"Our biggest mistake was using the inspector that our realtor recommended. Never ever do that! But we this was our first home purchase so we didnt give it a second" thought.. When
got here, he brought a young man with him. My husband followed
around the house while
rattled off different thing, no big deals. He ran water, flushed toilets, turned on lights, etc. We didn't think about it at the time, but in the basement he never moved or looked behind things to see the entire waste line piping. We got the complete report from him when it was over going over every room and aspect of the inspection...electric, plumbing, roof, foundation, heating, etc. the inspection was done about a week before we closed. We closed the day before we had to move in so we did not have a
to get in and notice if
had missed anything and didn't expect it anyway. we had two days to move out of our apartment. We moved in on a Saturday and expected to stay. After just one flush we discovered that there were two major cracks in the waste line. Raw sewage was leaking in our basement in two places. Definitely something that
should have found! It was evening but I called
anyway and got his answering service. I told them our emergency, but we were told that
is hard to get a hold of but he will get our message tomorrow. We then went back to our apartment, which we didn't expect to be sleeping in that night. Next day, Sunday, we called
again and still couldn't get a hold of him. I was told the best thing is to wait until Monday and call. I reiterated that this was an emergency and we need to get a plumber ASAP! It didn't matter. I said well okay, I'm going to have to call a plumber tonight. I was able to get a hold of a plumber that could come out the following day and look at it and do the repairs. He took one look at it and said that this NEVER should have been missed by a house inspector! In his inspection of things he also found an illegal gas connection on our hot water heater, that I later confirmed by checking with our municipality website. Our plumber stated that, this house should never have passed inspection and that he has seen buildings closed down for having this type of gas connection. He fixed that as well for free because he knew we were in a bind. He replaced the waste line in the basement with PVC pipe, it originally being galvanized steel that was rusted and cracked in two places. he gave us a very good deal condsidering the immediacy of the situation. Our realtor was aware of our situation, even coming over on Sunday to see the leaks for himself. He said that it definitely needs to be repaired and
should have caught that. I told him a plumber was coming over on Monday to repair it. I talked to our realtor again after the repair and he stated that he will make sure it is taken care of and we will be reimbursed. He said that's why home inspectors have insurance. I tried calling
a third time and left a message. We even gave the bill to the realtor to give to
. We felt better going through our realtor, since he was the one who recommended
. He gave the bill to
and said we should be hearing from him. Days, then weeks went by with NO phone call from
! We went back and forth with our realtor and he assured us that
has the bill. It was obvious by now that we were being ignored! After several attempts by our realtor to get
to reply, he finally told our realtor, that since we didn't wait for him to see the damage, the only thing he's willing to do is reimburse our fee. We were shocked! The reason he didn't see the damage is because he wouldn't return my calls!! I told his receptionist that it was an emergency!
said, that how does he know that the work really needed to be done, so implying we were lying! This man was arrogant and conceited throughout the inspection and certainly does not know how to deal with customers. We could have sued him and many people said we should, but my husband just wanted to draw a line under the whole ordeal after two months of trying to get our money (fee) back. We even had to sign and get notorized a form stating we won't
him and this in no way implies that he did anything wrong. I was furious!! I spoke to two other people that have used him since, and he missed things with them also. He's so arrogant and unprofessional, I found it hard to believe that he has good ratings on Angie's List.

-Deborah P.

"Great job from the first phone call to the final reports. They answered the phone call on my first attempt. The phone conversation was pleasant an courteous" , I told them what I wanted and
told me what to expect and quoted me a price for each service. He then ask what time I wanted the inspection. I was in a little hurry be cause I only had 7 days.
did not flinch and said he could have someone there in 2 days. 2 days later I met the inspector
who had arrived early and was already inspecting the outside of the house. He advised me to take a look around while he work and if I saw anything to just ask and he would be glad to answer any questions.
also did the same for me if he found anything he explained it to me and what I could do to correct it. 18 hours later I had the wood destroying insect report emailed to me, 48 hours later I had the house inspection report emailed. 24 hours after the radon survey was done I had that report. All were easy to understand contained photos and look very professional

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

Dear Angie: Should I hire an independent home inspector to look over a newly built tract home? — Deborah D. of Renton, Washington

Buying a home is one of the biggest decisions you will make in your lifetime.

Angie's Answers

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Home Inspection reviews in Granbury

Granbury Home Inspectors Provider Name Locked
was great! He arrived early and was ready to start as soon as we arrived. Throughout the inspection, he would point of issues to us and explain them in detail. He was more than willing to answer any questions we had about the inspection. In addition to explaining the problems, he would give many suggestions on how to fix it. If the seller completes our repair list, I plan to contract with
Granbury Home Inspectors Provider Name Locked
to do an additional inspection.

- Gregory B.

