"I contacted
based solely on his reviews in Angie's List. He returned my call within a few hours and came to the house the following" day. I shared with him an inspector's report that I had received several months before recommending that a large area of stucco be removed and replaced.
examined the report but said the only way to know what's happening is to take a closer look. He cut several 3" squares of stucco and examined the condition of the sheathing behind it. He found that much of the stucco area was not damaged at all -- the damage was confined to one specific area. He then described the repair process and provided a written work order describing the work to be performed. The fee was about half what I had been expecting based on the other inspector's written report. Once I ordered the work, he and one crew member returned the following day and promptly removed the damaged stucco and sheathing. They installed kickout flashings on the roof, They replaced rotted wooden sheathing with pressure-treated plywood (a better quality material than the builder's grade). They laid a wire screen and put the new stucco on top of that. They re-stuccoed the window surrounds, which had begun to flake. They cleaned up the site and removed all debris. Four days later, once the new stucco had cured, they returned and applied the final finish coat, doing an excellent job of blending the new stucco's color with the adjoining walls of the house. Exactly one week after my original call, the work was 100% completed. No payment was accepted until the work had been done. There was no trash, no damage to our shrubbery, and no hassles. He and his crewman were polite, pleasant to work with, and got right to business.
is passionate about stucco, and has strong opinions about some area builders and their willingness to cut corners. But he believes that, if properly installed and maintained, stucco is a strong durable material that will last for generations. I have a lot more confidence in my home's stucco exterior treatment as a result. Highly recommended. No reservations.

"Responded promptly with an estimate, listed exactly what would be done. Showed up punctually to start work and completed the work as expected. Cleaned up all signs" of working. Stucco looks great - match was very good to old stucco. This is the second job I have had
and Sons do for me and both jobs were well done.

Stucco

Considering stucco? Make the exterior of your home stand out with this centuries-old siding technique by hiring the right contractor. Have some fun with stucco colors and textures or choose a similar-looking alternative, called EIFS.

It's not unusual for stucco exterior surfaces to develop cracks. Because stucco requires an individual approach, be careful about who you hire to work on it.

My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.
?

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

It went really well. At the initial time of estimate it was discussed that a certain area of my house was able to be repaired but then when they arrived and we discussed further, it turned out it couldn't be repaired without sandblasting out the problem area and completely redoing the stucco. That was a bummer because it was the one area of the house that was an eyesore but the extra work needed wasn't in my budget. Other than that, a really great experience.
Bastrop Stucco Contractors Provider Name Locked
I think was his name, was very professional. His crew showed up did the work and even cleaned up after themselves. I noticed some stucco in the front lawn (even though repairs were done on the back of the house) that must have been from them cleaning their buckets. I would definitely call on them again though.

I scheduled an appointment with this individual and I stayed home from work to meet with him. When he didn't show up I called and he told me he was behind on other jobs and wouldn't be able to come to the appointment. I rescheduled the appointment for 3/5/2015 and again missed work to meet with him. He again didn't show up for the appointment. I called and left him a message but he hasn't responded. This person is very difficult to get in contact with. His voicemail box is usually full and not accepting messages. I tried sending an email through his website but that was unanswered.

I found
Bastrop Stucco Contractors Provider Name Locked
on Angie's List in Fall 2014, when we had recently purchased a home in Castle Pines Village. The home is 20 years old and needed window replacements, stucco repair and other improvements. We contracted with a home improvement builder to do a major renovation on the home, and contracted with
Bastrop Stucco Contractors Provider Name Locked
to address the exterior.
Bastrop Stucco Contractors Provider Name Locked
worked with us over the course of 6+ months to assess the work that was needed as the scope of our renovation project continued to change. Once we finalized the scope of the project,
Bastrop Stucco Contractors Provider Name Locked
provided us with a great recommendation that involved a partial skim coat to address the new windows, doors and repair major cracks in the stucco, while addressing the remainder of the home with minor repairs and painting. This proved to be a very viable and economical solution to address what the home really needed while keeping budget in mind.

worked with our

We cannot speak highly enough of

and he's associate arrived promptly at the time he promised. He tore out an area perhaps 15' X 5'. He removed rotten plywood, various trim pieces. I watched the entire process from tear out to repair replacement. The overall craftsmanship and care taken to repair, installation of Tyvec, pressure treated plywood, stucco wire and stucco was outstanding! Careful, professional, and thoughtful throughout the day.
Cleanup was excellent.
I would highly recommend this professional, courteous, stucco team.
