assured us Floridian would handle everything and hold tenants to an ironclad lease. . Lease stipulated only 2 passenger vehicles would be at the property. Tenants moved in with a heavy duty pickup which leaked oil on our clean brick paver driveway. When questioned about this

said listing the two vehicles in the lease was "only a courtesy."
Tenants immediately parked a 30 ft boat and trailer in the lot adjacent to our house. They parked another of their trailers on another vacant lot across the street. Lease stipulates no boats or trailers "on or about" the property. Floridian agents said it would be moved to storage facility. It sat there 8 months. Too late we found out that parking a boat on a lot you do not own is a code violation and lot owner would be fined $50 a day for this. Floridian seems to be ignorant of this code which has been in effect for years. They never addressed the lease violation. Floridian agents told us "It is not your lot."
On more than one occasion when we complained about lease violations we were told by Floridian agents that we were getting an exorbitant rent for our property.
. On Nov 19 I emailed Floridian to find out why rent had not been deposited in our account. Only then did they tell us they had accepted a personal check dated Nov 21. Lease stipulates late payments needed to be paid by certified check. By keeping us in the dark about the payment that was 3 weeks late they deprived us of our right to serve a three day notice and possible eviction proceedings.

1. No certified check as per lease. We understand that Floridian
Floridian agents said they would keep a close eye on tenants water bill- lease stipulates tenants must keep these bills current. Twice during a 12 month period their water was turned off for non-payment. Nine out of 11 bills were paid very late.
Lease stipulates NO PETS. In April while raking our fenced yard we found dog feces and reported this to Floridian. There was NO RESPONSE to our email about this. Then a few months later we found dog feces on the lanai by the pool. I emailed Floridian a picture of it and the response was that the tenant's mother-in-law was visiting with her 5 lb Maltese and she took it for a walk and it was scared by a snake. You can not make this up!!! A month later we found more dog poop in the back yard and emailed Floridian about this. NO RESPONSE to this email.
When we found 5 boats in lifts, on the dock and two boats tied to each other in the water at the dock - a lease violation- Floridian's response was one belonged to a friend and one belonged to a guest and "they should be gone in a day or so"
We had just installed a new hot water heater when Floridian said hot water heater was not heating water. They told us both tenant and agent checked switch that controls electricity to heater and it was on. Husband asked them to check again and Floridian agent angrily told him she already did. Got a bill from plumber for $68 for repair. Husband called to get repair details and plumber said he just flicked on the electrical switch to hot water heater.

If you are a property owner who needs professional property management steer clear of this disreputable company.. You will be promised whatever it takes to get you to sign with them but then leave you high and dry. They act as though the tenant is paying them not the landlord. Floridian endeared themselves to our tenants by ignoring the lease, hoping to rent another place to them in the future. Floridian had no incentive to work for us. They would. get paid regardless of their efforts on our behalf.

SHE IS THE SALES BROKER IN THE FAIRMONT/ ART MUSEUM SECTION IN PHILADELPHIA (zipcode 19130). I NEVER HAD A BROKER
WORK AS HARD AS SHE DID FOR ME. She even put up with my excessive calling. I just wish I found her sooner since previous sales people hired cost me tens of thousands of dollars.

the contract to purchase the house based on the defects they found, and
then used them for a subsequent inspection on the home we purchased.
They are very thorough, prompt and good- it is a father/son team and
they really both know what they are doing. Had quotes from other

thought their price was reasonable and a good bargain based on the

Realty also gives a good presentation of negotiating credentials and communication skills. It's a good sales pitch but... the minute an offer was in-hand, this Seller-Agent was all for the herself and seemed to no longer represent us, the very Homeowner-Sellers who hired her in the first place. This Seller-Agent's idea of negotiating was to tell us to open our wallets and make problems go away. In this sense she was far better at pushing the Buyers' agenda instead of the ours. She never suggested what might be good negotiating options for us to maximize our return on the sale. Such negotiations of course might risk the deal and her commission and of course, her commission never changes no matter how much we Sellers might spend. In fact, she recommended to hurry up and fix something and not give the Buyers a choice in how we fixed it. Her idea of communicating was to choose what to communicate and what to omit when it suited. She failed to communicate that the

was coming until an hour beforehand. She never communicated the time/place of the Closing event. She never communicated to the Buyers that there would be only one walk-thru. She threatened that the bank needed a receipt for a repair and that the bank would require a re-inspection if we didn't produce a receipt, when neither were required by the P&S, nor the bank. We believe she selectively communicated in both directions. Beware, a lot of emails were forwarded unfiltered and unedited, so we stopped using email. These behaviors built a lot of unnecessary bad tension between the Sellers, Buyers, Realtors and Attorneys and fostered mistrust all around. We also found it unprofessional for her to be critical of our hired vendors, with whom we had a long-standing excellent business relationship. She shared Buyer information we thought should have been confidential. She seemed to think she had influence with a number of vendors and municipal agencies, when she actually left a trail of vendors and suppliers rolling their eyes. We felt her style was to pressure, threaten and insult people, including for example, saying to us "you had better fix that" in the midst of informing her we were pro-actively repairing it. When she made a night-before-Closing request for a second walk-thru for the Buyers, she said "the Buyers want to check if anything was broken since the last walk-thru". This message was not only insulting to us but it was after we spent tens of thousands of dollars replacing septic and installing other fixes at our expense, after scrubbing and cleaning the house to perfection inside and out, AND it was after we had explicitly stated she should set Buyers' expectations that there would be only one walk-thru. And while the Buyers may or may not have said that, it was simply bad "bedside manner". She seemed to have forgotten who her customer was. Or maybe we were mistaken to think that we ever were. If you're getting ready to sell your house, talk to other people who have sold their homes to see if a similar transformation took place with their Seller-Agent. But if you're a Buyer, you could possibly benefit from being on the receiving end of this Seller-Agent's style. Our Buyers did.
