Name Locked
from Property Services of
Alexandria Property Managers Provider Name Locked
.... you'd be smart to do the same.

Our interactions with this company turned sour before we actually signed the lease. We had just arrived in
Alexandria Property Managers Provider Name Locked
(moving from Jacksonville, FL) and upon first hand inspection of the property we were worried. Having just traveled cross country and now having all our furniture with no place to move into we made our first mistake of signing the lease anyway.
The carpets of the rental were an absolute disaster, the landscaping and grass were all burnt and dead as if they had shut off the water for a few weeks after the last renter moved out. It only takes a few days here in
Alexandria Property Managers Provider Name Locked
heat. The rental was listed as having a refrigerator so we didn't bring ours from Jacksonville - you can imagine our surprise when it did not include one. To compensate us for the poor conditions of the rental property they offered us $50 off each months rent. Being that we were stuck without a plan B and needed a place to move into, we accepted the offer and signed the lease. Granted, this didn't cover the cost of us buying a refrigerator for the unit and the crazy water bills required to bring the landscaping back up to par (you're responsible for maintaining it as the renter per their lease). You should pray that nothing breaks while living there or else you'll be forced to pay the first $45 for the repair (even if it's due to items aging or normal wear/tear). They spell this out in the lease as your renter 'deductible'.
Fast forward 11 months and we were ready to give them notice and move into a different rental (under different management). We gave them 6 weeks notice that we were moving out (above/beyond the required time). We were then forced to act as their sales agents, giving walkthroughs to prospective new renters without any agent from
Alexandria Property Managers Provider Name Locked
present. This was frustrating because they often had questions that we were unable to answer. Many of these 'pre-screened renters' would fail to show, but no harm to
Alexandria Property Managers Provider Name Locked
-- they didn't have to show the house, it falls on the renter's back. We requested a final walk through with
Alexandria Property Managers Provider Name Locked
(owner/manager for the property) and he declined. He stated that he would look at the property while giving some tours to potential new renters and if he saw anything that needed to be addressed before our lease terminated that he would let us know. This was important to us because we had actually vacated the premise two weeks prior to our lease terminating. While we paid rent through the full lease agreement, this gave us two weeks to make certain the property was top notch and ready to hand over. We wanted to ensure we received our full deposit back.
After our lease officially terminated we began the waiting game for our deposit to be returned. We had read nightmare reviews from other websites about the horror stories (boy do we wish we had looked prior to signing our lease). We called a two weeks after our lease ended asking if they had an estimate for what we would be getting back. They replied that they were still tallying the repairs and would get back to us within the 30 days required by law. This past week we received our deposit back. They had decided to charge us $50 for a repair to an irrigation drip line that had broken (flooding the neighbors yard for 2 days) and they also decided to charge us $260 for trimming bushes around the yard. We were furious with this and called/emailed asking for an explanation and to be credited the amounts. The broken irrigation line in no way was our fault, but rather a repair due to normal wear/tear (there was no negligence on our behalf). As for the trimming of shrubs, I had specifically asked for a walk through with the property manager so that any items he noticed could be addressed. He had declined that walk through, but over the phone stated there were no issues that he saw with the property.
This behavior is reflected in numerous reviews from others out on other websites. The company is known for coming up with bogus claims about repairs or cleaning/carpet issues, etc. and then withholding your deposit. This is the first time I've been an Angie's list subscriber, but I felt the need to warn others about the dealings of this company.
Beware! You've been warned! I urge you to find a different house to rent, even if the rental property looks to be a great deal!
