"About 12 years ago, I found
Crown Plumbing on Angie's list and have used
until now. He was always reasonable," honest and provided high quality services. His son
has recently joined his business and unfortunately is the polar opposite.
quoted prices for two jobs, which I accepted and scheduled. However, when
arrived, his prices doubled and he refused to give me the basis for the revised quotes. I told him his dad was always reasonable and I was upset by the sudden increase, to which he replied, his dad lived in a trailer and he (
) had a to make a better living. I tried calling his dad to discuss but
became surly and said he was leaving and wouldn't do the work. He had a horrible attitude, and refused to honor his original quote, also replying that his brother works for another plumbing company that would charge even more. I am so disappointed. He won't be in business long!

-tori K.

"My experience with
was a positive one. The price charged was fair and the work was done in a timely manner. There was a slight hiccup with" the installation process that
to minor leaking after the installation was complete. However, the company was extremely responsive and corrected the issue the day I called. The installer was polite and apologetic about the issue. All in all, I'd recommend

When should I replace my water heater?

Dear Angie: My water heater is past its expected lifetime. Should I automatically replace it or wait until it fails?

Water heaters

Standard storage tank water heaters typically need to be replaced after about a decade, but they can last years longer with some homeowner maintenance. When the time comes to buy a new one, there are more options for consumers to consider.

Installing a new water heater can be dangerous, so it's best to hire a licensed plumber to do it for you.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

I've seen and heard mixed reviews.  They aren't really popular here due to our super hard water which clogs and rots everything it sits in.  A company I used to work for tried electric units about 10 years ago in several homes but had to replace many of them within a few years because the build-up from the hard water hindered their productivity to little more than enough supply to run a sink.  I've heard better success with gas units since there are no electric elements to burn out and gas can get hotter, faster to get through the deposits on the tubing walls inside the unit.

Standard electric water heater usually take a 30 amp circuit so they are often wired with 10 guage wire.  Electric on-demand units large enough to service an entire house usually take 50 amps (or more) from what I've researched in the past.  That means they need a 50 amp breaker and will be wired with 6 guage wire.  By the time you factor in the initial cost of buying the much more expensive on-demand unit and rewiring for it I'm not sure you'll save money in the long run.

A better and cheaper option would be to put a timer on your standard water heater so it only kicks on during typical demand times.  They have override switches so you can turn it to cycle normally when you are off of work or need it during the day/night if not during the preset times.  A cheaper point of use water heater at the kitchen sink will ensure you have hot water there even when the main heater is off.  This is usually the point that requires hot water the most frequently.  Remember that your water heater will hold hot water for over an hour once it has cycled off.  Take advantage of that.

There could be. Different municipalities have different rules (codes). However, I have never heard of a plumber being the code enforcement guy. I have never heard of a plumber being able to collect a fine from a homeowner. It may cost you $150 to bring it up to code, but that should be included in the repair cost. You would need to check with your city (usually Department of Code Enforcement or Plumbing Commission). If he put it in writing, you need to send them a copy.
Make sure they get a permit if required. Ask if they will haul away the old. Type of new heater installed and tank warrantee. What kind of parts will the price include, you should have an expansion tank installed and make sure they counter balance the pressure to match the static pressure in the home. Should also include new dielectic unions, do not reuse the old ones. See what the rate for extras is in case they need to do additional work. Check references if possible.

Water Heater Repair And Installation reviews in Columbia

I only needed a new power vented gas
Columbia Water Heater Installers Provider Name Locked
, however when
Columbia Water Heater Installers Provider Name Locked
came and inspected my current one, he was concerned with the original set up as there were some things that probably should not have passed inspection when the original tank was installed. Asked if i knew about expansion tanks, asked if I understand the gas valve, etc.
Columbia Water Heater Installers Provider Name Locked
walked me through everything prior to doing any of the work. He was very thorough, responsive and just a genuinely professional contractor. I would highly recommend

Responded quickly. Gave me explicit instructions on how to maintain the water heater. A lot has changed with these water heaters since I last purchased one. Only surprise was the additional $98 to take haul the old tank away because I had 14 steps to the basement where the water tank was housed. He did ask me to sign a satisfaction survey which was already marked. But I was OK with this.
- Vivian T.

