I was concerned about the possibility of a fire and wanted it replaced with the metal one. Since adding hardwood floors to my kitchen, I noticed that my refrigerator had caused some water damage and wanted to find the source of the leak.
came on Friday 2/20 to take a look and give me an estimate. He took his time and offered some possible solutions to each of my issues. He returned on Monday 2/23 to begin the repairs. He made sure to keep me informed of everything he was doing, including showing me the reason why things had malfunctioned. He removed the toilet, cleaned and disinfected the area, filled a void with plaster of
and replaced the wax ring with two wax rings to make sure that there was a tight seal. He then meticulously cut out the damaged drywall ceiling (which I thought I'd have to call another tradesman to repair), he had his assistant flush the toilet several times to make sure it was not leaking. He then replaced it with a drywall patch and finally taped and mudded the area flawlessly. After that, he began work on the dryer. He took it apart and cleaned everything. He also suggested replacing the wheels and rubber belts that could possibly fail in the future (my dryer was 20 years old and had never been serviced!). He also replaced the selenoids at no additional charge. After checking and cleaning the vent, he attached the new metal vent and tested everything. Moving on to the refrigerator, he discovered that an integral part of the drainage system had malfunctioned. The water was unable to drain which in turn, caused ice to build up in the bottom of the freezer as well as on the freezer coils. Again, he removed the freezer drawers and dismantled the area below the French doors. One could clearly see the ice build-up. He removed the ice in the bottom and using very hot water, carefully melted the ice on the coils and in the drain. He also adjusted the opening on a rubber "
-like" part which had not allowed the water to drain through. Before reassembling the unit, he poured water in to make sure it drained properly. He then checked the back of the refrigerator to make sure it was clean and all connections were tight and leak free, including the water shut off valve assembly. All repairs took about 41/2 hours.

was very punctual and when he could not be here at the agreed time, he called. I also received a call from his secretary. He put on "booties" upon entering and wore them throughout the job. If the ducts are venting through a window I'm assuming the duct work is all easily accessible.  Lowe's and Home Depot sell a cleaning kit that uses an electric drill to spin the brush as it goes through the ductwork.  I've found it to work quite well and you can do it yourself.  It may take a few passes the first time to get everything out if it has been a while since it was last cleaned.  Just make sure you get all of the loose lint out after running the brush through from both ends and you're good to go.  Please note that if the line is not hard but rather a flex duct line you can easily puncture a whole in it with this kit and will do better to clean it by hand.

I have never seen one of this type that does not exit the house. You would not want the grease dumping into your basement, even with a filter it will happen.

     The greater part of your job will be carpentry as if there is a wall behind the stove a hole will have to be cut up through the basement into the wall up to the stove. Unless it is one of the stoves that allows for it to fit inside a cabinet below. To answer correctly most here would be a picture of where this project is being done. I have done motorized ones that extend up out of the counter when in use and then retract. Those exit through the cabinet and require the cook top is to the front of the counter and not a drop in one

     As an added note these tend to be better as they do not pull the heat away from the stove top when in use as much as the ones flush with the stove. I have install quite a few and happen to have an Amana cook top with built in down draft and I have to shut it of to get water to boil on the back burners.

     A carpenter will know what can be cut and what not in the basement, a sheet metal contractor should know as well but at the other end for the finish by the stove they might not. Most carpenters that do kitchens have installed the minimal amount of duct work for this. They just have to be carefull with the number of ellbows and the lenght of the duct.

A part was ordered after the initial diagnostic visit. Waited a few days because the part needed to come all the way from GE, but when he received the part, he came the next day to take finish up the repair. Was here less than two hours, no problems, and I would use again if need be.

On the first service call, the technician said he did not have the right hose and it had to be ordered and that they would call the following Tuesday to schedule second call for the Wednesday. Tuesday came and went so I called them; I was told the technician was out sick and they did not know if he would be working Saturday. I asked if there was another technician they could send and was told the others were busy.
I called Lowes warranty department to deal with the problem and an appointment was scheduled for 2/24. The same technician arrived and after a few minutes, and a phone call told me he did not have the right hose and would have to order another one. I told him his excuses were not my problem and that the service was unacceptable. He said, "well I can understand you are upset". I asked if he would be back on the 25th. to fix the washer and he said no, I would get a call to reschedule.
I called Lowes warranty department and they were not much help either, they would expedite the case to a specialist, but they still would give

I called the Lowes store and talked to the sales person who takes care of us and he made arraignments to have another provider come and fix it.

The technician (Bill) arrived on time and quickly identified the problem with the appliance. He also checked that other systems were behaving correctly and demonstrated that this was the case. He provided a quote for a replacement control board, placed the part request with the home office indicating that it would be a few days before they would have the part and left. Bill called about 30 min later and said he would have the part soon and could he come back to finish the repair. Bill returned about 1 hour later and replaced the board in short order. Bill was very professional, courteous and appreciative of my time. He also provided an unsolicited and very complementary opinion of the Lander's company. He obviously enjoys working at Lander's. If the other techs feel the same, the company is clearly doing something right and this will be reflected in their work and customer service. I appreciate straight up honest people and companies and don't mind paying a little more to ensure there are no games with my time or my money. Based on this experience at least, Lander's is a very good company and I will be happy to have them back if the need arises.

The provider was scheduled to come and do an install on wednesda the 9thy. They called and said the would be there. Later that day they called and said that they wouldnt come because one of their installers had been in a car wreck. They rescheduled for the following Monday. They no showed. They also didnt reply to several phone messages and when i did finally talk to someone they said they would personnally call the installation supervsor and have them call me. They never called. When i called back they again said the would call him and have him call me. I also asked that the person i was talking to call me bck and confirm they had gotten ahold of the installation supervisor. Again the didnt call and the person i was talking to didnt call back either. I called the [presidents hotline and left a message but no one ever called me back (see a pattern here?) The next day, Tuesday they called me at work and said they were on the way to install the hood. I told them that wouldnt work as I was at work. They rescheduled for Friday 8-10. Friday they no showed. Same pattern. I called and left messages or talked to a front desk person who said they would call back, which they never did. At 330 I finally spoke to the installtion manager who apologized and said they would reschedule for the next week and I could have any day and time that worked for me. I told him their customer service sucked and why would i possibly use them. I even asked him if it was his house would he keep taking time off work to be there only to have them no show? He said he would probably use someone else himself. I WOULD NOT USE

After confirming that the pump was, indeed broken, he replaced it (he smartly brought one along based on my initial call to the service center. He replaced the pump quickly and then starting checking the system. After some time, he determined that the main processor board was faulty...providing inconsistent control of the machine. After checking, we both agreed that the price of replacing the board in addition to the pump was excessive. Money would be better spent on a new machine.

When I called to schedule a technician to service a broken oven,

offered me two possible dates, one of which was a week later than the first. They originally asked for a 1-5 pm window for the earlier date. I explained I had a brief 1 pm doctors appointment, but I could arrange for someone to be at my house. Instead, the scheduler suggested changing the service call to a 2-5 window. I thanked them, but explained that it was more important that the technician show up than force them into a schedule they couldn't deliver on. She assured me that I would get the service call. When the day for the service arrived (today), I waitied over two hours without hearing from the company, and then I called the scheduler to check to see if I was still on the schedule.
After apparently doing some checking, the scheduler said my technician, Nick, was in another town (

Perhaps, but it is about the fourth time in the last six months that a contractor or repair person or professional has stood me up, and none have even attempted to make a courtesy call. Integrity with making and keeping appointments with me is important to me in my professional and personal life and I won't do business with someone who can't manager their calendars.
