"When i met him, i told him where the attic access was, and he replied "if i can't find that, i shouldn't be here". Real wise a**. Not knowledgable" about a metal roof and caused a major uproar with the buyers. He made a lot of assumptions and conclusions that were not factually backed up. He suggested that the white paint on a single attic board was put there to cover mold, but that the rest of the 1000sq ft attic showed no signs of mold and no signs of water leaking through the 6 year old 50year decra metal roof. He told me the ridge vent was incorrectly installed since there was not a 6 inch cut down the center of my roof, which is also incorrect. He told me there was only 1-1.5 inches when he measured. When I called decra they told me the correct spacing for the ridge vent with their product is 1-1.5inches right off the bat. He put in the report that the metal roof was the only
present-also inaccurate, it was installed over the previous roof. He concluded that the basement was recently waterproofed to
leaking (completely inaccurate, as it was waterproofed 6 years ago). He inaccurately identified wiring issues that did not exist (a few did and easily rectified). He told the buyers to get another inspection to see if the bath vents were correctly hooked up to the outside. Isn't that his job?? Plus no signs that they were not correctly hooked up ie mold or moisture. He made many assumptions and conclusions, too many to specify, that were just opinion and not factual, ultimately leading to the buyers backing out. BUYER BEWARE!!

"
was very professional and prompt in regards to sending and signing paperwork. He had an unbiased opinion throughout the process. Even after" he got paid for his services, he checked in with my loan status, gave extra advice, and made sure all loose ends were tied with the project. I would recommend for other projects.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Let me start by saying
American Fork Home Inspectors Provider Name Locked
is incredible. He’s the kind of inspector every buyer wants when purchasing a
house (and the kind sellers do NOT want when listing their house haha).
We’ve been in the process of buying a house for a few months now and have had to hire
American Fork Home Inspectors Provider Name Locked
twice.
In the first house he inspected for us, he found issues that we couldn’t look past. Halfway through, he
even gave us the option of stopping (for a discounted price) after we were so rattled by some of his findings. We loved the house and decided to press on. Unfortunately for us at the time, the sellers decided that they didn’t want to adjust the sale price or fix the huge issues
American Fork Home Inspectors Provider Name Locked
found, so we ended up getting out of that contract.
A few weeks later we found an even better house. Again, we hired
American Fork Home Inspectors Provider Name Locked
. Again, he was super thorough and went
above-and-beyond to find everything that could impact our safety and comfort in the new home.
American Fork Home Inspectors Provider Name Locked
even found a crack that suggested we should have a foundation specialist check it out. And when we did, the foundation specialist said it would be $10,000 to fix!
American Fork Home Inspectors Provider Name Locked
’s inspections have saved us a TON of money and have given us peace of mind we wouldn’t have had otherwise. We hope to not go through this home buying process again anytime soon, but if we do, we will absolutely call
American Fork Home Inspectors Provider Name Locked
and we will suggest him to anyone we know who’s buying a house.
The best!

Fantastic transaction. We were not in town for the inspection, but they were easy to deal with. Our realtor said she found them easy to talk. They were very thorough and I was impressed with the detail in the report.

(the owner) did the inspection. He was
American Fork Home Inspectors Provider Name Locked
in his evaluation of the home and we were disappointed with his lack of attention to details. The house had been in foreclosure, so the inspection was particularly important as we evaluated whether to proceed with the purchase. The final report that
American Fork Home Inspectors Provider Name Locked
produced was inaccurate and missed major defects in the home that we have had to remedy. We would not recommend

It went very well, I was contacted promptly to set up an appointment and provided agreements to review and sign through email. I was given text reminder of our appointment. I like email and text communication. I was able to get an appointment within two days of contacting him--(winter might be a slower time and other times of the year might be busier for him). .
American Fork Home Inspectors Provider Name Locked
was at my house early and had already started looking at the roof before I got there. When he came into the house, he encouraged me to follow him around and ask questions.
American Fork Home Inspectors Provider Name Locked
is very personable. He explained things in a very down to earth, matter of fact way. I have always rented and have never needed to know a lot about the inner-workings of a structure. As a female, I greatly appreciated that there was no condescending "man-splaining" from
American Fork Home Inspectors Provider Name Locked
.. He answered all my questions and addressed my concerns. He spent about three hours and gave me a lot of useful information verbally and then provided me with a detailed report (that included numerous photos he had taken) really quickly - later that evening!.
American Fork Home Inspectors Provider Name Locked
gave me the information that helped me make a decisions about the house I went with
American Fork Home Inspectors Provider Name Locked
because of good ratings on Angie's List and i was not disappointed. I felt his fee was quite reasonable given his professionalism and his being very user friendly and comprehensive. As noted above, the radon test was free because i booked through Angie's List which was a nice bonus as radon is a concern of mine. i would not hesitate to use
American Fork Home Inspectors Provider Name Locked
again or recommend him. I will probably have him come back when the snow melts so he can look at some things that he could not have possibly looked at with so much snow on the ground.

Owner
American Fork Home Inspectors Provider Name Locked
was very friendly and able to put anxious homebuyers at ease. Very informative and willing to answer any questions either of us had. Gave us a detailed report of issues noted with the home, along with hard binder to keep everything together. He was also very helpful, giving homeowner advice about ways to improve insulation, and other tips to help them save money.

I believe our inspector was
American Fork Home Inspectors Provider Name Locked
and he was very polite and explained things thoroughly during the inspection process. The seller was present at the inspection and
American Fork Home Inspectors Provider Name Locked
even explained to the seller that he basically needed to stay put as
American Fork Home Inspectors Provider Name Locked
is representing us. I appreciated that as it was weird having the seller there for the inspection. The only thing I wish that would have been done was he did not have any fancy instruments that could tell you if there was a gas leak in the house or any mold or moisture in the walls. The price was more expensive because he is a structural engineer but another company I used before had the special instruments to measure gas leaks and moisture and they took lots of pictures which were included in the report. I wish we would have also gotten this with
American Fork Home Inspectors Provider Name Locked

He was amazingly fantastic. First and foremost, he was extremely patient with us. There were scheduling issues with the realtors, and we needed to reschedule the day before our initial appointment. Then, there was a snow storm and we had to reschedule again. We finally hammered down a date, and he was right on time (before us, even!).
During his inspection, he would explain what he was checking and why, as well as the issues that could potentially crop up in the long run. He was extremely thorough, and very detail oriented. In addition to all of that, he was also a super nice guy. He was very patient with our questions, and very understanding with our concerns. He's also a pretty funny guy.
