"
was very responsive when I requested an estimate. When we scheduled the work to be done,
was very honest about timing" and showed up at our pre determined date ready to start work. He was neat, did great work, and cleaned up afterwards. He spent additional time making sure everything looked fantastic before he left. We keep getting compliments on our house and we listed it for sale with great pictures thanks to
. The work took about a week because of some weather delays but they worked long days. I highly recommend having him come out for an estimate. He is fair and does awesome work.

"
did an awesome job. We thought our painter who retired was the best but now we believe
is even better. He prepared" and cleaned everything before he started to paint. He was soooo organized and such a neat painter. No messes anywhere. He always cleaned up the job site every day before he left. I have had many neighbors ask for his business card and Comment on what a wonderful job he has done and how neat he was.
was a fast worker and only stopped for a quick lunch. He charged me by the hour and it was the most reasonable price I have ever paid. I bought the paint as I wanted a certain brand and colors. I never got any other quotes as
came highly recommended to me by a longtime friend who knows how picky we are when we have any work done.
is picky too and did the most professional job with no complications.
is also very honest and really wants his customers to be pleased. IMAGINE THAT IN TODAY'S WORLD!!!!!!! WE ARE SO THANKFUL WE FOUND
AND WILL CERTAINLY USE HIS SERVICES AGAIN AS WELL AS RECOMMEND HIM TO ALL OF OUR FRIENDS.

Life seems to pass by more quickly these days. It feels like every time I turn around, I find something that needs to be fixed, maintained or replaced.

Angie's Answers

?

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
?
This is a good question.  However, the question makes the assumption that there is a paint that covers everything in 1 coat, which I don't believe is the case.  My recommendation is Benjamin Moore's Aura.  Now the fine print.  Aura will cover very well because it dries to approximately twice the thickness of other paints.  However, Aura says it will cover any color in never more than 2 coats, but there are exceptions to that as well, including some deep reds.  The main thing is the color change.  If the color you are using is within the same family of colors, you have a chance, we've also had pretty good success of grey covering over tan in 1 coat, but if you're making a major color change, don't expect any paint to cover perfectly in 1 coat.

Some other 1 coat coverage paints you could use would be Sherwin Williams Duration, and Behr Ultra Premium Plus.

Hope this helps!
?
Without seeing the project I'm not sure exactly what is happening.  HOWEVER, I've never heard of someone "floating" over paint blisters - just logically that can't work.  If air or moisture are trapped (because that's what causes blisters) painting over them won't fix the initial problem.

I have a couple suggestions - My first would have been to contact the paint manufacturer - whether it's sherwin williams, benjamin moore, behr, etc. to see if they would send a rep out to give their recommendation.  We have done this before starting a project to get the best possible recommendation for work to be done and have found them to be very helpful in diagnosing what is currently going on and the best way to fix it.

If that doesn't work, I would call either the better business bureau or maybe the local paper if your contractor isn't willing to work through the problem with you.  Also, If your contractor warrantied the work I might re-read that to see what they cover if anything.

My guess is that there will have to be some sort of dispute resolution process.

Hope this helps!

Custom Paint was very thorough and did excellent work.
Easton Exterior Painters Provider Name Locked
promptly showed up for our estimate and spent a lot of time working with us to ensure we got just the right colors we wanted for our house. He and his crew arrived as scheduled and promptly went to work prepping the house for paint. They spent 3 -4 days just in preparation, washing, patching repairing and sealing the exterior. Every day after they finished they would spend time cleaning up

so that you never knew they had been there. When it came time to paint they masked off just the section they doing that day so as to inconvenience us as little as possible. They properly covered the gardens and plantings, taking extra care and treating everything as if it was theirs. They took extra care around our trailer to make sure no overspray landed on it. After they were through
Easton Exterior Painters Provider Name Locked
waited a couple of days and then came back for the final inspection and payment. Only when we were satisfied did
Easton Exterior Painters Provider Name Locked
request the final payment. It took a little longer that expected but they did an excellent job and applied 2 coats of paint to ensure it would last us for years. We are using him again to perform some interior painting later this year, I would gladly recommend him to anyone seeking a house painter, exterior or interior.

After initially discussing the job via text, we scheduled an in person estimate. Of the three estimates we received this was the mid-priced offer. The job was done quickly and very professionally. I highly recommend

I could not be any more satisfied with the job
Easton Exterior Painters Provider Name Locked
did. He gave me a fair bid for the job that was described, and he performed each task flawlessly. He scraped old and flaked paint, caulked seams, replaced decayed boards as needed, and even killed my wasps! Paint was hand rolled or brushed with a smooth, heavy coating. No issues were found during my walk around, and there was not a scrap of trash or debris left behind. I told
Easton Exterior Painters Provider Name Locked
that I felt that I got every bit of what I paid for - which is a great feeling these days. He was prompt, attentive, and very conscientious. I heartily recommend
Easton Exterior Painters Provider Name Locked
to anyone, and I will hire him again if any additional painting is needed.

