"Provided pictures and description for moving the shed, but no one came out to survey the job site until the day of the job. I told Colonial there was a slope in" the yard (was identified in the pictures I sent) and sections were soggy from recent rains. I requested no vehicles be used for the move. Workers showed up with no idea of the scope of the project. I ended up letting them use their truck to move the shed, the end result was deep tire ruts in the yard, dead grass from the truck tires, a joist almost knocked out, the door dented and banged up from using the high lift
and not enough blocks to level the shed on the corners - a block was set under the shed in the middle but it did not provide any support and to make up for concrete blocks they tried to level the shed using pieces of 2 x 4's. I had to straighten the joist, add blocks to level and reinforce the bottom plate with a 2 x 6. The crew was professional and worked hard - but again was not prepared for the job at hand - overall it was not a pleasant experience.

Having some miles on me, I can tell you how I remember when service providers had respect for their business and customers. How if you went to the corner gas station, they made sure to not only pump the gas for you, but also check your oil, clean your windows (ALL of them!) and make sure you were served with a smile and respect. Ballpark number - $30-50/SF for normal garage - in your area, considering need for perimeter foundation to get below frost depth, probably about $40/SF unfinished, $50 finished.

In your area, if you can afford it, I would talk to a Realtor friend (or the one who sold you the house) about how much value a garage would add, and the difference between one and two car - very few houses are built with one cars these days except on narrow city lots, so it might pay (if your budget can handle it) to make it a two-car while you are at it.

Also, a standard 1 car is about 12 x 20 feet - if you make it large enough for a full size pickup or SUV then about 12 x 24 or 12 x 26', which could improve resale value. The current trend is toward 8 to 8-1/2' ceilings and 7-1/2 to 8 foot high entry clearances also, rather than 7 to 7-1/2' ceiling and 6-1/2 foot beam clearance, to handle larger pickups and SUV's with racks.

Definitely - if you are interested, there are good videos on how it works on This Old House and Hometime websites, and probably on Youtube too, or google  -  "epoxy floor covering"

It takes A LOT of careful prep and you have limited working time to handle it (it is a 2-component product like epoxy glues and fibreglass resin, so has vdery limited working time after you mix the two components), so unless you are quite experienced with fast-setting finishes I would NOT recommend you do it yourself - get it wrong and it is MUCH harder to remove than to put on. Also, it is important to sprinkle the non-slip material over it at the right time without stepping in it or getting any on flooring that is not yet covered with the epoxy.

Find a specialty contractor for garage floor sealing - normal painters and contractors may or may not know how to do it. Rough cost estimate, WITHOUT moving a lot of stuff in and out of the garage, $1.25-3.00/SF depending on how expensive a finish you get. Keep in mind you will have to move everything out of the garage for a few days to a week, or pay them to come twice (which I have seen done) - to do it by halves about a week apart, with you moving workbenches, tool chests, etc from one end of the garage to the other before they come back.

There are a lot of off-brand products out there - a lot of them are garbage, and some claiming to be epoxy are not even 2-component, so not true epoxy. I would stay with national industrial brand names like PPG, Rustoleum, Armorchip, AkzoNobel, Dulux, ISF - the ones made by consumer paint companies like Behr, Sherwin Williams, etc seem to have a lot of bad press about them.

One thing to consider, is if your slab was coated with a water repellent or sealer, that will probably have to be sandblasted or ground off before an epoxy can adhere properly - for about $0.50-1.00/SF more.

If you are not up to spending $1000 or so on protecting a floor you drive on, you can get Rustoleum Epoxy Shield Concrete Floor Paint for about $40/gallon that, as long as you degrease and scrub the floor well before hand, sticks quite well including over a normal concrete sealer. While the rustoleum stuff is actually an acrylic, not a true epoxy, it does good for the $. The competing latex concrete paints peel and lift off in no time - they are fine for coating a basement floor to reduce moisture passage before putting down flooring, but do not hold up to garage traffic.

I redo the central driven-on half of mine for about $45 in degreaser and paint about every 10 years and while it does not look like a showroom floor after the first few weeks, it does the job of being easy to clean and repels most vehicle stains (except gasoline, paint solvents like laquer thinner or acetone, or automotive spray solvents like brake or carb cleaner, which will all soften and bubble it). It also is not anywhere as slippery as an epoxy finish. You do have to let it dry a full week to avoid peeling from tires sitting on it.

As a condo owner I presume you have checked with the condo manager - most condos have rules about types of finishes that can be used, and in some cases even colors.

That is a pretty old and small house to be putting much money into.

My recommendation would be to do no more than box in the carport as a garage, if you have use for that.

Adding a bathroom and laundry room to a garage generally means a new foundation for them, so significant cost for the small added space you are getting. Generally, one would recommend an addition rather than putting those in a garage. However, for this old a house an addition could be equal to the value of the house.