We were buying a new home, and before we signed the P&S we were required to get a home inspection to ensure there were no expensive issues that needed attention. As the new home was not nearby and time was of the essence, I found
Granbury Home Inspectors Provider Name Locked
using the state of
Granbury Home Inspectors Provider Name Locked
listing of licensed home inspectors, available here: http://license.reg.state.
Granbury Home Inspectors Provider Name Locked
.us/public/hi_biz/v_list_hi_order.asp?OrderCrtr=city and then followed up with Angie's list to look at the ratings. Starting with our initial phone conversation,
Granbury Home Inspectors Provider Name Locked
Granbury Home Inspectors Provider Name Locked
stood out from the crowd. He was professional, courteous, and knowledgeable, and gave me clear answers to all my questions.
On the day of the inspection
Granbury Home Inspectors Provider Name Locked
got there before us and quickly got to work setting up the water flow test; when I arrived he explained what he was doing and what the test meant to us. I followed
Granbury Home Inspectors Provider Name Locked
around through a very thorough exploration of every nook and cranny of the structure, inside and out. Being local to the area and therefore familiar with relevant building codes and practices,
Granbury Home Inspectors Provider Name Locked
had a lot of useful insights about the construction of the house, and what we can do to improve it. I learned a lot about the house from following
Granbury Home Inspectors Provider Name Locked
through the inspection. I really appreciated his courteous and thorough answers to all my questions.
We concluded the inspection around 5pm that day, and I was pleasantly surprised when
Granbury Home Inspectors Provider Name Locked
delivered his written report the next day. The report was clear and easy to read, with lots of pictures to back up his findings. The recommendations were inline with the findings, the key recommendations were summarized. He did find a few issues, nothing really serious, and I am pleased to
say the Sellers agreed to fix them before we signed the P&S to buy the house.
I strongly recommend
Granbury Home Inspectors Provider Name Locked
for your next home inspection.

Granbury Home Inspectors Provider Name Locked
was fantastic. Showed up right on time. Explained how he would be conducting the inspection and happily answered all our questions. He was very knowledgeable and very thorough! Our realtor said the inspection would take 1 1/2 to 2 hours,
Granbury Home Inspectors Provider Name Locked
took 3 and you could tell he was completely involved in what he was doing.
The report was easy to read and pointed out problems that he found. It was so much better than the inspection that had been done on the home I sold.
Granbury Home Inspectors Provider Name Locked
took photos off almost every part of the home even showing temperatures of the AC, frig and heater. We got the report the next morning. Less than 24 hrs.

- Pam K.

As stated above, it went very well. He arrived before us and had already started looking around when we pulled up. Further, upon his recommendation, we had the house insulated properly. It's already made a huge difference in the internal temperature and overall comfort of the home (too soon to speak to energy cost savings, but assume that will follow).
- Jennifer C.

Granbury Home Inspectors Provider Name Locked
was strongly recommended my agent. Although we know it is a conflict of interest, we still chose
Granbury Home Inspectors Provider Name Locked
. Not surprisingly, everything was great. Some minor issues were picked up. We moved in a month ago. Over the past months, I basically revealed new problems every single day, from water leak, electrical problem, AC not working, My neighbors were all curious why contractors trucks park on my driveway every day. I understand home inspector will not pick up every defects in the house, but clearly
Granbury Home Inspectors Provider Name Locked
missed several very obvious issues. In addition,
Granbury Home Inspectors Provider Name Locked
is not responsive. I did send him a few emails regarding the issues we found out. He only replied one after I called his office later. No response to my other inquiries. Later on, I just gave up and moved on. We so wish we would select another independent inspector. So
Granbury Home Inspectors Provider Name Locked
of thumb, never use the inspector recommended by your agent.

- Yang S.

Home Inspection Associates was great, and their top-notch work saved us a LOT of money and pain in the house-buying process.
Granbury Home Inspectors Provider Name Locked
performed a full inspection of the house we were considering buying, and he was incredibly thorough. He produced a 60-page report detailing everything he found -- ranging from large large structural issues with the roof deck, to fine details like a chipped tile in the shower. He was professional, showed up early each time we scheduled him, and did an incredibly thorough job. Jiri was easy to work with to schedule their appointments, and they were extremely flexible and accommodating.
Granbury Home Inspectors Provider Name Locked
even showed up the next day when we were in a race to put an offer down on a house. I wholeheartedly recommend Home Inspection Associates!
- Joseph L.

I cannot overstate how impressed I am with the degree of knowledge and professionalism consistently demonstrated by
Granbury Home Inspectors Provider Name Locked
. In the area of building inspection, he is simply in a class of his own. We have used him to inspect four homes for us and wouldn't ever consider enlisting anyone else.
Granbury Home Inspectors Provider Name Locked
is extremely thorough in his evaluations. Our most recent inspection was on a renovated farmhouse that dated back to 1790. Given the numerous renovations and complexity of the home,
Granbury Home Inspectors Provider Name Locked
applied even more time and care to his already comprehensive approach.
Granbury Home Inspectors Provider Name Locked
works meticulously to identify current and potential areas of concern for buyers. During inspection, he is also eager to share his observations with buyers and educate them on the reasons for his concerns and provide suggestions for remediation.
Granbury Home Inspectors Provider Name Locked
is always prompt and courteous. He provides his reports in a very timely manner as well.
Consider yourself extremely fortunate to avail yourself of
Granbury Home Inspectors Provider Name Locked
's services. His passion for his work and expertise in his field are truly exceptional.

- Elizabeth B.

Granbury Home Inspectors Provider Name Locked
performed a thorough job and gave us a direct assessment of the house. He walked us through the entire home and was open to any questions we had. We found out the home was rotting from within and luckily avoided our purchase. I would definitely recommend him to anyone.
