"At 7:00 when we told the salesman we are out of time he left without quoting us because he thought we didn't give him enough time to go over everything and" he thought a number wouldn't help us. Im pretty sure it was because he had an extremely high quote. He spent a lot of time making small talk and telling us what a great company they were. Well of course he thinks they are, but I could do my own research. He was professional and nice, but seriously we just wasted an entire evening. The sales tactics of this company are a huge turn off. There are many other companies on here that give great service and don't need all this time from you.

"It had all the makings of a disaster ... guy stops by and asks me if I am interested in replacing the windows for my home as
is expanding" into the area and they are looking for some homes to do and subsidize with a marketing incentive in my zip code. Actually, I was thinking about it but replacing 19 windows and wasn't in the top 8 of things to do, so I hadn't gotten much further. One plastic cover had broken that morning so the window wouldn't stay open by itself. So I took a flyer and said sure, I'd talk to them and get a quote. They set up an appointment for the next day with the marketing director and insisted that my wife and I be there. (OK, now i am beginning to think I am in a bad time share nightmare)! The director called me later and was very cordial and reconfirmed the appointment the next day. Next day he promptly showed up on time. Apologized that my wife worked that day and couldn't be there, and in today's world, it isn't always a necessity to have both there. He assured me there was no problem. Now prior to this I had done a pretty good background check on
, and almost everyone had great things to say about the company and the product. He went through the pitch and showed the different options and I also learned a bit about new codes since the time we built the house as it relates to windows close to the ground. Very informative and the windows were very nice. Top and bottom angled out for easy cleaning and have the child locks to prevent the window from opening and a kid falling out. Very energy efficient, which would prove to be a great savings. Because this was a marketing support program, I am not allowed to disclose the pricing of the windows but even with that, you can still do some negotiating. hint .. if you get invited, the longer you have a sign or publicize, the better the support! After some negotiation, we settled on one of the best windows, and what I felt was a very good price. Installation day! Twice it was delayed because the temperatures were below zero both day. Not good for the poor guys outside, and NOT good for my house and heating bill because it would take two days to do, and they rip all the windows out on the floor and then do the install. The day arrives and a trailer is parked in our driveway with the new windows, and space to take the old. First thing they did was put down runners on the floor to minimize dirt, ice and snow as it was winter. Turns out you just don't unscrew a couple of screws and take a window out. Most of the windows had to be broken, so there was some glass that got into the rugs, or outside below the windows. While most of the glass was cleaned up or vacuumed, there were some pieces inside and outside that I found. Most of the outside ones were in little piles of snow. They guys were very good (2 of them) and while I offered coffee or warm drinks, when it came to take a break, they used the back of their trailer, which had a little heater in it. The installation went smoothly. First floor one day, second the next. After they were done, they had me examine the windows and the caulking and gave some instructions to not open the windows for two days so the caulking would set. (at 15 degrees, I wasn't about to open them anyway). Went through the operation of the windows, vacuumed up and left. I can't give a total A here because of some of the glass I did find inside and outside the house, but overall, we were very satisfied with their work and work ethic. Fast forward and time to put the nice expensive blinds back on the windows. ... they won't fit! The original builder's windows were half as thin as the new
ones so out to the trash went about 15 blinds! Where needed we just went with shades and then coverings. Ok, it has been almost a year and are we happy with the choice? Absolutely. The windows are extremely energy efficient and compared to the old windows, there is no frost on the inside, nor do you feel the cold because of the argon
. The house is much more comfortable in the winter and the summer (we also put in a new furnace/ac so that helped some too) The warranty is excellent and warranted (screens too) for as long as you own your home I believe. Some of the warranty is transferrable also. So what had the makings of a horror story turned out to be a love story. Yes, I would recommend and use them again if it ever permits, but hopefully that won't be in my lifetime

Angie's Answers

?

Hello - I hope my answer will help point you in the right direction.

