There is more to a waterproofed cellar then just getting the puddles off of your floors. One of the main advancements in waterproofing is a CLOSED basement waterproofing system. Old methods from the beginning of drainage in America with Henry Flagg French is an open drainage system. This idea is to put a pipe surrounded by crush stone around the perimeter of the basement or crawlspace. Concrete is then cemented to cover the stone in the system. Drain board is installed between the floor and the wall leaving a gap an inch or two wide. This is suppose to allow any water running down the foundation wall to be excepted into the french drain. While the idea makes sense, data and tests show it is actually more harmful to leave this gap open. This is a direct entrance from the dirt and earth below your concrete slab into your cellar or crawl area. Dry soil still carries a certain amount of water held in the molecules that keep it solid and not dust. If the soil is saturated to the point a drainage system is needed, higher levels of humidity will be under the basement or crawlspace floor. While the open channel around the perimeter of your foundation is waiting to catch water weeping down the walls, its giving a direct path for health hazards to invade. Hazards like the cancer causing gas Radon which is the breakdown of uranium in the earth. Moisture and high humidity that causes not only mold and mildew but also rot, which can over years lead to foundation failure. It may show up as condensation or water droplets on surfaces. Also any potential chemicals (VOC's) like gasoline or pesticides mixing with rain water may enter and be evaporated into the home. These are the newest findings in waterproofing and moisture control. Sealing this floor and wall french drain opening or gap can dramatically reduce health risks by keeping out the contaminants addressed above. Sump pumps as well should only be installed with an airtight lid.
