quickly provided us with an extensive (24 page) report on the condition of the home.

's inspection revealed a few major concerns with the home. After we had specialists come to look at the issues (electrician and a roofer), we emailed
their write-ups and he freely offered further insight into the issues and his thoughts on what should be done. We were able to use

Buying a home is one of the biggest decisions you will make in your lifetime.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Very responsive on email and by phone. Sent reminders. Arrived before the scheduled inspection time and was ready to begin the inspection on time. Thorough and very professional. Inspected areas the first inspection missed. He did not go on the roof! I asked why and he looked across the street and said "Your neighbors shingles look good so you are in good shape". I should have immediately told him I didn't want his services. 3 months after moving in my gutter started falling down and the exhaust pipe had a leak. He did not go into my attic after I specifically told him to. How do I know? You need a ladder to get in my attic and he did not bring a ladder into my house. During the walk through the air conditioning wasn't working. He said the air was meeting the standards. My first summer came and I had no AC. The repairman showed me the inside of my furnace. He said no one should ever have let this go. All the coils were rotten and there was a big leak. His freon detector went off 5 feet from the unit! I learned my lesson. He also forgot to do the radon test which my realtor knew was a deal breaker for me. How convenient? The plumbing in the tub in the spare bathroom isn't caulked and water falls in behind the drywall. The grout in the tile floor was not real grout but a type of quick fix. It started flaking and breaking apart immediately. Maybe that might have been hard to notice but the night I moved in I noticed it. I definitely don't think he had my best interests and I hired him to protect me! I felt pretty stupid once I found all these things. don't ever use referrals from your real estate agent! They work together with contractors and just want to make a sale. I don't care how friendly and nice they are. I would not recommend this company.

He went up the roof, attic and the crawl space for a detailed inspection. He answered all of our questions and was very forthcoming in providing me more details and tips. He also did the Termite and Radon inspection as well. Got a detailed inspection report with all the photos the next day. During our initial inspection we did not have access to a crawl space because of a jammed window.
