"We reside in a 3 brick home in Queens. Like in many areas of Queens, there are new developments and buildings going up so quickly these days. Well, it hit home for us. Unfortunately," the new owner of the adjacent building is planning to demolish and build a new 8 unit complex and extend right up to our side wall. We were very concerned how this new project will affect the structural stability and the pre-existing condition of our home. We called

He inspected both interior and exterior of our home which was a complete survey of all 3 floors including the garage. He is mild manner man with strong work ethics and professionalism. You can trust him to send you detailed reports with photos for your records. He will email it to you so it is very convenient and a quick response summary of the condition of your house. The cost for this type of work usually can range from $750-800, but
's fee was much lower, an average of $450 and $500 with photos. The quality of his report is well written, detailed oriented, and an honest feedback that you can appreciate. The report is a good framework to use to assess what you need to do to improve or not to do for that matter.

"He was 10 minutes early (great!) and spent about 2 hours thoroughly checking every nook and cranny. I was impressed by his wide-ranging knowledge and he explained everything as he" worked. It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

It did not go well. Certainly not the right person to hire, do yourself a favor and hire anybody else. Here are some examples of what happened. When this person turned off a water valve to a washer, he did not turn it back on.... what a pain. He doesn't know much about electrostatic air cleaners. He does not know you must turn the power off before dis-assembly. It holds a charge which can damage the air cleaner. He then promptly took it apart and manhandled the door, banging it 4 times in order to close it and said, "you can read about it in the manual". Stay away from this person and his so called professional services!

Every time he came in the house he took off his shoes.
He gave everthing from the attic to the crawl space a thorough inspection.
He was very friendly and easy to understand.
He answered all of our questions.
After the inspection he reviewed all of the pictures he took and what the impact of each would be to us and the buyer.
The total inspection took at least three hours.
We had his report that same night.
