"Overall I'd say that they did excellent work. Guy was prompt to come visit the job site at my first inquiry in June, and his office was glad to keep me informed of my place in" the queue during this very wet summer of 2014. They worked with me as I needed to add into the mix an electrician for some external work that could best be done in conjunction with the concrete tear out and pour, and were willing to go the extra mile in terms of some trenching that needed to be done for the secondary job for a minimum uptick in the original quote. During the actual job I was dealing with a broken foot and they were careful to provide solid footing for me to get into the house during the job. In terms of the plan that I had to reshape my front entry way and attach a patio area in the back: Guy quickly caught on to the vision and was able to provide just what I wanted. He was also able to deal with a drainage issue that I had under the driveway and repaired it easily. I had also asked for rebar to be added to my site due to some settlement issues, and again, he met this request and came up with the best plan for my site. The only truly negative part of my experience (and the reason for the B in professionalism) was a lack of communication over the need for a working external electrical outlet. Rather than contacting the owner (Guy) or myself to correct the issue, the actual work team chose to plug into my neighbor's external outlet without permission, which created an issue with my good friends. When Guy discovered from me the choice that the work team made he apologized and offered to make it right. At the end of the job the team left my property free of their work debris, did some leveling of the dirt and clay clumps in the gardens adjacent to the concrete, and also replaced the grass that was carefully dug out at the sides. I need to remove my broken drainpipes from their carefully stacked place, but this would be expected. I would recommend them to all, with the warning to make sure that you have your external outlets on at the start of the job.

"I had
and a few others bid this water drainage job. My driveway is on a slope and all the water rushes down 45' of concrete and ends up in my garage. " I custom ordered drain grate that was 1' wide - a large drain.
looked at what needed to be done and made some good suggestions that I hadn't thought of. He seemed to be an honest contractor (hard to find those) and said he could start in about 5 weeks or so. I told him that was fine but to keep me on his list in case he had an earlier opening. Luckily for me, he called and was able to start the job about 3+ weeks early. He showed up exactly when he said he would show up. And, his crew showed up on time each and every day until the job was completed. They did not leave my job to go do another job somewhere else. His crew was professional and respected my wishes. My dealings with contractors are sketchy so I popped out frequently to see what was going on. Fortunately,
and his crew were thinking the same way I was thinking - "I want it done right the first time." I was pleased to see them doing the job correctly. For instance, they cut a 2' X 45' swath of concrete from in front of the garage doors and needed to pour a lipped channel to hold the new grating.
's crew needed to tie the new concrete to the old concrete. So, they drilled holes into the existing concrete every 12" and epoxied 1/2" rebar into the holes. This rebar work was a long, boring chore but they did it exactly right.
wasn't afraid to take the time to do it right and didn't rush the crew into making mistakes. The channel drain looks great and can haul off a lot of water that used to be in my garage when it rained. In my case,
did not request any money up front - I didn't pay a penny until the job was done, cleanup completed, and they were on their way to the next job. If you are going to do some work, I recommend you give
the opportunity to bid the job.

If the state requires a contractor's license, then he needs to have a license in each state he intends to work in - plus state/local business licenses as applicable.

 

This does not mean there are not a lot of contractors who cross state lines without proper licensing - the penalties in may cases are not real severe and are just a fine, not criminal, so many take the chance.

 

As you say - argh  - many contractors are not really businessmen and have zero legal education, so many people get burned.

To overlay,with proper adhesion so it does not peel off, you first need to prepare the surface - typically heavy watercutting or sandblasting for concrete over concrete, or high-pressure presure washing and an asphalt (NOT water based cutback) adhesion coat before asphalt overlay.

 

Because of the prep cost, a concrete overlay commonly costs more than just tearingit out and replacing it, and if you are replacing it due to cracking and breaking up those cracks will almost always propogate or "reflect" through the new layer too with concrete. Ditto with asphalt overlay, though using a crack-stopper fabric can reduce (but usually not eliminate) that.

 

If just repairing ice melt/freeze thaw deterioration, a cementatious epoxy overlay can be used, though its life is less (normally) than new concrete. Usually used for limited areas like garage area pad, not entire driveways.

 

Asphalt overlays over somewhat deteriorated concrete can work well,but if not prepared and high-pressure (about 5000 psi or higher) cleaned to remove ALL deteriorated material, they can peel off because they stuck to deteriorated loose material rather than sound concrete. Again, can cost as much for a 1-1/2 to 2 inch overlay as for a 3-4 inch full replacement by the time you are done, because the prep work is labor intensive.

 

Even if this is just a surficial deterioration issue, I would talk to several contractors (site visit) about alternatives and let them bid both an overlay and a replacement (or whichever options they are inclined to bid on), then after getting opinions from all three and bids for all options, make your decision. I am pretty confident that total replacement will be both the most recommended and the cheapest, at probably about $2-4/SF for asphalt or 4-6/SF for concrete - commonly nearer the lower than higher range for most jobs and locales. If the overlay and replacement cost is pretty close,I would go with the replacement because overlays over concrete are always somewhat iffy as to how long they will last, especially concrete overlays.

 

For cost comparison, except in extreme freeze-thaw country, you can figure a concrete drive will last about twice as long as an asphalt one.

He was here when he said he would be and gave a solid estimate that included a lot of things that the other guys hadn't figured in or were gonna hit me with later. Other guys showed up late for estimates if at all, and wanted to pour over existing old asphalt/brick. No way was I gonna do that.

Only contractor that replied in less than a week with an estimate. Price was less than city estimated the cost would be. Driveway was falling apart and drain in front of below grade garage was not working correctly. The contractor gave a date to start but specified that weather could change the date. Work was started in the two week window the contractor gave at the time of signing the contract. Breaking up and removal of the existing concrete was done in one day and the work site was left neat. Once the city inspection was complete the pour was done the next day. The day after the pour the contractor show up and removed the forms and cleaned up the site. A drainage problem was corrected and water does not run into garage when it rains now.
The contractor showed up at the time stated and all workers on the project were skilled craftsmen. Since the replacement the contractor has stopped by multiple times to check on the driveway and my satisfaction.

Broken concrete edges were removed as planned. Crew seemed conscientious and professional. Paving preparation began. Adjacent chain link fencing was taken down and polls were bent with heavy equipment. Asphalt was poured with gaps near borders. A portion of the driveway was incomplete and there were visible dips and roller tracks. I called the owner who told me that I didn't know anything about asphalt and that the job wasn't complete and that it would be fine. The remainder was poured with smaller rock, which meant the two portions of the driveway didn't match. The side of the driveway opposite of the fence was very uneven with clumps of asphalt offering a 8" variation. The driveway butted up to a concrete carport where more of the original concrete edges needed repair. In addition, I had a lookalike wrought iron fence with gate between the carport and driveway. This was removed during paving but took 5-6 visits for it to be reinstalled correctly. The crew took it upon themselves to drill holes in the concrete carport and place it at a different location. When they put the chain link fence back up, the fencing wasn't attached to the support posts, so this became an issue as well. The pavement was so disheartening that I had another company (one who had given me a bid from the beginning) come take a look to see what could be done to fix the dips in the driveway and make it look like pavement. This person told me that he was 99% certain that the material used was binder and not topping. He also showed me where I would have water standing, and, sure enough, he was right. I was very disappointed and will never used this company again.
