"
was prompt to call and setup an appointment to view the roof. Great guy to talk to and was very honest regarding the leak and where he thought" it was coming from. Also on day he arrived, he was patiently waiting at gate when the clouds opened up and he got unexpectedly drenched. But he had great attitude about it and was quickly able to identify the problem and have it fixed. It's been 3 months and several rainstorms after and no
of a leak. I would trust Extreme with our roof s or foundation and would gladly do business again with this company.

"I was selling my house and the buyers were concerned with a crack in the foundation wall. I'd had all the cracks epoxy sealed about 8 to 10 years prior, but" due to ground movement, they had opened a little. My realtor had suggested this company, so I went with them since I was under a bit of a time crunch. They came on time and began working. I was amazed at how quickly they were able to complete the work. They were very professional and cleaned up very well after they were done. The buyers were very satisfied with the work, as well.

Contractors say homeowners with this trait are the most satisfied with home improvement projects.

Relying solely on measurements to determine the condition of a foundation often leads to risks incurring further damage to a home, says Granott. (Photo courtesy of Angie's List member Dale W. of Boones Mill, Virginia.)

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

came out to my house and spent a considerable amount of time listening to all of my problems. He then took a look at the home and gave us an estimate on what it would take to fix our house.
They were out on a Wednesday and were finished by noon the following day. It was pretty

Essentially, He tore our place up. We had a Fall and Spring season with heavy rain. Now we are noticing that our internal doors will not shut properly. we've had all of the internal cracks repaired, but there is a problem outside. We have a brick wall that is about 5 ft tall and it is crumbling. The bricks on the top are out of place and that is not an area of our home that ever had any problems before, so whatever they did clearly caused it. We are trying to sell our home and he was aware of that beforehand. That was why we made the decision to have this large project done. Now, the home is in worse shape than it even was before.

When they installed the piers on the end of our home, they totally ruined all of our landscaping. They yanked out what was there and did not put it back so our landscaping was left in disarray afterwards. We also have a back porch that is cement and is a part of the foundation. They did not investigate that and just assumed it was separate from the foundation. They drilled piers down through our porch which wasn't necessary. It also destroyed our carpeting.

We have attempted to contact them several times. We have left messages and emails and have had no response.

Excellent!!. Took the time to look at foundation inside and outside. Took measurements to make accurate evaluation of existing crack. Educated me on the type of crack, if it needed to be repaired or not. Left a phone # and offered to speak to anyone, need be concerning the crack. Would absolutely use this company myself and would definitely recommend them.

My experience with this company has been so bad that it has
prompted me to write my first ever Angie’s List review. I hired the company
initially to repair the foundation on my house. After they completed the
foundation repair, I waited the recommended 30 days to start the repairs on the
house, and I hired an independent contractor to repair the damage on the house
that was caused both prior to the foundation repair and because of the
foundation repairs. I understand that the repairs initially needed because of
the foundation repairs were necessary. However, six months after all of the
repairs were finished, the sheetrock and other repairs done by the contractor
were completely destroyed by the renewed shifting of the foundation. When I
contacted the company to ask what could be done about these new damages caused
by the work they did on the foundation for my house, they told me initially
that these repairs were not included in the contract with them. Later, their
president told me that I could send him pictures of the damage and an estimate
of the cost of repairs, and he would present it to their investors to see if
they would be able to remedy this situation. It has been a month since I
contacted him with the information he requested and I have yet to receive a
response.

Very responsive when first made contact, prompt in coming to give bid. Were up front about their schedule and we agreed on date for repair several weeks later. Prompt in arriving to complete work. Unfortunately, testing several days later revealed that there was still a leak and it took several weeks for them to come back to look at it. Once they came back they were immediately able to see what the problem was and admitted that it was their fault (they had installed a portion of the repair incorrectly). They basically had to redo much of the work, and this time it worked. There has been no leaking since, even with some heavy downpours. So end result is A, but rated B due to the error and the time it took for them to correct - while it wasn't a problem for us, since we rarely use that portion of the basement, if we did the delay would have made life very uncomfortable. Would be willing to use them again as this probably isn't a mistake they will make again and overall the work was successful. TIP to anyone having this kind of work done - while they mentioned ahead of time that there would be dust, you really need to block (tape plastic over) all vents/air ducts, doorways, etc to keep dust out of rest of house and turn off furnace/AC to avoid potential damage to your HVAC system. Also covering anything you can't move out of the area with old sheets will save you a lot of cleanup (shake off dust outside before washing).

Workers dug holes to install the piers, then returned a few days later to fill the holes back in. They even repaired some of the decorative brickwork, which I did not think was even included in the price. They diligently cleaned up after themselves and hosed down the driveway before leaving. For the money I paid, I am extremely pleased with the work that was performed, and would recommend them others.
