"I have used BOT for the past 15 years for my home repair needs. The quality of workmanship is top-notch and always professional. There seems to be no job that they cannot handle." I have known
personally since 2001 and you will not find a more honest man in the business. Doing the right thing is just the way he lives and works. Services they have done for me include roofing, exterior painting and rotted wood and siding repair, home inspection punchlists, and construction of a barn (that's the one he's framing in the picture on his website). Trustworthiness is so important when choosing a handyman an BOT will not let you down.

and crew did a great job painting the exterior of my home. 1st day, the crew prepped the exterior of the house (power washed, cleaned, and resealed areas that" needed it). 2nd and 3rd day were painting -
paint color of our choosing. Upon my final inspection, I saw they even painted areas I didn't really expect (i.e. vents on top of the house, small boarder around garage and windows). I also had my front door resealed - which now looks like new. Overall, they did a great job and I would recommend to anyone. Reasonable price, on-time, and exceeded my expectations.

Ballpark number - $30-50/SF for normal garage - in your area, considering need for perimeter foundation to get below frost depth, probably about $40/SF unfinished, $50 finished.

In your area, if you can afford it, I would talk to a Realtor friend (or the one who sold you the house) about how much value a garage would add, and the difference between one and two car - very few houses are built with one cars these days except on narrow city lots, so it might pay (if your budget can handle it) to make it a two-car while you are at it.

Also, a standard 1 car is about 12 x 20 feet - if you make it large enough for a full size pickup or SUV then about 12 x 24 or 12 x 26', which could improve resale value. The current trend is toward 8 to 8-1/2' ceilings and 7-1/2 to 8 foot high entry clearances also, rather than 7 to 7-1/2' ceiling and 6-1/2 foot beam clearance, to handle larger pickups and SUV's with racks.

?

Definitely - if you are interested, there are good videos on how it works on This Old House and Hometime websites, and probably on Youtube too, or google  -  "epoxy floor covering"

It takes A LOT of careful prep and you have limited working time to handle it (it is a 2-component product like epoxy glues and fibreglass resin, so has vdery limited working time after you mix the two components), so unless you are quite experienced with fast-setting finishes I would NOT recommend you do it yourself - get it wrong and it is MUCH harder to remove than to put on. Also, it is important to sprinkle the non-slip material over it at the right time without stepping in it or getting any on flooring that is not yet covered with the epoxy.

Find a specialty contractor for garage floor sealing - normal painters and contractors may or may not know how to do it. Rough cost estimate, WITHOUT moving a lot of stuff in and out of the garage, $1.25-3.00/SF depending on how expensive a finish you get. Keep in mind you will have to move everything out of the garage for a few days to a week, or pay them to come twice (which I have seen done) - to do it by halves about a week apart, with you moving workbenches, tool chests, etc from one end of the garage to the other before they come back.

There are a lot of off-brand products out there - a lot of them are garbage, and some claiming to be epoxy are not even 2-component, so not true epoxy. I would stay with national industrial brand names like PPG, Rustoleum, Armorchip, AkzoNobel, Dulux, ISF - the ones made by consumer paint companies like Behr, Sherwin Williams, etc seem to have a lot of bad press about them.

One thing to consider, is if your slab was coated with a water repellent or sealer, that will probably have to be sandblasted or ground off before an epoxy can adhere properly - for about $0.50-1.00/SF more.

If you are not up to spending $1000 or so on protecting a floor you drive on, you can get Rustoleum Epoxy Shield Concrete Floor Paint for about $40/gallon that, as long as you degrease and scrub the floor well before hand, sticks quite well including over a normal concrete sealer. While the rustoleum stuff is actually an acrylic, not a true epoxy, it does good for the $. The competing latex concrete paints peel and lift off in no time - they are fine for coating a basement floor to reduce moisture passage before putting down flooring, but do not hold up to garage traffic.