Our water heater was old, and once removed, it turns out there had been a small leak for quite sometime and there was mold. They cut out the moldy drywall and removed that from our home, in addition to removing and replacing our water heater. Great work! My old complaint is that the water heater dripped rusty water across my garage and my driveway and the guy did not clean it up and I did not notice it for a few hours. We have a new driveway and it was a bit of work to clean the rusty spots, but it is good.
- Julie T.

Called late at night when I noticed tank leaking and phone was answered quickly by service but had to wait until morning for return call with estimate. Return call was prompt the next day and service was scheduled for the afternoon between 12-5. Technician arrived shortly after 12. He was courteous and friendly. Did a nice job despite a few unexpected issues and left the work area clean. Would definitely consider hiring again in the future.

Owner made appointment to come Wednesday, following week to perform maintance on my Ranai Water Heater and never showed up... I think it slipped his mind and waiting for a call to take care of my water heaters. I still think he is outstanding and looking forward to him coming to finish the job.

We purchased a replacement water heater from Home Depot and contracted with
Columbia Water Heater Installers Provider Name Locked
for the installation. They were able to work within our scheduling needs and a team of two (pro and helper) appeared promptly, first thing the morning scheduled. The pro was very efficient and knew what he was doing. The only fault really was his not being very comfortable answering questions. The work was completed in a very timely fashion. **However** - six weeks later while working in the basement, I heard a sudden whooshing, and when I checked, I found that the exhaust pipe had popped loose! I was able to re-attach and keep it that way until a follow-up visit could be arranged. Another tech came this time and "fixed" the problem by tightening a clamp. I had to point out that the cause really appeared to be due to a misalignment in how the pipe entered the water heater, and that the pipe needed to be adjusted by redoing a couple of holding clamps on the way out of the basement (along the basement ceiling). Also the overflow tube was not properly sealed (glued). This was rectified. I'm unsure if we would use the company again (not an absolute yes or absolute no). Overall we are pleased with the work but the job should have been completed fully and correctly on one visit.