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Unfortunately, we won't be able to personally help you with your project as we work in the New England Area. However, if you wish to talk further, please feel free to email me at: sven@ritewindow.com and I'll be happy to let you know our prices for what we offer so you can compare and hopefully find a similar company to do the work for you near the Austin area.

Cheers!

?

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here.

This is a flashing issue as the window connects to the mansard roof surface.

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

?

+1

Much easier to scratch and typically not as good a finished quality as compared to glass.

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

?

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

?

Thermal numbers look okay when looking at the NFRC.

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

http://www.mercuryexcelum.com/images/customer-files/Advantage.pdf

Air infiltration rate is way high at 0.21.

It may look nice in person but the performance numbers are below average.

If you are being sued and/or counter suing, then you should hire a lawyer.  While you can do small claims court and sue without a lawyer, the Contractor's insurance will provide him a lawyer to defeat you.  Plus, odds are good the Contractor has more court experience than the average Home Owner, especially if this is his standard opperating procedure.  If you go against a lawyer, you will lose, even if you are right (Saying the right thing at the wrong time is very bad in court rooms.  Get a lawyer who knows the processes).

Once you decide you are suing, there should be no further contact or access to the property with the contractor.  If you have already been told you are suing, you should stop all access to your property (you are allowing them to gather evidence AGAINST you.  Your lawyer may be able to reach an agreement outside of court to allow the contractor to fix the work within a specific time period, but even then make sure you are not in contact with the contractor.  Anything you say, will be turned against you ("The Home Owner said it was okay.")

A building official has no legal obligation in court; his job is safety and minimum construction requirements as allowed per Code.  He has no say over materials and methods, and cannot assess damage. (IRC doesn't have a requirement that the door you mention exceed 35", so he won't care it isn't 36" as an example).  What he CAN do is state if the work is unsafe or causing other conditions which are unsafe.  Let your lawyer decide; but it is not in your best interest to have the Building Offical inspect with the contractor.

To sue you need to show damages.  Get another contractor (get some references or hire an architect to help ensure you get what you need) to inspect the work and give an estimate to repair.  The amount the contractor(s) estimates becomes what you seek in court (plus court fees) from the contractor.  If his work caused problems, you should be suing, not sued.

Also, be aware that no door manufacturer makes an actual 36" door (as an example).  They each have their own frame sizes, so a "36 door" in reality will be 35 7/8" to 35 3/8".  Each door maker has slightly different sizes (go online, you can see Pella, Anderson, Kolbe-Kolbe, etc. have their actual sizes available for PDF downloads).  If you replace a Pella 36" with an Anderson's 36" they won't fit perfectly.  In fact, the different styles within the same manufacturer are sometimes even different.  The purpose of trim is to hide the gap between the wall and door frame, so your door may be perfectly fine in size and method of installation.

When you have this work corrected (and for any future work) utilize the services of a lisenced Architect.  They will oversee the work, review requests for payments and document existing conditions and conditions found during construction to prevent the situation you are now in.  They will also ensure the proper permits are filed and the inspections called for.  Because they are a third party to the agreement, they can be the 'bad guy' and make the contractor perform, where you just have to pay the invoices they approve.  The contractor deals with the Architect (and vice versa) and you get the project you wanted. The cost of the architect would have been around $3,200 and is minimal compared to what you are dealing with now, the peace of mind is worth it and architects often find cost savings that go directly back to the Home Owner.  When you account for time alone, you will have spent more than this on just preparing and attending the court case.

Because this is headed to court, stop all communication with the contractor and get yourself counsel.  Good luck.