I redo the central driven-on half of mine for about $45 in degreaser and paint about every 10 years and while it does not look like a showroom floor after the first few weeks, it does the job of being easy to clean and repels most vehicle stains (except gasoline, paint solvents like laquer thinner or acetone, or automotive spray solvents like brake or carb cleaner, which will all soften and bubble it). It also is not anywhere as slippery as an epoxy finish. You do have to let it dry a full week to avoid peeling from tires sitting on it.

As a condo owner I presume you have checked with the condo manager - most condos have rules about types of finishes that can be used, and in some cases even colors.

That is a pretty old and small house to be putting much money into.

My recommendation would be to do no more than box in the carport as a garage, if you have use for that.

Adding a bathroom and laundry room to a garage generally means a new foundation for them, so significant cost for the small added space you are getting. Generally, one would recommend an addition rather than putting those in a garage. However, for this old a house an addition could be equal to the value of the house.

My recommendation - talk to the Realtor you bought it from, or a Realtor friend, about what certain improvements could do to the value of the house. I fear you will find that anything other than a teardown might not add to value at all, because any significant addition to that old a house, and that size if typical of the neighborhood, would make it an oddball house for the area and reduce rather than enchance saleability.

We could not be more pleased with our new laundry room. Like many of the homes in this neighborhood, the laundry facilities were in our detached garage. The addition built by
Chattanooga Garage Builders Provider Name Locked
not only makes it possible to do laundry inside our house, but looks like it was part of the original structure, inside and out. The work done by
Chattanooga Garage Builders Provider Name Locked
and his crew far exceeded our expectations, and we will definitely be using this company again.

Chattanooga Garage Builders Provider Name Locked
was a pleasure to work with when we had our front porch rebuilt. He was willing to work with us on price and options for construction materials. He listened to what we wanted for a new porch and provided a finished product that was exactly what we wanted. He finished the project within the timeframe we discussed and always kept us apprised of his schedule. The deck looks great, is well built, and we've received lots of compliments from our neighbors. We would definitely use him again.

Beware of "bait and switch"
Chattanooga Garage Builders Provider Name Locked
. If he underbids your job and you complain about the additional cost, he’ll tell you that you started off the “wrong way” and will leave you high and dry.
I contacted
Chattanooga Garage Builders Provider Name Locked
around August 26th for a dry wall project to dry wall my newly built garage walls. I had a garage attached to my house but the facade of the house, now in the new garage, was not removed as part of the installation. I explained that I wanted the existing facade of the house removed and the walls and ceiling of the entire garage dry-walled. He was responsive at first, and asked if I would leave the garage door open for him so he can give me a bid. I did as he asked and left the garage door open. He drove by that same day because he said that he had a job cancel. Later that day, we spoke on the phone and he asked me about the existing facade of my house, its removal, among other questions. He later emailed me a quote of approximately $1500 for the entire project. I accepted and he told me that the earliest date he had was September 25th – one month away - and said he would squeeze me in if anything canceled earlier. I asked him to put it on the books even though it was a month away.
On September 25th, he showed up with four men and

. When I went to speak with him, he was almost angry and said that I had epoxied the garage floor. I said yes, it had been a month, and I couldn’t hold off all projects waiting for him to
Chattanooga Garage Builders Provider Name Locked
. He said that he now has to protect the garage floor whereas when it was concrete, he did not have to protect the floor. Fine. Then he accused me about the garage door not being there before. I said yes, I left it open for him when he came to assess the project. Then he complained to me that removing the existing facade of the house inside the garage, part of his original bid, was going to be too much work. By this time, I was starting to get the picture, he was going to
Chattanooga Garage Builders Provider Name Locked
up the price. I said, look, you were here, nothing has changed except the epoxy; the facade had not changed and the garage door had not changed. I said, give me a quote of how much more the project will be and do not gouge me. I told him, if it's too much, just do the ceiling and the other walls done without the facade. He turned his back toward me and walked away. So much for professionalism.
He then texted me and told me it would be an additional $1000. This is a 2/3 or 67% increase in price. Because I was so far delayed on the project having waited a month for him, I had to accept. I called him. He did not pick up the phone. I texted him to verify that the final price would be $2500. And he said yes, but that he would no longer do the work because we started off " the wrong way” and so it will not “end well" and that it’s in his "best interest" to decline the job. Well, as someone whom "Bait and Switch"
Chattanooga Garage Builders Provider Name Locked
has left high and dry, I know that my review weighed less on Angie's List than others because he did not perform any work for me, so it was certainly in his best interest to breach our agreement.
Expect to tack on additional expenses to the estimate, and after waiting for him for a month, “Bait and Switch”
Chattanooga Garage Builders Provider Name Locked
may still decide not to do the work if it is in his best interest. Your interest will not be taken in to consideration.