I have used
Columbia Water Heater Installers Provider Name Locked
multiple times now
and I would give them 5\5 stars for the plumber
Columbia Water Heater Installers Provider Name Locked
, and 2\5 stars for the
Columbia Water Heater Installers Provider Name Locked
. As such I am giving them a 4/5 stars, but ask for
Columbia Water Heater Installers Provider Name Locked
by name
when you schedule your appointment.
After looking around for a plumber to do some projects for
me, I settled on
Columbia Water Heater Installers Provider Name Locked
’s because they had a decent Angie’s list deal, they
said they had flat rates, and I had to start somewhere.
The first job I had them do was add a shutoff valve under the
house since the only other one was the main and the shutoff and drain valve was
frozen open.
Columbia Water Heater Installers Provider Name Locked
was the plumber who showed up initially for the job, and was
about 1 hour late. He apologized profusely, provided a $150 credit (based on
their punctual promise) and got to work investigating the jobs I wanted done
and to provide a price quote. They quoted $249.00 to add the shutoff valve and
$296.00 to fix and install a freeze proof hose bib. After stating that I would
do just the first quoted job for now, he got ready to perform the work.
However, after realizing that the house was on the Gardnerville Town company
water system, he said that I would need to get the town to shut it off as they
have had issues with them previously. Since I didn’t have the tools to shut it
off myself, I agreed and we scheduled for the next day.
Columbia Water Heater Installers Provider Name Locked
arrived again the next day and quickly got ready to
perform the work and the job was done quickly. He added a
Columbia Water Heater Installers Provider Name Locked
-bite ¾ shutoff
valve to the line and warranted the work for 2 years. The valve worked and
there have been no leaks.
Since they had done a good job for this, I called them again
in a few weeks to have them give me a price for some other work, do a drain
cleaning, and add a drain for my water softener.
Columbia Water Heater Installers Provider Name Locked
arrived on time and
provide me a quote to completely re-plumb the underside (as it was badly
corroded), add a drain for the softener, and to install pex for just part of
the house. After getting the quotes, having the drains cleaned, and thinking
about the options, we scheduled to be back in a week to have the drain added
for the softener. The quote for the re-plumbing was also warranted for 20
years, which is great. They also discovered that my drain to the city was being
squished and would probably last another 2-3 years; He estimated about $2,500
for this fix; and could be done without digging up the ground.
When the time came to get the drain for the water softener
in, a different plumber
Columbia Water Heater Installers Provider Name Locked
Columbia Water Heater Installers Provider Name Locked
had no clue what job he was here for.
I informed him he was going to add a drain to the garage for the water
softener. It was about 8 feet of pipe to run, and based on a
Columbia Water Heater Installers Provider Name Locked
’s knowledge
of the plumbing I let
Columbia Water Heater Installers Provider Name Locked
know that
Columbia Water Heater Installers Provider Name Locked
suggested running it to the wall,
transitioning to galvanized (per code to run pipe through a firewall), then
back to a nib so that the water softener could be hooked up (similar to how a
drain in a kitchen sink would work).
Columbia Water Heater Installers Provider Name Locked
then went to explain that all that
work to add a galvanized pipe through the wall was unnecessary and that a
plastic pipe through the wall was fine. He was going to add a fire resistant
caulk around it and call it good. Since he was a plumber of the same company
and would warrant the work, I agreed. Although I did debate calling the company
to see if this was correct per code, as it
Columbia Water Heater Installers Provider Name Locked
had said code did not allow
running a plastic pipe through the firewall into the garage.
After crawling under the house
Columbia Water Heater Installers Provider Name Locked
left to head back to
Columbia Water Heater Installers Provider Name Locked
to get the parts that he didn’t have. Probably due to him now knowing
what the job was, and this pushed the work back another 1-2 hours as he got
parts. Once he arrived back, he was quick to complain about how he was not
being paid enough for his work and was going to call the company to ask for
more money to do the job. I counted at least 8 times of him telling me (the
customer) that he was not getting paid enough. This does not leave a good
impression on the customer.
Once he finished the job, he said that water could be run
though it in about 20 minutes and everything should be good. He took payment
based on the previously agreed upon rate and left. Unfortunately he did not
have change for the job and we agreed to instead apply the extra as a credit to
my account for a future job. The plastic pipe he pulled into the garage he
glued a cap onto, rather than putting the threaded screw like a kitchen sink,
which will require me to get another plumber out to finish the job, which is
not what
Columbia Water Heater Installers Provider Name Locked
had said would be done. I had expected a threaded end with a
threaded cap so I could remove it without cutting the pipe. I crawled under the
house to look at his work after and it looked decent, I am not sure it had the
required 1/4inch per foot slope, but I assume as a license plumber he did it
correctly. It just didn’t look like it, but I’m not a license plumber.
Columbia Water Heater Installers Provider Name Locked
was at the place I also asked him to give me a
quote to add a gas line for a
Columbia Water Heater Installers Provider Name Locked
. He planned to use flexible pipe about 9 ft
worth, and would charge me ~$1,200 to do the job. After looking around I found
two other plumbers that would charge about 1/3 that for the work; one doing flexible
pipe, and the other using rigid black steel. This vastly overpriced work, along
Columbia Water Heater Installers Provider Name Locked
’s comments and attitude has made me look elsewhere for the time being.
All in all, my experience with
Columbia Water Heater Installers Provider Name Locked
Plumbing had
been excellent (considering I called them back for multiple jobs) however this
last job left a bad impression and I called out a different plumbing service
for the next two jobs that I needed done.
Scheduling with
Columbia Water Heater Installers Provider Name Locked
was about as expected for a
service run company where jobs can (and tend) to run late. After a few
appointments, we settled on having the plumber call when he was 30 minutes out
instead of having me sit at home waiting, which worked nicely.
While this is completely my option, if you plan to use
Columbia Water Heater Installers Provider Name Locked

Columbia Water Heater Installers Provider Name Locked
, I would ask for
Columbia Water Heater Installers Provider Name Locked
by name to do your plumbing. He is knowledgeable,
his work was top line, and he works very hard to ensure the customers are happy
with what they are getting. He also takes the time to explain all the work and
why things are done certain ways. My impression was that while
Columbia Water Heater Installers Provider Name Locked
is trying
to pull in new customers and keep them,
Columbia Water Heater Installers Provider Name Locked
was trying to drive them away. If I
go back to do work with them, which I probably do to use my cash account credit
used, I would only ask for
Columbia Water Heater Installers Provider Name Locked
to do to the work and would decline
Columbia Water Heater Installers Provider Name Locked
if he
showed up; even if this pushed the job back a while.

- George C.

I thought I would need a new water heater, but it turns out I only needed new hoses. That was fantastic. Saved me a lot of money. I wouldn't consider using anyone else in the future.