ABC Windows, a family owned company in Ft Worth, were in direct competition with
Dallastown Window Installers Provider Name Locked
, one of the largest windows' company in the USA, as I was shopping around to get energy replacement window and patio door for my house. I decided to go with
Dallastown Window Installers Provider Name Locked
Best Choice Windows, because I felt warmly confident with the presentation
Dallastown Window Installers Provider Name Locked
, the sales representative, gave me. He was not "pushy", and honestly demonstrated the pros and cons of their regular versus deluxe window products in great details, with no heavy pressure for me to buy from his company. After he left, I debated once more between the two companies, one being an old name in the industry and trusted company such as
Dallastown Window Installers Provider Name Locked
, and a
Dallastown Window Installers Provider Name Locked
known one, but Family owned, like ABC windows. I elected to give American Best Choice Windows a
Dallastown Window Installers Provider Name Locked
, even though estimates were the same from both companies for my deluxe patio door and bay window replacement. Installation was more difficult than anticipated with unexpected issues, but their installer,
Dallastown Window Installers Provider Name Locked
, succeeded in overcoming the problems at hands. What makes a company stands out among others, is their way of resolving issues when unpredictable issues arise on the job. My patio door did not close properly after install, and there was also a defective hardware's problem to be addressed. The company's staff remained on top of the crisis to be resolved with the manufacturer, and
Dallastown Window Installers Provider Name Locked
, the General Manager of ABC Windows, could not have been nicer in attempting to resolve the installation's issues to my complete satisfaction. In home remodeling, regardless of the project involved, there is never a 100% guarantee of perfect success with no "snags", but if the company you are dealing with is a dependable company who does not let you down after the job is completed, then that company deserves an A+ regardless of difficulties encountered, and I certainly would recommend
Dallastown Window Installers Provider Name Locked
Best Choice Windows to anyone.

I had used
Dallastown Window Installers Provider Name Locked
Windows a couple of years ago, to install
Dallastown Window Installers Provider Name Locked
replacement windows, (approximately 28), for the first and second floors of my 2 flat in Lakeview. The did a great job. They had the best price on a mid range vinyl window, and offered excellent financing. This time around, 9 new replacement windows, same make, which matches the first two floors. Although, I waiting over 3 months for the windows to come in, (they told me the additional protectant on the glass took longer to make). They installed 3 glass block, and 6 six vinyl replacement windows over two days. The workers were on time, and very professional. The weather wasn't great, but the job got done without any problems. I would recommend
Dallastown Window Installers Provider Name Locked
Windows to my friends and family.

I found
Dallastown Window Installers Provider Name Locked
& Siding through the
Dallastown Window Installers Provider Name Locked
Building Supply site - I had never heard of them before. I called, described the job and told them I needed to coordinate the storm window installation with the painter since we were getting the house insulated and painted. My contractor would take all the old windows off, putty and paint and then I wanted
Dallastown Window Installers Provider Name Locked
to come and install the windows - though I wasn't sure when that would be.
Dallastown Window Installers Provider Name Locked
came out the next day to measure all the windows. He also brought a sample of the aluminum so that I could match the trim paint to the new windows and explained everything. It took an extra week to get the contract because they were doing the Home Show and I think it is a small company. The contract I received was complete and explicit - everything clearly stated.
Dallastown Window Installers Provider Name Locked
ordered the windows and held them at their company until we were ready for the installation (about six weeks later). When we were ready, I called
Dallastown Window Installers Provider Name Locked
and the crew came out the same week. The installation only took a day and a half. The workers were very careful with their work. My contractor mentioned to them at the start that the wood around the frames was old and very dry and asked the installers if they would mind pre-drilling the holes so as not to crack the wood. No problem! They pre-drilled every hole and not a single board cracked. My contractor was so impressed that he asked for all their information so that he could get in touch with them if he had another window replacement job.
Dallastown Window Installers Provider Name Locked
took away just the glass (as requested by the contractor) and were very neat, polite and very nice.
I highly recommend them!

The process went well. Had to learn more than I wanted to know about windows but like anything there are details to learn.
Overall it went very well and the big difference to note is that these are triple pane windows. Most installers in this area do double pane so these will likely cost a bit more. Definitely notice a difference in the house but they were replacing old single pane windows. People are honest and the installation extremely professional. They cut no corners on the install and did a first class job.
