showed up on time and performed the job in a professional manner. They wanted to make sure they understood what was and was not included in the price quote. After an inside tour of the job scope, they got after the job quickly. The painting took a little over a day to finish, which was to be expected. The enamel work was done very well, as was the texturing and finished wall painting. They were very neat and did not make any mess. They cleaned up after themselves. When they saw additional areas that needed painting, they asked if we wanted it done. The only break they took was for lunch and worked until 5:30 PM on the first day. Overall, a very good job.

"I really enjoyed working with
Sugar Land Interior Painters Provider Name Locked
; she came to see what I needed done and provided estimate on the spot. She was thorough and knowledgeable. I was immediately comfortable with her and the price was very reasonable. I made a few changes later and scheduling the painting was dependent on some work that needed to be completed first; they were quite flexible to work with me. The guys showed up on the day scheduled and did a great job. They were able to answer questions and give me some good advice. I was very impressed with everything from start to finish and highly recommend to others. They do work other than painting and I will definitely use in the future.

Thanks,

"They did an outstanding job. They are very understand of your schedule and will work around and they were respectful of home. They return the furniture back into its proper place. At the end of each day they left the are clean. We were so impress with their work that we had them come back for another time to refinish the kitchen cabinets. If you want a professional painting company, I would recommend L&J Painting.

"I BEG YOU NOT TO USE THIS COMPANY OR OWNER!! PLEASE READ (I know its long, but you need to read)

**DO NOT USE THEM!!!**

This company was hired to remodel the back of my house. Three bedrooms, one bathroom, hallway and closets. Including removing texture on every ceiling and wall, raising the ceiling in the hall, and relocating three door openings. All details were gone over for many hours and made them understand we were leaving for 1 week for vacation when they could not work. We asked for insurance, waivers, and all paperwork we felt we needed to protect ourselves.

This owner
Sugar Land Interior Painters Provider Name Locked
, gives you a very convoluted multicolored contract that is hard to read on purpose. He purposefully omits items from the contract so he can tell you they were not in the contract, and he will have to charge you more money. Whether or not it was specifically discussed and agreed upon for the initial work. He also never gave me a current contract to own or sign. I received two copies of the initial contract before all the work to be done was added. A new contract was done 22 days later that his supervisor had and I took his copy, but it still was incomplete and incorrect, so I never signed it. I asked him for a current contract constantly and to this day, never received one.

This company was contracted to work and be paid in 4 equal payments as the work was completed. After the first two weeks I made a payment to them to their supervisor who arrived and asked me for a payment without an invoice or any paperwork. I agreed because of the work that had been performed to that point and I could track the check I wrote. After our return from vacation, the work stopped, became erratic, and was nowhere close to being professional or acceptable. His own supervisor came to me and told me he had to pay his workers out of his own pocket because the owner wouldn't give him any money until he could get money out of me. So unless I paid him on his contract his workers would leave and not continue to work. I paid the supervisor money to not be out of pocket. (If he was lying to me or not I do not know, but my conscience felt it wasn't right) I recorded every day when the workers arrived and at what time they left and the work performed. It is unbelievable to me how many days they did not show up at all or arrived at 3:30 in the afternoon to work for 2 hours.

I called this owner, his office, and left emails around the clock for him to call me or my husband about the work being performed. He would not return our calls and never returned any email. When he did contact us days later, he would apologize and say he'd been sleeping the whole day because he had been up for the previous two days. This was his standard excuse. Who works like that?? How completely unprofessional is that??

The first two weeks their work team arrived on time, worked fast, and cleaned up after themselves. The work looked good and professional. We left for a week of vacation on the third week.

Once we returned, the work was to continue until done. However, the men did not show up and then became very erratic on their arrival times or didn't show up at all. Never called or informed me of anything. A new crew was brought in to do the work and didn't know what they were doing. Worked stopped getting done and the work they did do was sub par at best. I later learned the worker who did the demo and construction the first two weeks left to work for someone else. The men who did show up, 1 or 2 only, arrived anywhere from 10am to 1:30-3:30 in the afternoon. No one ever worked on the weekend per my request.