My recommendation - talk to the Realtor you bought it from, or a Realtor friend, about what certain improvements could do to the value of the house. I fear you will find that anything other than a teardown might not add to value at all, because any significant addition to that old a house, and that size if typical of the neighborhood, would make it an oddball house for the area and reduce rather than enchance saleability.

provided a contract for a bathroom remodel that included all tile work and electrical to install a steam shower in our bathroom .
i paid 50% deposit and then 2 other payments to include add on items without a promised invoice. After 5 months of requesting a final bill I received one . He had very little back up and No back up for subcontractors that I had already paid directly for my add owns.He refused to provide me with copies or to meet with me to discuss. I kept very good records.
He tried to overcharge me by over $3000.00 . I proved by way of canceled checks proof of my payments. He never acknowledged or apologized for his very poor accounting practices. Instead he ignored my proof and began bad mouthing me all over our community.
Not a professional way to do business's and very unprofessional behavior. The initial contract that was paid for the bathroom also included all cost to do our project.
His work is sub par at best and is not consistent with his extremely high pricing. I DO NOt recommend this contractor.

DO NOT USE THIS MAN OR HIS COMPANY. HE WILL RIP YOU OFF AND WILL TAKE YOUR MONEY AND NOT FINISH THE JOB. HE WILL ALSO PAD HIS HOURS AND IF YOU DO HIRE HIM, KEEP TRACK OF THE TIME HIS MEN ARE WORKING FOR YOU.
This was his first job of the year and they finished the roof part and were suppose to come back on a Saturday to build the stairs on the inside of my wood burning building but HE NEVER SHOWED UP and on top of that, HE TRIED TO ADD 8 HOURS TO THE TOTAL TIME WHICH WAS FALSE.

I had used this clown before and trusted him and his crew. He asked to be paid since he needed to pay his guys and I trusted him to come back and finish the job but he did not. I had to build my stairs to finish.
I believe he was p***** because I have kept very good hours of time worked, time spent on break and so forth and I am glad I did because this a****** added on EIGHT HOURS TO TOTAL TIME and I CALLED HIM ON IT!!!
I kept time in my shop and inside my house. This way I had what my wife had wrote down and what I wrote down and he could not challenge me to it because this

I liked that he was able to reuse materials I already had, and he did an amazing job. He worked over a period of five days, and when he was finished he cleaned up and removed all debris and left my driveway and back yard in pristine order! I was very pleased with all the work he did, and I would recommend him highly.

took out the cartridge from the new valve and installed just the cartridge and kept my new valve while charging me for the full installation. That is theft of services and theft of property.

also stole one of the shower heads that was included in the kit. The valve costs over a hundred dollars by itself, but it came in a shower kit. I will now have to repurchase the valve and hire a new plumber to install it. A hole will have to cut in my wall to access it too.
They were also contracted to paint our stairwell. They spilled paint all over the carpet, it will need to be replaced. Lowe's is going to charge me $780,00 to recarpet my stairs. There is up to an inch gap around the ceiling where they did not cut in the paint from either the wall or the ceiling. The hand rail was painted so poorly that there are dried paint drips all along the bottom of the rail. Their painter also got paint all over our chandelier. I am going to have to hire an electrician to remove the chandelier so that we can clean the paint off of it and then to reinstall it.

thought it was funny that they screwed it up and did not offer to fix it.
They put a gouge into the side of my new linen cabinet that they were paid to install. It looks as if they dropped the granite side splash on it as they were installing it.
The end row of tiles that they installed in our bathroom have all broken off. They did not run the concrete backer board all the way to the end of the room and installed the new tile pieces hanging off the

of the backer board. Once again more money to another contractor to fix their mistake.
On the bathroom door that

installed, he tore chunks out of the trim at the bottom and tore a huge chunk out of the door stopper. Not to mention it is installed an inch too high. I can literally place my toes under the door.

was installing the wall tile in our bathroom, he would stand in our new porcelain tub without any cardboard to protect it. He put a chip in our new tub and refuses to acknowledge it. There are also huge gaps in the grout, places are completely missing it.
They installed an exhaust fan in our bathroom that is either put in backwards or is not attached to the exhaust tube in the ceiling. We turn it on and insulation from the attic comes shooting out of it onto the floor.
It is a shame that I can not attach pictures of the quality of work they performed.
If you have the misfortune to hire these people, never pay them in full until they have finished the touch ups and repairs or they will never return.

I found Enterprise through my homeowners warranty program. Naturally, our AC went out on a weekend so I was delighted to find that Enterprise provides Saturday service. My first phone conversation was with the scheduling office at XXX-1000. The staff member was super nice and we scheduled service for the same day (7/25). He told us that the technician would call to introduce himself and to set a time. After an hour we received the phone call from the technician and we set up an appointment for 2 pm.
Two o'clock came and went and by 3:30 I decided to call the aforementioned number to ask if they were running late. It didn't work so I called the emergency services number and left a message. I called again at 5:45 pm to ask if they were going to show, no answer. We decided to cancel our evening plans with family and waited until after 8 pm but still nothing, not even a phone call.
I called my home warranty customer service to make sure the contract was with Enterprise and they said yes. They tried to call as well, no answer. Overall, we simply decided to call our home warranty company and asked for a different company to repair our AC.
The biggest issue (other than the 100 degree temps) is the lack of a phone call to let us know they are running late or got caught up with another job. I could have called a different company and had resolved the situation that evening. Customer service goes a long way these days.

Performed work without permission that was not agreed to in contract, then charged excessive rates for that work. Charged excessive amounts above standard rates for other work we agreed to. Took equipment that was mine and never returned it. Refused to provide work that was paid for. THEN, threatens legal action if his fees aren't paid. Having to send in another contractor to fix their errors was just icing on the cake.
