"I contacted
along with four other foundation companies all of whom provide steel piers for foundation work that I knew I needed. Rusty Woods" came out and looked over the situation and worked me up a proposal to do the work. I spoke with Rusty several times by phone in the next couple weeks to address variations in the work to be done. It was very nice working with Rusty. To Rusty's credit he picked up on several things that needed to be done that the civil engineer who provided me an engineering report had not recommended. But to me they seemed logical to be included so I revised the scope of work to reflect several of his suggestions. A neighbor was also researching foundation work so we started comparing notes. We even requested bids from the same companies and decided to visit a job site of each of the bidders to see exactly how the work was performed. After visiting an Accurate site, we came away very impressed with the work being done although we had concern about the angle support
being used not being long enough to support a good portion of the perimeter beam. I spoke to Rusty about this and nothing really came of it. This was the support
they used and it was Rusty's opinion that it provided enough support. Accurate's bid was the third lowest and my neighbor actually chose Accurate to do his work and he was very satisfied. I chose another bidder because of its warranty, approached used to support the house and cost. Regarding the warranty Accurate offers, it appears to be a lifetime warranty but in actuality, it is lifetime on the steel piers only. Other restrictions apply. Of the five companies I considered, only two companies provided what I consider a true lifetime warranty. All the others had warranties that appeared to be lifetime but the lifetime was on the steel piers. I chose one of those that provided the lifetime warranty and the other company was the most expensive of all those I considered.

stopped by several times in the next couple weeks to address variations in the work to be done.
came out on one occasion to test the thickness of slab and locate some interior beams. It was nice working with both of these fellows. A neighbor was also researching foundation work so we started comparing notes. We even requested bids from the same companies and decided to visit a job site of each of the bidders to see exactly how the work was performed. After visiting a
site, we came to realize that the support of the house was being transferred to the steel pier in one of two ways -- an angle
as shown in the literature and in some cases, a side mount plate with screws into the perimeter beam. it appeared to us that the side mount plate (and screws) was cracking the perimeter beam severely and under load could
its "grip" on the perimeter beam. Further, it was being used too often and for the primarily purpose of saving time in installing the piers although the field foreman had an explanation for its use which was primarily to avoid having to deal with roots. This latter approach did not look like a very good way of supporting the house to us. I contacted
and talked to him about the matter.
said he leaves the decision as to which support to use to his field supervisor who had been with them a long time. There was no negotiating on avoiding the use of this attachment even with the offer to pay more for avoiding its use. I was told this is the way we do it. At this point I disqualified
even though their price was very attractive (second lowest bidder) and
and
were great to work with.

Contractors say homeowners with this trait are the most satisfied with home improvement projects.

Relying solely on measurements to determine the condition of a foundation often leads to risks incurring further damage to a home, says Granott. (Photo courtesy of Angie's List member Dale W. of Boones Mill, Virginia.)

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

There are two types of cracks in foudation walls, horizonal and vertical. The vertical is from settling and usually is not that bad a repair onec the settling stops or the cause is fixed. A horizontal crack in my opinion worse unless it happened right as the house was built and it was backfilled incorrectly. That should have been fixed at that time though. Horizontal cracks are a sign of lateral pressure due to either a water problem, improper wall sizing or a combination of these. In these conditions I have always felt complete excavation outside the wall and reconstruction is your best approach with the proper sized block or concrete wall with buttresses as needed.

You mention the future sale of the home and I would think the total replacement would be the best way as it will not leave any red flags. The steel plating would point to the problem and I can just think of all that would go through a buyers mind. Little things like how long will it be before the plate rusts out and needs to be replaced, even though it would probable last a long time.

I would think you should spend the money on a consult with a structural engineer and get a written report on the problem and his recommendations as to the best repair. It will help with any future sale of the home. Without drawings the consult should be less than $500. I would bet he would recommend total replacement.

It went well. I just could not use their service. I had interacted with 3 other companies on the same project. The other 3assessed the project similarly and estimated the cost of the project around 15000 while
Leander Foundation Repair Specialists Provider Name Locked
estimated it roughly at 70000. Significant difference. The cost being 3-4 x more.

The evaluation phase went exceptional well,
Leander Foundation Repair Specialists Provider Name Locked
gave me a complete report on the conditions he found and answered all my questions. He and I reviewed a contract togather to accomplish the work required to correct the problems noted. I felt the cost was in line to meet my needs and was a true value. A date to accomplish the work was set. I received a reminder call the day before the work was to begin and all was in order. The team headed by
Leander Foundation Repair Specialists Provider Name Locked
arrived at the appointed time and started to work after checking in with me.The team members were technically competent, productive in the work agenda and cleaned up behind themselves. They removed all the falling insulation, wrapped all my foundation pillars, removed and smoothed out the ground, placed insalation around the entire outside foundation walls - then coverd the ground with a high grade plastic. They completed the project with the instatlation of a new crawler space entry door called a turlte. They lastly installed a electric dehumidifier unit to maintain a appropriate mosture level. When done the team leader checked in with me and showed me pictures of what it looked like under my house. Due a lower back injury I had experienced, my wife and
Leander Foundation Repair Specialists Provider Name Locked
crawled under the house to check out the finished work. It was letter perfect in line with the initial contracts requirements. On a scale of 1 to 10, I'ed give this job a score of 12.7 - it was that good! All my expectations were by far exceeded!!

Very professional and nice. They had good workers. There were a few hiccups along the way but nothing major. We also liked that there was no money asked for up front, we paid once the job was completed.

The crew showed up and worked the entire time. My wife actually felt sorry for how hard they worked and made them lemonade. The first thing they did was go under my house and support the entire area with heavy duty

which took the pressure off of the exterior walls. Then they knocked down and disposed of the exterior walls and dug and poured new footers. They enclosed the work area with plastic and with a safety fence and came back two days later after the footers had cured and built a new block exterior wall. The
