I bought my last house and also sold it FSBO.  For me, both ends of the process were simple and relatively hassle free. 

I advertised in the paper once a week and had an open house every Sunday for about three weeks.  I also had an FSBO sign in the front yard that I would put balloons on (for attention) when I had the open house.  It sold quickly. 

The cost of an attorney to go over the paperwork was MUCH less than the price of a relator.  I bought one of those ready-made packages from the nearest office store, read it over and made a few changes to it.  Then I had the attorney look it over.  I think it saved some money having the attorney just look over the document and make changes rather than having him create the entire thing. 

 When I decide to move out of my current house, I will definitely go FSBO again.

Yes! Movie tickets, 2 hours at the spa, 10 rides at your local "iFly", etc. Bottom line: You know your clients. Find out what they do to reward/pamper themselves and give them that!

The second appointment was also a no-show, when I phoned him a few hours later, he stated that he forgot to update his calendar. The third appointment he cancelled an hour before stating that his child was sick. I gave him one more try, and he was right on time the fourth time. He was professionally dressed and started out okay.
He rushed me through the tour, not taking the time to look at the things that I pointed out (awesome workbench, brand new

dishwasher, fire pit, separate office, pine floors, pantry). He wanted to get down to business. And, that business was for him to knock down everything about my home to get me to drop the price. He showed me a

analysis that was shoddily thrown together, and included a comp that I knew to have been a dilapidated home with a 25 year old roof and needed a new furnace, inside was filthy, etc. He then showed me a home listed for $10,000 more than mine and said, "I mean, but come on, which house are you going to go see, this one or yours?" The insinuation being that my home was unattractive. I do a ton of entertaining, and I receive nothing but compliments on my home, my fire pit, my kitchen, my choice in decor. I also have put in a couple thousand dollars in cosmetic repairs that I knew someone would probably want if sold. He then rudely stated, "You house will not go for more than $____, I guarantee that." There was simply no call for that. It was rude.
I was told he was in the next town over, but it turns out he's 30 minutes away. This is problematic, as my neighbors have told me that you definitely need a realtor closely and intimately knowledgeable about our community, school system, etc. He informed me that I need to write down those things as he isn't aloud to say them, but that I can (i.e., he didn't know). I said, "Well, I meant so that you can

it to the right people, pick a young family and/or a handyman who will love the workbench, shed,etc." But, he said, condescendingly, "It doesn't work that way."
He also stated, unsolicited, that I wasn't motivated enough. I said, "I want a shorter commute to work, that's a pretty good motivation." But, he shrugged, and said that "well, you just don't seem motivated." I had a party the evening before, and hadn't finished cleaning since I was called last minute into work for a few hours that morning, and he was motioning around as though the place was a mess, and it truly wasn't. A couple trash bags that needed to be taken out, a carton of empty beer cans, a few wine glasses/appetizer plates that needed to be put in the dishwasher. The way I see it, "motivation" to him means, "I'll take my 6% for the listing, but you need to do the rest."
He did state that he would take professional photos at his expense, and that was nice. But, other than that, his whole motivation was to get me to drop my price. I do understand that: He'd rather sell 6 houses at way below

than 2 at a fair price: less work, less headache, fewer showings. But, as a realtor, if I'd have signed the contract, he'd be responsible for looking out for my best interests. Since I hadn't signed the contract yet, he is only responsible for looking out for his best interests, and that's precisely what he was doing, which is perfectly legal, but not ethical IMHO. And he did so in an insulting, degrading manner. So, I didn't trust him to look out for my interests once the contract were signed.
I will say that even if my house sells for thousands less than

's prediction, I will walk out of a closing if he is the buyer's agent, as he will not get a nickle of my money, ever. I'm not that desperate at this time.

Lowe of REMAX and I would NOT recommend him. We were very disappointed with

Lowe as our realtor. Which surprised us bc of the reviews we read prior to listing with him. In the beginning, we thought he would have our best interest; but we soon learned we did not choose the right realtor. His arrogance and condescending attitude made it difficult to work with him. Basically he put the for sale sign in the yard and listed our house. Our house was not a difficult home to sell bc it was well maintained, priced to sell, and in a desirable neighbor. When it came closer to closing our home, we questioned his "settlement fee" (which we thought was a litigate and necessary charge for the new

and notary) which was a $450 charge in addition to his 5% broker's fee. But after doing some research only $100 of the $450 actually goes to the

After making a price change to our house, we refused to resign the seller agreement form bc of we didn't agree with the settlement fee; however, he said if we were going to be like that then he would raise his compensation from 5% to 6%. We repeatedly asked him to remove the charge but he refused to do so. $450 may sound like a little bit of money in the grand scheme but it's the principal of the matter which reflects poorly on

and his unwillingness to compromise than in losing $350. So just BEWARE! Handling the paperwork or transaction is the agent's responsibility for which they are compensated in their commission. Adding fees on top of that to increase a bottom line is unethical. He said he disclosed it but we said he didn't...regardless, it is an excessive fee that we reluctantly HAD to pay so it would not impede the closing. Hopefully this helps educate other sellers to look closely at all the fees and know you are not required to pay a settlement fee or transaction fee in addition to a realtor's commission.