I had purchased the Angie's List deal for $149 for 4 hours of wood rot repair. I purchased the deal in June, and the work was performed in August (they had about a 4-week waiting list, and I had other conflicts). In early August, they called out of the blue and asked if they could start work in about an hour. I was about to leave for work; I scrambled and arranged to stay home for another hour to meet the workmen and get them started. Then they called back and said that they would be at the earlier job longer than expected, so instead we scheduled work to start the following morning. On the first morning of work (August 11), the crew (
Easton Exterior Painters Provider Name Locked
and
Easton Exterior Painters Provider Name Locked
) arrived promptly at 7:30am. I showed them the three windows that had wood rot issues. After assessing the situation, I agreed to add a fourth window to the repair job.
Easton Exterior Painters Provider Name Locked
called me a few hours later and indicated that the work would be more complicated than expected, since the wood frames had been installed incorrectly on top of the siding. To do the work right, he needed to remove part of the siding before installing the window frames. At the end of the day,
Easton Exterior Painters Provider Name Locked
showed me the work that had been completed: all 4 window frames had been removed, three wood frames had been installed and 2 had been caulked.
Easton Exterior Painters Provider Name Locked
and
Easton Exterior Painters Provider Name Locked
returned promptly at 7:30am the next day (August 12) to complete the work (install 1 window frame, caulk 2 window frames). On the morning of the second day, I showed
Easton Exterior Painters Provider Name Locked
some damage that had been caused on the interior of the house (dry wall nails had pushed through and cracked paint in the bedroom, and a small hole had appeared in an interior window frame in the kitchen;
Easton Exterior Painters Provider Name Locked
spackled these spots. I also noted cracking around the kitchen window frame where it abutted a tile backsplash which I later caulked). On the exterior of the house, I inquired about several small holes that had been created above one of the windows;
Easton Exterior Painters Provider Name Locked
said he would patch the holes. However, that evening as I assessed the completed work, I discovered that the holes had not been filled; since rain was expected soon, I rushed to a hardware store to purchase spackle so that I could fill and then prime the holes prior to the rain. On Friday, August 14, I received an invoice for the project, which included 16.75 hours for the first day's work and 13.5 hours for the second day. I asked for additional information or documentation about the hours charged the second day, since it was more than than I had expected based on the remaining work. The accountant,
Easton Exterior Painters Provider Name Locked
, contacted
Easton Exterior Painters Provider Name Locked
who indicated that the work on the remaining window took longer than expected. She credited two labor hours and removed the debris removal fee from the invoice. The following Thursday, August 20, I mailed the check; on the same day, I was mailed a "Notice of Right to a
Easton Exterior Painters Provider Name Locked
." I contacted
Easton Exterior Painters Provider Name Locked
to confirm that my payment had been received and that a
Easton Exterior Painters Provider Name Locked
would not be filed. Overall, I feel that the quality of the work was very good, but I have concerns about the total hours that I was charged and I was surprised by the
Easton Exterior Painters Provider Name Locked
notice.

Great job! My house looks new again! Not only did
Easton Exterior Painters Provider Name Locked
and his crew of professionals paint the exterior of my house and make it look new again, they also fabricated a new corner piece to my sunroom roof that was seriously rotted. Cleanup from the job was complete! These guys left NOTHING in my yard. Every member of
Easton Exterior Painters Provider Name Locked
's crew was friendly and proffessional. Total cost for the renovation came in exactly as quoted. No overages except for the special request I'd made after the original quote to fix the corner of the sunroom. (
Easton Exterior Painters Provider Name Locked
has an experienced carpenter on-staff to accomodate those different kinds of requests.) Also, despite a better, cheaper and quicker option (that I had initially proposed, but changed my mind), a member of
Easton Exterior Painters Provider Name Locked
's crew sanded and painted my sunroom door at my request and also went above and beyond by sealing the door to prevent future leaking issues . We'll definitely contact
Easton Exterior Painters Provider Name Locked
and crew for future work. We recommend you do too!

I'm getting the house ready for sale and wanted driveway, entryway, and pool deck to look nice. I meet with
Easton Exterior Painters Provider Name Locked
shortly after sending a message via Angie's List of what I wanted done. My driveway was awful! The pool deck had been painted about a year ago by someone who didn't know what he was doing.
Easton Exterior Painters Provider Name Locked
gave me a quote right then and was hired right then! He was able to start within a week.
As I am partly color-blind, I asked
Easton Exterior Painters Provider Name Locked
for some suggestions for the pool deck color. He had a couple recommendations that he had used before which he said looked good. He brought by samples of two colors and painted an area on the pool deck to help be in deciding. I selected the one he and my friend recommended and am glad I did.
Easton Exterior Painters Provider Name Locked
pressure-washed the entry, side walk, driveway, and pool deck. It almost looked like new! I'm really happy as I was afraid I'd have to also have it painted because of all the stains. The next day his extremely efficient and polite assistants returned early before the rains and painted the pool deck. They repaired the many cracks in the deck before painting. It looks absolutely fantastic!
After seeing the quality of his work, I decided to hire him for some indoor painting next week!
