thru an email and received a call from
. I explained that my husband and I owned a home in Tulsa and needed to have it fixed up to sell. We lived in South
and would be making a trip to Tulsa at the end of May.
took charge of the job, gave me estimates on the work, took pictures as each stage of the job was completed. We had three stages that needed to be complete. He was in communication with me either by phone or email daily. He only required payment after each stage was completed.
We were pleased with his the work that he and his crew performed and he was professional throughout the whole process. The house has currently been sold.

. NOTE: We have successfully hand prepped and painted houses as well as hired companies to paint so we are aware of the proper prep and paint process. PRICE: F The initial quote was not the lowest however, during the interview,
answered all of our questions and concerns. We concluded that his company was the best option. Unfortunately, the amount of homeowner over-site and labor required during the job, as well as the overall poor quality of the job performed diminishes the value of the pricing. PUNCTUALITY: F Overall Job Completion: Estimated at 5 – 7 working days. Actual time was 18 days over 4 weeks. The company even started painting another house prior to finishing our house. “Catch-up” opportunities (i.e. working past 5, weekends) were offered, but not taken advantage of until the final days. Daily Timeliness: The job supervisor hired 1.5 weeks into the job consistently showed up at 7:30 ready to start. Unfortunately, the balance of the crew showed any time from 30 min – 2 hrs later. QUALITY OF WORK: F Prep: Per discussion and contract,
was to complete the standard prep prior to paint (pressure wash, brush, scrape, fill). This portion of the contract is unfulfilled. The house was not fully washed or brushed. The loose and/or bubbled paint was not scraped or filled. The painters painted over dirt – even after the issues with the lack of prep were highlighted. Overall paint job: Per discussion and contract the wood body of the house was to be sprayed and backrolled utilizing brushwork where required (window trim, doors) in order to provide adequate paint coverage on house. This portion of the contract is unfulfilled. There are sections of the house yet unpainted. Many areas required repainting due to poor quality of initial job. Multiple requests over the 18 day period were submitted for completion of trim paint around windows that were not completed until the final day. In addition, significant amounts of overspray and drips were present on the brick, flagstones, cement, hardware, fencing, landscaping even getting paint on the pool deck and in the pool itself. PROFESSIONALISM: F Workers: The workers were often late and at times obviously tired or recovering from a long evening. They left garbage, cigarette butts, paint debris and loose razors scattered around the property. Gates to fenced areas were left open. The debris and the gates had to be policed every day due to the presence of 3 dogs on the property. Requests were made and ignored. Owner: The owner,
, initially assigned a small, untrained crew to the job consisting of a gardener, an unskilled (new employee) painter, and an underskilled painter.
was rarely present to supervise. There appeared to be no organization or plan of attack for prepping and painting. The process seemed haphazard and amateurish. Moreover,
was paid half up front, yet he returned periodically requesting additional payment to “cover payroll” which we supported until the 4th week. RESPONSIVENESS: C
was extremely prompt meeting with us and providing a quote. During the 4 weeks,
was never proactive, but always reactive. He often failed to address concerns and process failings promptly. He seemed to have little control over his employees’ timeliness. OVERALL ASSESSMENT: F I would never use
for any job at any time again. The company appears to be focused on acquiring jobs and finishing them quickly in order collect payment. There seems to be little concern regarding job quality and workmanship.

board; 3 deflections in new walls in 2 bedrooms; did nothing to finish hallway closets and built-ins; did not finish closet; did not finish soffits, left them open for 3+ months to the elements; did not install new by-pass doors in bedroom; did not build and install new built in in master bedroom; did not correct floor joists in bathroom; did not pay electrician, instead told her to have owner pay her directly; when owner said the molding and door trim did not look right, he brought his paint contractor in and insisted that was the color she chose and he previously told her the wood was wrong for that stain and she insisted they use it.This was disputed vigorously as owner asked three times if the previously-ordered wood for trim was the right wood. She was told it would work. The paint contractor insisted she had said ok to that color. (All of the trim was stained in a dark room in February and yes, several times owner suggested they get some lighting) When she said to take down the bad molding, get new and get her the price to redo, never heard a word, owner disputes that he told her the wood wouldn't stain correctly; they painted one bedroom white, insisting owner had said ok, and that he would repaint if not happy. (This after owner had obtained large paint sheet samples and put in each room- which were not white) Owner did not say ok, but when asked about painting it a different color,

said he would, at additional charge, again, owner disputes this but to move the project on, asked to go ahead and paint it and get her the costs, and no word. Regarding the disagreement about the paint and wood,

accused owner of micromanaging his project and that she had "p***** off" all his subs. This is several days after there had been no work done and the painters had been long gone.

was to have reinstalled 3 windows that were installed badly. He assured owner that he is a certified

Window installer. Never touched them and his drywall was at least a 3rd of an inch out from 2 of the windows so there was a huge gap. These have been corrected. He, or someone working for him, removed important pieces from 2 other windows that required replacing before the window molding could be installed. He was to have installed window sills for three windows, but did not do so. He removed the prior sill and damaged the window in the process.
Regarding the soffits,

promised on several occasions that he would personally help with their replacement and correct install and new vents. He did not. (The soffits remained open for several months. New carpenter was hired to correct and finish.) Left debris and mess on site. Only

Instead, he gave them the code to his lockbox, which owner does not have, and whoever had that code came into the house at will. Asked for names and phone numbers of ALL workers who would be on the site (a provision of the contract he signed). Never provided.

was to have taken photographs of the bad work of previous contractor and spelled out with each item how much the cost of fixing or redoing and he never did, despite repeated reminders.

was not responsive during 2 phone calls, that is, he ignored or deflected away questions and avoided answering specifics such as why did you abandon the project?, and asked at least twice now where are we on this?

These people were absolutely incompetent. They were hired by the property manager at the condo I live in.
The workmen were rude. The work was sloppy and totally inadequate.
