"
was very thorough, and gave a detailed and fair report that was issued in less than 48 hours as promised (actually less than 24 hours).
" was very professional, and gave as much feedback as can be expected. I will try to remember to write a follow up review for
after (fingers crossed) owning for a year or so to make sure he didn't miss anything huge. i highly doubt he would have though.
was prompt, and accessible via both phone and email.
's rate was very fair. We may opt to bring
back after a few years to reassess.
also was able to mention several preventative maintenance tips to help us "road map" out the service and projects on the property. I should mention that
also made himself available last min to perform the inspection

"I hired
because of all the wonderful reviews, however, ended up being extremely disappointed with the inspection. We had multiple previous" home inspections in the past so we are familiar with the process and what to expect and this inspection was way below standards. It bothered me from the start that he didn't even have a ladder and this was a large 2 story house. I have never had an inspector without a ladder. Therefore, he was obviously not able to check the roof properly or anything else up there such as chimney. Now we find out that the roof is in much worse condition than we thought. He did not check the windows and because of that after the purchase of the house we were shocked to find out that 9 windows were not operable and needed complete replacement. He did not turn on appliances in the kitchen to check if they are functional. Moreover, his report was extremely difficult to understand in comparison to all the other ones I've gotten before. I very rarely write reviews but I thought this was important because I know how important inspections are as most of us don't have extra thousands of dollars laying around to make renovations that we were not counting on.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Very thorough and professional. All reports were delivered withing 24 hours, and in the case of our pre-closing inspection the report was delivered at the time of the inspection. Having a third party inspector, even though we were using a reputable and highly regarded home builder, allowed us to identify potential issues at the earliest possible time when cost to correct is the least. He also provided us with a lot of good suggestions for on-going maintenance.

My house inspection went as well as we could imagine.
Cottonwood Heights Home Inspectors Provider Name Locked
did our inspection. He was on time and very thorough. What we liked about
Cottonwood Heights Home Inspectors Provider Name Locked
was that during the inspection he did not cut us off from what he was doing. He walked me through each step of his inspection process. He showed me things along the way as he saw them. He let me be a part of the inspection, inviting me to see things and walk with him as he did the inspection. At the end of the inspection he gave me a run down of everything he noticed with the house and pictures. Walking around with him throughout the process helped me have a better understanding when he was explaining things at the end. He was very thorough at the end detailing all the important things and the things that could be done quick and easy. He stayed around the house answering questions until I was satisfied. I received my inspection report in my email almost immediately after we left. It was a comforting experiencing dealing with an experienced professional who took the time to make us feel like our family and this house was important to him. We would recommend Home Inspection and

to anyone needing a home inspection.

arrived timely. He inspected our home, including lot and grounds, plumbing, A/C, insulation, siding, roof, electrical, porch, garage and a whole lot more. We received a written report the next day with explanations, comments and pictures. The report listed the different items inspected, provided comments and a determination as to whether the items inspected were "acceptable", "marginal" or "defective". The report was professional and easy to understand.

caught items that were not up to code -- that even the city inspector had not identified. One item identified in the report, relating to some concrete work, was a concern to the inspector and us.
The builder reviewed the report with us, accepted

The inspector showed up early and got to work. He encouraged us to walk around with him so we could see what he was seeing. He explained what he found and what the recommendations were for repair. The inspection took almost 3 hours to complete. He does not go on the roof, it is not in his scope, but he does look at the roof with binoculars to see if there is any damage. The inspector also took pictures of everything that needed repaired and included the pictures in a detailed report complete with his recommendations. He was courteous, knowledgeable, and professional.
