"Mr.
was there early ready to go to work. he was very professional and let me walk along with him and answered any question i asked while" he inspected, he went in the crawl, attic, outside, inside, he was everywhere, as i would expect out of an inspector. he ran all kinds of test to the well to test if it had pressure at all points of water uses. went into the attic and went from end to end front to back, i was very relieved and very happy with his all around efforts for what i paid him to do. and that was to Inspect something i maybe living the rest of my life in. i highly recommend him because of his professionalism. explained all my questions in great detail to satisfy all my potential worries. Thanks
for being a great home inspector!! A+

"
is pleasant, professional, and extremely knowledgeable. He was on time and did exactly what he said he would do. It was apparent to me" immediately that he was highly experienced. He climbed into attics, closets and pantries to inspect every square inch of this property. Being a Broker, I have used many inspectors over the years and
is my favorite. I now feel confident that I know all there is to know about the building I am purchasing.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

Experts say a push for energy efficiency carries a cost to human health, in some cases, like when sealed houses exacerbate asthma. How to go green and be well.

Being at the home inspection allows you to see your "dream home" from the inspector's unbiased viewpoint, says Sherwood. (Photo courtesy of Angie's List member Diwata F. of Buffalo, New York)

You may never believe the things a home inspector will discover unless you're there, too. Being at your home inspection lets you see any problems firsthand.

An exhaust fan pulling warm moist air from the bathroom and distributes the air to the attic could lead to mold growth and wood rot, says Jimenez. (Photo courtesy of Angie's List member James C. of Los Angeles)

One highly rated provider shares five things your contractor may have forgotten during a home inspection and why you should look to a qualified inspector.

?
It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

is absolutely amazing! Before we even hired him, he took a lot of time to explain via a phone call what work he would do, how a home inspection is processed, etc. I was impressed with the amount of time he took & his level of detail and professionalism. Then, the day of the inspection, he was on time (early, even!!), super detailed, and talked through the notations of his report. He also took the time to explain extended answers on some of my questions. I never felt rushed and he made me feel empowered by allowing me time to really explore all the pieces of the report and the home so we could make a confident offer to the sellers. I now see why he has such excellent, amazing reviews! I would hire him again and again for any inspections future forward. Thanks, Angie List friends, for recommending him! : )

The inspector did an excellent job leading us through a new home inspection. He was very thorough and explained things on a level we could understand. He pointed out things that we should recommend getting fixed before we move in along with things to keep in mind for general maintenance issues after we take possession of the home. The day after the inspection we received a detailed report that we utilized to coordinate any items we wanted repaired before and after we move in.
The inspector responded to all phone calls and emails in a timely manner.
Highly recommend them for a home inspection!

It was an absolute pleasure to work with
Clackamas Home Inspectors Provider Name Locked
. His company is named very appropriately, because my home inspection was definitely thorough. He arrived early, gave us the run down on what to expect from him and the inspection, invited us to ask questions at any point of the process, and gave us a full recap at the end with a full picture slide show and explanation of findings. He even brought snacks and beverages, knowing that the process can be quiet lengthy, especially if you have children with you. Any home inspection can be long, so be pepared for the several hours it may take to perform it, but I was happy to see that
Clackamas Home Inspectors Provider Name Locked
was well prepared, took lots of photos, and didn't rush the process, so you can definitely feel secure that nothing will be overlooked. If he is unable to inspect something, he will let you know. I was very pleased with his level of professionalism, ability to communicate his findings, and the quickness we received a full report after the inspection was completed. Five stars, A+, you can't go wrong here.

Our Inspector,
Clackamas Home Inspectors Provider Name Locked
, did the inspection at a home we were looking to buy in Mountaintop, PA. He also did an inspection for us at a foreclosure in Shavertown. Both inspections were professionally done and thorough. He was considerate, answered our questions and brought to our attention the big items that cropped up during the inspections. Unfortunately we did not decide to buy either house, but his findings kept us from making big mistakes! We are under contract on another house and will be using
Clackamas Home Inspectors Provider Name Locked
again. We have purchased 3 other homes in the past 5 years (investment properties) using other inspection companies and
Clackamas Home Inspectors Provider Name Locked
is as good as they come! Highly recommend!

We were sent a proposal for services including the scope of the work. At a pre-arranged time a pre-drywall inspection was done. The approximate duration of the inspection was 3 hours. We were sent a detailed report along with pictures. Two or more specific issues were revealed in the inspection that I later brought to the attention of the builder. Approximately two months later a final inspection was done. The duration of this inspection was approximately four hours. I was instructed with regards to the operation of the heating, plumbing systems plus appliances. Approximately 15 specific issues related to the construction of the house were identified. A detailed report along with pictures was sent the same day as the final inspection. I used the final inspection summary to inform the builder of specific issues that needed to be addressed prior to settlement.