We couldn't believe how nice it looked and still looks. No leaks even after the bad storm we had recently. This is not the first job that we have hired him to do. He built a barn type storage unit for us in the back that looks wonderful and he also built a play ground swing set that we bought at Costco that had about a jillion pieces and not marked what pieces belong to where. He has also installed 2 doors for us as well. His prices are fair and on the windows and doors we had installed we had gotten some quotes from a few other window & door places and they wanted twice to three times more. He is definitely a professional and takes pride in his work. I would recommend him to anyone.

There are 3 numbers you call in an emergency: 911, your mother, and Rich
Chattanooga Garage Builders Provider Name Locked
.
As stupid first time home buyers- my husband and I, our realtor, and our home inspector all missed major termite damage done to our downstairs. After over a year of investigating legal action, it was decided that the cost to
Chattanooga Garage Builders Provider Name Locked
was too high, with the outcome not being guaranteed.
After receiving several estimates upwards of $35,000 (and that was just for the hardwood and subfloor work), we thought we would be stuck with a dangerous situation that we could never afford to fix. Certainly, we'd take a loss if we ever sold our home. And then came Rich!
We had brought him in months before to quote a different project, and had never contacted him thinking this was outside the scope of his company. We neglected to realize, there is literally NOTHING he can't fix. And if he can't fix it- he knows who to call to get it done.
Not to sound dramatic, but he truly was our angel for this project. It was a total disaster area for a couple days- I mean you rip out your subfloor it is gonna be messy! But he and his team did their very best to keep us comfortable.
He always answered or returned my texts and calls. He always asked me first is something unforeseen needed done. He kept me constantly in the loop, and often did not charge me for little extras that came about. He even gifted us new baseboards because he refused to use the old ones!
It was a huge job that took a bit longer than the anticipated 3 weeks (about 5)- mostly because of crazy stuff you find in a 80 year old house, or because I added things on to his list. He is a perfectionist, detail oriented, professional, and above all he is fair and kind. In fact
Chattanooga Garage Builders Provider Name Locked
(paint & drywall expert) was sent almost immediately to my house to correct something minor on the ceiling.
The final cost did exceed the original price, but not by a heck of a whole lot- and mostly due to my add ons. And even with all the unexpected repairs, Rich either found areas where we could reduce the cost, or did not charge me if it was negligible. He is
I trust Rich, and all of the guys on his crew to come in my house, and do whatever they need to do. As a woman, you hope if you ever find yourself alone with a contractor, you feel safe. I feel totally safe with anyone associated with Rich in my house, with or without my husband being there.
Shout outs to all the guys:
Chattanooga Garage Builders Provider Name Locked
,
Chattanooga Garage Builders Provider Name Locked
, and Rich
Chattanooga Garage Builders Provider Name Locked
, (and an unnamed plumber)- all great friendly guys willing to go above and beyond that helped with the project.
There is NO ONE ELSE I will ever use to do anything around my house without either A) Calling Rich first, or B) There is no B.
In fact, they are starting our bathroom
Chattanooga Garage Builders Provider Name Locked
next week! By the end of this year- Rich Could and his guys will all practically be family, and I am very okay with that!
