"We receive the package and my husband installed all the sensors. The set up was easy. Love the no phone line feature however it also came with high monthly price." We like the app on our cel. We're happy with customer service.

"Great customer service and sales. Very informative. Everything works as expected. Easy to install yourself (took me about an hour). They are extremely responsive" and up front about their services. Only disappointment was that the 45/mo I signed up for, for 3 years didn't include being able to add my own extra smart padlocks or cameras to the central security panel. I'd have to pay even more per month for that functionality. That's why I gave the Price a C. With as easy as it is to setup your own wireless smarthub, just use the security stuff they provide and don't let them up charge you.

Should I install security cameras?

Highly rated Angie's List service providers list the pros and cons of home security camera surveillance systems.

In considering residential security improvements, most people think in terms of locks and alarms.

After experiencing a burglary, you start to examine what went wrong. If your home didn't keep the burglar at bay, consider these home security options.

Regular maintenance for residential sprinklers is fairly easy. In most cases, you can inspect and check an in-home fire sprinkler system yourself.

Angie's Answers

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

Home Security System reviews in Sugar Land

Worst ever service. Problems with install. Spent over 5 hours calling
Sugar Land Home Security Companies Provider Name Locked
- even office in Florida. All they offered was a 30 dollar credit. Glad contract is up. They never ever ever ever tested my system. Two times I set it off - I called them - they did not even know!
- Lisa A.

I will never again recommend
Sugar Land Home Security Companies Provider Name Locked
to anyone. I used to have
Sugar Land Home Security Companies Provider Name Locked
and their system was great. It was wired and it worked. I don't care if it's wired or not, but silly me, I would like it to work. I had the sales person come give me a quote for the installation. I told him what was important. I really wanted protection for myself and kids. Property was secondary. He looked at the layout of the house and he wrote up the order. Since I had
Sugar Land Home Security Companies Provider Name Locked
before for almost 20 years, and in that almost 20 years they switched over to
Sugar Land Home Security Companies Provider Name Locked
with supposedly same great service. WRONG. The installation person came out and I again explained what I wanted to protect because apparently he didn't see what the sales person wrote. So he installed it and tested it and left. I shouldn't have
assumed I had the same great system. So here is a list of the problems first:
1)If you set the system to Armed-Away, which means that motion sensors is on as
well as doors and windows, if you do not open and close a door, the system
"will think" that you haven't left and aren't leaving and it will
switch to Armed Stay. That means motion sensors are disabled. I
learned that after calling a month later trying to figure out if the motion
sensors were working.
2)The only way to do Armed Away without opening the door to leave, or an Instant
armed as the
Sugar Land Home Security Companies Provider Name Locked
system allowed you to do, you have to do it from the
keypad. The keypad was installed down a hall by my garage door.
That was based on my installers suggestion because apparently you can do
everything from their handy dandy app. But no you can not. You
cannot instant alarm the system from your app. You cannot instant alarm
your system by the key chain either. So I am forced to either not go to
bed because my bedroom is upstairs and sleep in the laundry room at the garage,
or thankfully there is problem 3 that allows me to arm the system and ...
3)Motion sensor doesn't sense motion unless you are directly under it. So I can
arm it and walk right by the motion up my stairs that is supposed to cover my
stairs since it doesn't work anyways.
4)The noise that it makes can't be heard upstairs. Those of you that
have an alarm from
Sugar Land Home Security Companies Provider Name Locked
knows that the alarm sound can be heard by everyone
in the house including possibly the neighbor. This one cannot.
5)Policy is horrible. I called 3 times to ask about the motion. I learned a little more about the system and learned that their customer service isn't that great. They obviously know that you are in a contract and they aren't letting you out. I received words like "if you aren't happy with your system, it's new so I can't offer you a deal but I can give you 25% off if you want to add more equipment". So because their equipment doesn't work like it should, I can pay for more equipment and they will be the
big guy here and give me 25% off. So I should be thanking them? I further told the last person that your equipment wasn't working so why should I spend more money to fill in the gaps? He said he didn't know what to tell me. I told him to let me speak to a manager. He told me he would email a manager and they would get back with me within 24 hours. He maintained
his calm, it doesn't matter to me attitude. I gave him my number and after a few more words hung up. The "technician" that was sent to my house not to change out equipment but to only make sure the equipment was running like it was supposed to told me that they (meaning corporate) would not let me get out of this and to put my boxing gloves on to speak with them. He told me technically the system works. I could not believe my ears. He could see that it did not cover any area besides right in front of it. I couldn’t protect my family room or the office either. He repeatedly told me that technically it worked. I could not
believe my ears. The technician they sent over said that I needed their other system. It was wireless and it works. I asked if the motion sensor works the same way and he said yes. I told him I needed to call and speak with a manager. I let him go. Then I called to tell
Sugar Land Home Security Companies Provider Name Locked
I wanted to cancel and remove my system. The lady told me that I would have to pay the cancellation fee. I asked her how much. She said 75% of my contract that was only a month and a week old and my contract was 2 years old. The amount for my cancellation fee was $850+. I asked to speak with a manager then. I had called another place that
could install the system the next day but they didn’t want me to be double billed. The manager got on the line and
I told her what happened. She said in a bland, I
Sugar Land Home Security Companies Provider Name Locked
’t care voice, “if you aren’t happy with your system, you can add
additional equipment and I can give you a 35% discount.” I told her I didn’t want a discount on
equipment when the equipment I had didn’t do what it was supposed to. She said that if I wasn’t happy with the
equipment they could send someone else out to adjust it so I was happy with it. Everyone I spoke with was very
careful to never state that the equipment wasn’t working correctly. They never stated with me that the motion
sensor should reach such and such a distance. That should be known. I explained
that I was standing under the sensor when it finally went off. She again stated that I could add additional
motion sensors on there if my room is too big. I was so angry. I have not been able to let go over their words. This
was a company I trusted to protect my kids. Myself. And now I know from the top down, they
Sugar Land Home Security Companies Provider Name Locked
’t care. They just
want your money and lock you into a contract. So now to arm my system I have to turn on the system at the keypad at
the garage. Open and close the garage door. Run upstairs. Turn on a motion sensor I purchased from Home
Depot for $30. And then hope for the best. I might as well looked in a phone book for a random no name business. I
didn’t expect this from a company that promises to protect all your stuff.

