"This was a second home inspection in less than 40 days on different properties with the same Buyers.
was early and thorough with his work explaining his findings" along the way. He was wonderful as usual and gave them a discount for their return business. I recommend
to all new clients. Very much pleased.

"He did an excellent job. He made a video of the property with comments and a comprehensive report with photos and explanations. His work was thorough, all-encompassing from rooftop" to basement. He pointed out not only the parts that need work, but the good parts, too. He tested all appliances, windows, doors, outlets, dampers and drawers, found both
problems and high points. He spent a lot of time on the furnace, ducts, sump pumps and fireplaces. I highly recommend his services.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

You may never believe the things a home inspector will discover unless you're there, too. Being at your home inspection lets you see any problems firsthand.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

takes his time going through the property and noting all issues. He took close to five hours on the first property. It took longer than normal because there was just so much wrong. At no time did he try to rush things through, he made sure he did the job right. Fortunately, the second property didn't have as many issues and that inspection lasted 3 hours.

arrived on time and delivered as agreed the report the day after the inspection. He firsts inspects the property thoroughly and then walks you through the property to show you all his findings. He communicates clearly and explains all the issues and their impact. He's available to answer any questions that may come up after the inspection. I have no reservation in recommending

He showed up early for both, answered all of my questions and provided very thorough reports along with repair estimates for each item that proved to be accurate. He was very easy to get in touch with and good about providing me with any additional information, pictures, etc for each property if I needed it.

OK until APS found a broken pipe connecting to the electrical box. Couldn't prove it was broken before we moved in. Took to court and they found in his favor. It cost us an additional 600.00 to get it fix before our Solar could be turn on.

I was very happy with the service. He pointed out everything that may be a concern at all. Some of the things were able to be explained by the owner, and some of the things were issues that needed to be addressed. He was very thorough and explained the issues very well.

I am in the process of purchasing my first home.
North Providence Home Inspectors Provider Name Locked
was timely, friendly, and professional. He showed respect for me as a buyer, allowed me to walk the property alongside him as he explained in fine detail all of the deficiencies and positives in the home. He took pictures and turned around a very detailed report with recommendations and pictures within less than 24 hours.
The pest inspector he recommended was also very helpful, he gave me a few recommendations and even pointed out where repairs had happened before.
As a first time home buyer, I found
North Providence Home Inspectors Provider Name Locked
and his team to be very patient and thorough.

at
North Providence Home Inspectors Provider Name Locked
is truly the “eye of the buyer.” His inspections are very thorough and his reports detail items that need immediate attention as opposed to items that will require repair at some point. Knowing this, I can have repairs scheduled as quickly as possible when I move in. Very much appreciated. I would certainly recommend hiring
North Providence Home Inspectors Provider Name Locked
rather than rely on a realtor's choice of an inspector. I will use his expertise for any future inspection needs and highly recommend
