"This company is very professional and very knowledgeable. I have had a lot of work done by them in the past and I would not have chosen another company for this" work that I needed to have done in December , so I could sell my house.
, the owner, took one look at the hole under my home and knew what was needed to save the foundation from cracking in the middle. The foundation was staying level because of previous leveling done by this company, but the dirt shrinking underneath the middle of the house did make the foundation very vulnerable to crack in the center.
immediately suggested "pumping" and that was done within a week of the discovery of the problem. Then when I was in the process of satisfying a potential buyer about the house, the plumbing problem showed up, so I contacted
because I trusted them to find some help for me that would not bankrupt me totally. The called some other companies in my area and located some workers who were idle at that time and they hired them to dig a 37 foot tunnel under my foundation so that the plumber could fix what turned out to be two leaks. This job was started right before the New year, but was not finished until January 8th, 2015. It was done well, and then I could I could sell my home with the knowledge that I was selling something with no problems and with a warranty to pass along to the new owner. I have heard from the new owner that the company,
, has been in touch and has reassured him that if he has a problem they will be there to fix anything under the warranty and provide help with anything that needs repairing or remodeling outside of the warranty . This is an honest company, their prices are fair, in fact many times I thought they were giving me such a good break, they were losing money on the deal. I no longer own the kind of property that would need their kind of service, but I would certainly recommend them to anyone who does need help with foundations, remodeling, plumbing, any work on houses. They are not only honest, they are efficient and knowledgeable.

"Went very well. I'm a remote landlord and both my tenant and I were pleased. Job was done quickly and results were great. Gaps in the house closed up, no complaints" in the 1.5 years since. Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

+1 for business integrity here. We called them out when the tile guys noticed a bit of a slope. After an interior inspection and walk-around, he told us that although he'd love to sell us some foundation work, the home really doesn't appear to need any, and that the slope is likely just due to seasonal movement and second-floor settling. "The house looks great for this neighborhood -- I'd leave it the way it is."
Setting up the appointment was very easy, and the response time was quick and professional. The appointment was set less than one week out. He called the day prior to ask if it would be okay to shift our appointment back a couple of hours, and I had no problem with that. When he arrived shortly ahead of schedule, the door was ajar (due to tile workers) and the doorbell wasn't working, so he called my home number from the porch to say that he was here. He removed his boots at the door (possibly noticing that I wasn't wearing shoes in the home). He was courteous, professional, and took time to explain many of the settling and seasonal movement symptoms we were seeing.
We were kind of expecting a big expense on the horizon, but we ended up paying nothing. We think that's pretty cool.

We paid our $49 Angie's list price to have this company come and give us a structural engineering report on our foundation for the sale of our home. The website says they are licensed structural engineers. They said for the $49 we would get a 15 point inspection report.
They came out, looked under the house, but sent a quote to do the repairs instead of a report. When we called back to say we needed the actual report to present to the buyer, we were told they are NOT actually licensed engineers, and could not provide this report.
We then had to hire AN ACTUAL structural engineer at an additional cost to give us a report.
Just a horrible case of false advertising!! DO NOT ask these people for a structural engineering report!

Concrete driveway leveling and crack repair work was performed to our satisfaction, by a 2 man crew, who arrived promptly at 8 am and completed the repairs in less than 4 hours.
The work was expertly done. Almost half of the driveway had settled with resultant cracks and joint movement, caused by water intrusion into the substrate below the slab. The slab has now been raised back up to level by drilling small holes in the slab and filling below with light weight dense foam, pressure injected. Upon completion of the leveling process, all the crack joints were filled with sand cement topped off with a flowable epoxy, thus sealing the joints.
Observing the work as it was done, I was impressed by the skill level shown and, especially, the judgement of how much injection can be done without causing further cracking to occur due to over filling, or uneven filling.
It is important for potential customers to know that this is repair work. The intent is to make the driveway completely functional and safe. The evidence of it being repaired will be obvious but should, when finished properly, be acceptable. The only alternative, complete demolition, sub slab consolidation and new slab construction, would probably cost at least ten times as much and much longer to complete.
The two men worked diligently, showed a high level of competence and were very courteous at all times. We were very impressed and would, following this experience, strongly recommend

When the work was completed, there was no additional movement for about one year. During that time, I completed the inside of the garage with sheetrock and moldings. Then I noticed additional cracks in the walls of the brick foundation and inside along the sheetrock. This continued and progressively got worse. Finally, in March of this year, I contacted the company again and requested a visit. Both an engineer and company representative came to the house. Neither one of them could agree on why this was happening. After several conversations between the two, they suggested ADDITIONAL work, in which they would then go underneath the concrete slab and secure it again. And, in addition, 5000.00 more cost!
I felt they have created additional problems in my garage that were not there when they first touched this structure.