Absolutely AWESOME! Easy to install, great customer service, and
Sugar Land Home Security Companies Provider Name Locked
(sales rep) was wonderful!!

Before we even signed the contract,
Sugar Land Home Security Companies Provider Name Locked
came out to the house and spoke extensively with my husband about what our security needs were and the type of equipment to be used. He was very professional and answered all questions without hesitation. His team of 3 installers did a great job with as little mess and disruption as possible. They were all polite, respectful and hardworking. It was a blistering hot day and they were working in sweltering conditions in the attic and outside. We kept them in cold drinks and gave them money to have a nice lunch AND THEY EVEN BROUGHT US THE CHANGE!!!!!! They had patience to explain everything and go over it again when necessary. After the security system and video were installed in one day,
Sugar Land Home Security Companies Provider Name Locked
then came back, set everything up with the monitoring and patiently went through the details of operation. We are extremely pleased with the job and feel very safe knowing that our home is secure. Great job guys!! Thanks very much!!
- Joseph C.

I was really psyched to get this system and install. First thing I noticed, very chincy components. However, very easy to install and setup. clever system. My problems were that different components failed. 2 base stations, fire alarm, 2 motion detectors, all had issues. when you have component failure on an alarm system, it's bad. Because component will fail, alarm goes off,
Sugar Land Home Security Companies Provider Name Locked
calls and/or Police/Fire department sent. The worst experience was a bad fire alarm sensor. it went off, i told them NOT to send the fire department. They ignored and sent anyway. THe Fire Department broke into my house, and charged me for a false alarm.
When I've asked
Sugar Land Home Security Companies Provider Name Locked
to help me, they say we understand....we're sorry...what can we do. And then they do nothing. Shameful.
- Richard G.

So far I have no complaints about
Sugar Land Home Security Companies Provider Name Locked
. I was really turned off by the authorized (but independent) contractor from ADT that visited me at my home to sell me on ADT's services. I don't like high pressure sales pitches because I feel like I'm being taken advantage of, at the very least in terms of price, if not for more reasons. So I embarked on a lengthy research project that covered everything from equipment types, to price, to costumer service, and beyond. Without going into too many of the details I settled on
Sugar Land Home Security Companies Provider Name Locked
based on several independent blogs, articles, reviews, and my own comparisons. I don't like spending money if I don't have to, so subscription based services tend to rub me the wrong way, but with FP I feel like I'm getting more out of it than just a person in some unknown station monitoring my system. I feel like I have the freedom to customize my system as I see fit and not be obligated to buy massively overpriced proprietary equipment (like from ADT). I CAN buy more sensors and equipment from FP, but I don't HAVE to. As long as the sensors are compatible with the system, I can buy them from whoever/wherever I want, and just call FP to have them walk me through activating them. There IS a contract, yes (I opted for the 3-year since it gave me the best price on initial equipment purchases, but they also have 1 and 2-year options), BUT considering that you can easily disconnect the system and take it with you wherever you go, it's sort of a non-issue. Thinking about how many 2-year cell phone contracts I've signed over the last couple decades and how many times (zero) I've given those things a second though puts things in perspective. I also really like their support. They are attentive and actively contact you to make sure everything's cool, and that's in addition to just be on hand whenever you have (stupid) questions to ask. I've spoken to 5 or 6 different people in their support staff, and every single one has been very courteous and patient with me. Never once have I been made to feel like an idiot, or that I'd be judged for asking a question.
I'm very happy with the service so far, and don't see that changing anytime soon. If you are in the
Sugar Land Home Security Companies Provider Name Locked
for an alarm system, I would highly recommend
Sugar Land Home Security Companies Provider Name Locked
. Hands down the biggest bang for your buck.
- Brian O.

The customer service at
Sugar Land Home Security Companies Provider Name Locked
is beyond compare. They have always been friendly and helpful. From the initial purchase of equipment, through hardware setup and alarm response (there have been 2 alarms since having my service), they are always, quick, courteous and professional. I've never had as good of an experience with an alarm company as I have with
Sugar Land Home Security Companies Provider Name Locked
- Brad M.

Sugar Land Home Security Companies Provider Name Locked
has been unable to get the account established correctly and we've spent months and many hours on the phone with
Sugar Land Home Security Companies Provider Name Locked
trying to get it fixed. I was told by someone in customer support again today that she thinks they've finally fixed the billing problem. I hope so -- unbelievable that no one seems to know why it isn't working or how to fix it. Everything works fine on two other accounts we have with
Sugar Land Home Security Companies Provider Name Locked
. I also noticed the monthly monitoring fee on this vacation home is being billed at $1 more per month than the contract amount. I didn't expect as a long-term customer of
Sugar Land Home Security Companies Provider Name Locked
to have so many problems on this new account or be treated so rudely. I certainly can't recommend this company anymore.