They began the demo of my bath and assured me it would be finished in a week, two at the latest. A plumber was required to move the drainage hole for the tub due to the new Kholer tub not in the same location as the previous tub. However, they used one of their workers to try to do it and it took him 4 days to get the drain to work, during which he ran back and forth every 30-45 minutes to Home Depo. trying to figure it out, and he did not cut a new hole. I complained profusely that a licensed plumber was needed to do all the plumbing work and was told over an over that, that was the way they did it on all their remodeling jobs and a licensed plumber would cost a fortune to use.

It ended up, that the worker crossed water lines somehow with the new plumbing and caused hot water to come out of all the bathroom fixtures in the house and the hoses outside. I had to hire a licensed plumber on my own to not only fix the tub drain fiasco but the water crossed lines as well. They also had to move the plumbing over on the wall that the contractor was scheduled to do. ($300.00) While working in the bathroom, there was only 1 worker most of the time, 2 men arrived in the morning but at lunch only 1 remained. I had no one else working to finish any of the walls or the rest of the house, at any time. Everything just stood uncompleted with dust and construction material everywhere for weeks.

After a heated conversation with the superintendent, the owner finally had to speak with me because his supervisor called him and handed me the phone. During this conversation, he had the
Sugar Land Interior Painters Provider Name Locked
to tell me the work his men had been doing for almost 2 months was not in the contract and I would have to pay more money for it. The sole main reason this owner was contracted for was to remove the bubble texture off my walls and ceiling and make them smooth and then paint. That was the main reason I asked him to come give me a bid for the work. During our meeting I told him everything I wanted to do to the back of my house and he said remodeling is what he does and said he could do it all. Now, after 2 months of work, this man had the nerve to tell me we never discussed removing all the texture off the walls and ceiling and it was not in the contract, even though his workers began scrapping my walls and ceiling from the very first day! He also tried to talk me out of having smooth walls, saying they were very hard to do and they showed every imperfection. HE suggested I use texture again, and had his men show me many types of textures to pick from.

Now, during this phone conversation, this owner is trying to tell me we never discussed using texture and he wanted more money. This is after his men had already textured one room and my hallway and were working on the other rooms. So I told him I didn't want texture to begin with, and if he didn't want to continue to do it, to make my walls smooth like I wanted originally and let them be done with it. To complete the work as contracted and finish. After our 45 minute discussion, I gave the phone back to the supervisor.

When he was done talking, the supervisor began packing up all his equipment and things like they were leaving. I asked what was going on, he said his owner asked me to pay more money. I said not until the work is complete. So they packed up everything and left.

I have not heard from them since, they have not called me, emailed me or sent me a letter. They have simply disappeared because I would not pay them for not working or doing the job properly.

They left my house in a shambles!! I have no bathroom, it is gutted with a tub. No walls are finished or painted. There is construction mess everywhere in every room. Drywall dust coats every conceivable surface. Paint and drywall mud is on the floors, bathroom tub and walls where they left it. All this right before Christmas, where my family and I have been living in the front rooms of our house for 2 months.

I have since that same day, hired a new contractor who arrived and began working the following week. They have had to literally redo every single wall the first group touched. The new workers have done more work and 10x better looking work that the others did in 2 months. The new contractor was so appalled by their work they said I should
Sugar Land Interior Painters Provider Name Locked
for pain and suffering as they left me in tears.

All this work was done with me calling constantly asking where the crew was and why they weren't working, talking to the supervisor about what was or was not on the contract and them constantly complaining about money. And all the problems I have listed doesn't come close to the whole story and problems I had. From tile being uncut for the shower to my new AC duct work being corroded with drywall dust. (had to hire a company to clean them out at $250.00). I also rented a storage facility to move everything from the back of the house into it. The owner assured me I would need it only for 5-6 weeks at the very most until cleaning was done. I just paid my third month rental for $159.00 and will need it for another month at least until the new crew can finish. That's a total of an extra $1,000.00 I've had to pay not planned for. Plus the cost of the new contractor.

