Should you buy a warranty to protect you from unexpected problems with a newer home? Knowing the costs, benefits and drawbacks will help you decide if a warranty has value for a home five years old or less.

No. 1: fire stations make good neighbors. If you’re more than five miles from a fire station or more than 1,000 feet from a fire hydrant, you’ll pay several hundred dollars more per year for your policy.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 


An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.


Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. I called them because my outside air conditioner unit had stopped working on a Sunday, someone came out to check the unit that Monday and it took them two more days to get back in touch with me to let me know what they were willing to repair. I decided to call and cancel my work order and my contract with the company. I was on hold for about 15 minutes before I talked to a representative about canceling the work order and it took another 45 minutes for me to talk to a representative about cancelling my contract. I assumed that because I had this contract I would receive repairs/service in a timely manner, I called a company myself and the air conditioner got fixed that same day, yes I had to pay but the problem got fixed in timely manner. Texas in the summer is no joke without an air conditioner!

This started off by submitting a service request and being assign an AC vendor. The AC vendor first reported that they had called and everything was okay. No such call ever took place and the warranty company called them back to force them to come out. When the AC service came to our house we provided the AC service records from another licensed AC service indicating

We disputed this with the warranty company within thirty days, but they did not do anything. We received a bill from the warranty company for 60.00. This apparently is a service call fee and is expected regardless of the vendors ability or willingness to do the work. I called the company to protest and the service person

was not responsive to my concerns and refused to wave the fee. My Realtor gave them a good reference so I was surprised by this encounter. I would not advise anyone to use them.

sold me a contract with new house purchase. called them for hotwater tank service. they gave me a number for a plumber. They did not call anyone. They told me to call their contracted plumber. I called him and he stated he does not do business with AHS anymore. Called AHS and they said to call a plumber and have him call in to them to get auth. for reimbursement. Never got reimbursed and plumber stated he does not do business with them anymore.

When we ran the machine, the water never stopped and the machine flooded our house. Water spilled directly into our duct work and damaged our floor and electronics in the basement.

Technician did a pre-season tune up on two A/C systems. The A-coil was leaking on one system. Tech called it in and One Guard approved the replacement. Easy.

The pervious home owner purchased this warranty for us. The company did repair our furnace in the winter. But, recently we had a plumbing leak that required me to turn off the water supply to the entire house. I live in an old home and cannot just shut of water to one area. It was a Sunday when I put the order in and they replied on Monday. However, they could not find anyone in our area for three days to repair the leak. At this point we are going on day four without any running water to our house. They did not seem to think this was a big deal. After waiting days for them to find someone, they finally said we could choose a plumber in our area and the plumber could bill them. We did this and it was fixed. Right after this we received our renewal agreement in the mail for $500. I called to see if we could negotiate a lower price since they do not have people in our area to fix emergencies timely. I am not mad that they would not lower the price, but the people who handled my call were extremely rude. I told the first guy who answered that I had a question about my renewal, without taking my information he asked "what is your question" in a very rude and annoyed manner. I asked to negotiate the price and he yelled that they couldn't do that, with no explanation. I asked to be transferred where he proceeded to tell me it doesn't matter because they will tell you the same thing. I had a similar conversation with his "supervisor." Overall, their response to what I would consider an emergency (no water for four days) was terrible. Their help desk personnel were rude. And, they were not concerned at all that I was unhappy with the service. There was no apology or anything. This is a terrible home warranty company.

We had 2 20 years old A/C units ; one stopped working at the beginning of the summer and the other one was working slowly. We contacted our home warranty and they requested a leak test ( at our charge) before to do anything. The leak test cost us $ 450 . The diagnostic was that the leak was due to rust on both units and so the insurance will not refund us because the units were rusted. How can they expect not to have rust on outside units in Ohio!!! So they made us pay a leak test for refund nothing on the change of the units. I am really disappointed of this company. They have some may exclusions that you will not get refund for anything! DO NOT RECOMMEND !!

Called in on broken microwave mid June. AHS put the repair with a very incompetent company, it was an ordeal to set up the appointments, and very hard to get to communicate with both the company and AHS. The vendor finally came out, took down the part number, ordered and called us to say the part was in. We waited around on the set repair day and the vendor never came. I called them twice the following week and asked them to call back for a new appointment, no call back. Then I checked AHS and the repair was listed as complete. When calling AHS then said yes, the part is not covered, which is has been in the past. Granted that could have changed and I should have checked, but both the vendor and AHS left us with the impression that the broken part was covered and we were just waiting for vendor to set up new appointment. We are now living with a microwave that is held together with tape.
This is not the first time we have found AHS to be difficult to deal with, can only regrettably say go somewhere else for your appliance coverage.
