"AHS does a good job as a home warranty company. I've always had decent response, good repair people, and the contract seems easy to understand. The fees" seem to rise quite a bit from year to year, I used to pay $475/ year annual fee with a $60 per service charge, and now its $613/year with a $75 per service fee. My biggest concern is now they will only pay $10 per pound of refrigerant for the air conditioner. With that change I feel I may look at other providers.

"The reviews I read about AHS's provider of choice, Rite Away, had me shuddering at the thought of them working on our plumbing. I could just imagine more problems" after they were finished. But we had to at least meet with them initially just to find out what AHS would cover or the insurance would be voided. They quoted $2400 less $500 AHS would cover to re-route the hot water pipe into the ceiling and bypass the one in the slab. Because the reviews I saw on Yelp were so horrible, I had already contacted ER Block Plumbing off of Angie's List, so we just told Rite Away we would have to get back to them. ER Block came in a day later, quoted $1500 for a similar solution, did the work within 5 hours that day and we were very happy. Not only did we pay $400 less by using a non-AHS provider, but we knew we were working with a reputable company due to the massive successful reviews on Angie's List. We are on the fence about cancelling our AHS policy, but most likely will. The primary reason we carry them is for any problems with our heating or AC unit, and based on this experience, my concern is that if a big issue came up they would either cover nothing or very little. Besides, I don't want to work with inferior providers which it seems is their modus operandi. Better to take that $500 and put in the bank each year so that we have it, if and when, something more major happens.

Home warranties don't always come with the kind of robust protection and security homeowners expect. Here's a quick breakdown on the real costs, and real benefits, of purchasing a warranty for your home.

A home warranty, or home service contract, provides service, repair or replacement on a home’s major systems and appliances for a usual term of one year. They've also topped our list of most-complained about categories for three years running.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 


An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.


Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. does not do repair work; they subcontract it. If replacement of anything more than very minor parts is required the subcontractor must obtain their approval and usually order parts from an approved supplier. This can cause some repairs to take several days. In this case the HVAC subcontractor was superb. He quickly inspected the entire furnace and identified and explained the cause of the problem. Since there were no major parts requiring replacement he quickly completed the repair and no further problems have been noted.

They have kept us on hold for hours every time we have called. The most recent time I used a stopwatch and I was on hold literally for 1 hour and 36 minutes before I reached an operator. Her excuse was that they were having "high call volumes." I find it hard to believe that their call volumes are so unpredictable they cannot staff for high volume times. Really? An hour and a half? Our furnace set off our carbon monoxide detector when it was running. I shut off the furnace and ventilated the area and when I turned the furnace back on, the alarm once again went off. My husband tried the same when he came home; same results. You would think there would be a direct line for life-threatening emergencies, but no. Sat on hold ( in the cold) for 1 1/2 hours. When I finally got through, of course the warranty company didn't have an "approved provider" in our area, leaving us to find our own. They approved a "diagnosis call." Fortunately for us we have lived here for over a year now, and have developed a relationship with local service people. We called our furnace guy and he came right out within the hour and diagnosed a cracked heat exchanger emitting carbon monoxide into our home. Of course, it was the weekend, so it was not possible to get prices and such to get the approval process going until Monday. On Monday our furnace guy called HSA and SAT ON HOLD for over 20 minutes. When he got an operator he gave them the diagnosis and estimate and they argued with him about how he conducts his business (he usually hauls away the old furnace for just the cost of the scrap; they told him he can't do that and were going to deduct $100 from the estimate for disposal. They told him he couldn't connect direct to the old ductwork without charging us for sheet-metal work even though the furnaces are identical and didn't need re-work; he finally got it through to the HSA operator that the outlets were the same and there was no charge for new ductwork.) THEN they told him they would call him back "soon" with the approval or denial. He reminded them that the temperatures forecast for our area for the following several days were to be below zero. The operator snipped at him "we're in Wisconsin, we understand cold weather." Then we all waited and waited. Finally my husband called HSA back (more hold time) and told them we needed heat to keep our pipes from freezing. A bit later they finally called our furnace guy with approval to go ahead with the work. I am frustrated that while they will warranty older homes with aging and sometimes failing systems, they are darn near unresponsive when you actually have a claim and make it so difficult to actually file a claim I bet some people give up. Then they put your repair person through the wringer in an attempt to scalp you out of more money. This company is a racket!


I had to call them twice in the last 6 months. The first time was because my wife did not close the door tightly enough. The second time was because the water inlet switch was stuck some how. The "deductible" charged was $75 per episode, higher than the service call without a homeowner warranty, and higher than many other policies

specifically does not cover damage caused by a broken appliance. They specifically said that regardless of if they would have paid for the radiator replacements, they would not cover the thousands of dollars in remediation caused the water damage resulting from the broken radiator. This is not the first time that AHS tried to deny service for an appliance that clearly would have been covered. I fought and won with a microwave repair earlier, but I lost on the radiator that they should have covered.

We have used this warranty company for a few years and have found it to be great for our tenants. They don't have to pay for anything up front and can schedule everything on their own time. Their service providers have been pretty good so far. We recently had our furnace go up and our washer and dryer and they immediately offered the reimbursement amount. Granted it is not the full amount to replace the system, but I knew that going into it. Overall, this is a great product especially for our needs and their customer service and promptness has been phenomenal.

We had nearly full warranty coverage but were never happy with them. What they do is contract with a local contractor to fix whatever it is you need fixing that is covered by the warranty. There is a deductible. Ours was $50 at the time we dropped them. We discovered much to our dismay that the contractors they used were the cheapest they could find and the contractors used rebuilt parts on some occasions. You, the customer, do not get to choose who fixes or replaces broken covered appliances. Mostly, we had A/C problems and were never happy with the contractor they sent. They never would provide preventative maintenance or preventative replacements. All claims had to be for things that broke down and then they only did the bare minimum to get the item up and running. Your best bet is to put the money you would spend on this aside and use it to fix things as they needed fixing. I would never use

We got a one year home warranty for a house we bought back in August 2014 since we were new home owners. Good customer service. A little over a month of moving in, one of our HVAC units stopped cooling. We called up Complete Protection to get the list of mechanical engineer professionals that CP allows you to use in order to cover warranty services. As part of our home warranty, we one of the HVAC units cleaned then we had to pay a diagnostic fee of $79 for our HVAC problem.
Turned out it was the coils and a couple other parts that needed replacement in the older HVAC unit. The cost to repair was around half the price of replacement. The mechanical engineer said he would not recommend doing the repairs on a 19 year old unit but instead replacing with a more efficient unit. Complete Protection also deemed the repairs would not be worth repairing but would give us a credit of $800 to buy a new HVAC unit. Although that credit check was minimal compared to the $4900 replacement unit, it helped with the purchase and we already got our money's worth of the home warranty.
We also got several quotes from companies in the area for HVAC units since Complete Protection would send us a check for $800 so we could purchase from whomever. However, we found that MW Mechanical (one of the professionals we had to choose from for service according to Complete Protection) was most knowledgable plus he offered to credit the $79 fee on cleaning our 2nd HVAC unit towards buying a replacement HVAC unit.
Great experience and the CP team was quick to respond. They also were quick to send the $800 credit check for buying the new HVAC unit. Would recommend!