Please understand, I am not a crazy woman who can not be satisfied. I understand not every contractor will make everyone they work for happy, and you can't make everyone happy in this business. I am also not a perfectionist, drywall sometimes will not be straight, especially if the studs and warped. Corners will not always be perfect etc. But what I am, is a normal housewife who planned this work for 3 years and was meticulous in how I wanted it to look. I purchased all my bathroom items myself, all new doors were custom ordered, all the lighting, all the ceiling fans, had hundreds of pictures for reference and asked for nothing outrageous. Everything was

shaker style. I am just a normal lady.

I would NEVER - EVER use this contractor or owner. He is a liar, fraud, deceiver, and will cause you nothing but pain and heartache!! I am willing to talk to ANYONE even considering using this company. I have a hundred photos of their work to prove what I say is correct and honest. You may contact me through Angie's List at any time.

"I just submitted a review for another contractor and decided to look at the reviews I had submitted previously. I was so upset to see that I had failed to submit a review for
Sugar Land Interior Painters Provider Name Locked
at the time that she did work for us because we were/are so happy with her work that I would not want to miss an opportunity to share the experience.
Sugar Land Interior Painters Provider Name Locked
does such great work that I would say she is an artist! Her attention to detail is remarkable, and the result is rooms and spaces that look just beautiful, clean and fresh. Besides being amazingly talented, she is an extremely hard worker, and removes window coverings and wall hangings and does whatever needs to be done to prep and complete projects. I agree with everyone else, too, that she is very friendly and pleasant. My husband and I recommend her wholeheartedly and look forward to working with her again. Our apologies for taking so long on the review,

Sugar Land Interior Painters Provider Name Locked
from
Sugar Land Interior Painters Provider Name Locked
came to our house to review the job and provide an estimate. He was very professional and had great suggestions. He provided us with a quote on site and worked with us when another company quoted less. We wanted to go with
Sugar Land Interior Painters Provider Name Locked
because we had heard they were great, so we were willing to pay more for their services. They also include all paint (from
Sugar Land Interior Painters Provider Name Locked
) and supplies in their quote. The painters showed up on time, but I was surprised that
Sugar Land Interior Painters Provider Name Locked
did not come to walk them through the job. I had to walk one of the guys back through everything
Sugar Land Interior Painters Provider Name Locked
and I had already discussed. The painters did not speak much English and had some misunderstandings of what we wanted. Once they had the first coat of paint done on day 1, I noticed several areas of concern. The 2 bathrooms that they had resurfaced were terrible. They looked like someone who had never painted or surfaced anything did the job. Also, I could tell that they did not properly sand and prep high traffic areas (bottom of doors/door frames), but had just painted over the old rough spots. I tried to discuss these with the foreman, but he did not seem to understand me and just assured me they would finish everything on day 2. When my husband got home and saw everything, we called
Sugar Land Interior Painters Provider Name Locked
to discuss our issue.
Sugar Land Interior Painters Provider Name Locked
said he would send the foreman out the next morning to go through everything. Day 2, the "foreman" showed up early to go through our problems, and it was the same guy we had already been working with. He seemed to understand our concerns this time. When we got home that afternoon, they had redone the bathrooms and they looked much better, but still did not look professionally done. The bottoms of doors and door frames still looked bad. There was also paint dripping down from the stairs onto the walls and from the tops of door frames. They got paint on all of the hardware they painted around (door knobs, locks, hinges, etc.). They painted our cabinets shut and missed a 2nd coat on most areas. I tried to point all of these things out and have them fix them while I was there, but they just weren't able to do the job to standard. Ultimately, I just wrote them a check and decided I will fix all of the detail work myself. The only reason I went with the more expensive company was to have good detail work, but they couldn't handle it. Also,
Sugar Land Interior Painters Provider Name Locked
never called us back to see if our issues were worked out. After it all, I will surely never use
Sugar Land Interior Painters Provider Name Locked
again and would not recommend their services to anyone.
