"Horrible. On May 23rd he contractually committed to having our home completely painted no later than May 31st and he also took an $800 materials deposit. He" DID NOT provided the materials that he took the deposit for and he did not paint any of our home. He did have several excuses why he repeatedly misses communicated dates when we would 150% be painting our home bu tnever did. He made promise after promise that he would be at our home with his crew and never once showed up with his crew over a 2 month period. We were incredibly patient and eventually after he refused to paint our home or provide any materials we had to terminate the relationship and hire another painter to paint our home. The new painter incredibly has painted our entire home in undere a week since we've enter into agreement for them to paint our home.
has stole our $800 materials deposit and it's pure shame that 's come to this. We practially begged him to jsut paint our home even after his 2 monhths of excuses adn missed committments. He refused. We then said jsut return the deposit and we'll part our ways. He also refused that. I only hope that someday he returns the deposit and also that no other consumer has to endure the lengthy and painful process of working with
as the process to get a home painted should never be this painful.

"Typical contractor - mediocre work, collect the money, move on. Uneven stain job. Used 1/2 the material we used when we stained it the first time.

Life seems to pass by more quickly these days. It feels like every time I turn around, I find something that needs to be fixed, maintained or replaced.

Regardless of if you are painting or staining your fence, the most important step is to clean with a pressure washer first. (Photo by Summer Galyan)

?

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
?
This is a good question.  However, the question makes the assumption that there is a paint that covers everything in 1 coat, which I don't believe is the case.  My recommendation is Benjamin Moore's Aura.  Now the fine print.  Aura will cover very well because it dries to approximately twice the thickness of other paints.  However, Aura says it will cover any color in never more than 2 coats, but there are exceptions to that as well, including some deep reds.  The main thing is the color change.  If the color you are using is within the same family of colors, you have a chance, we've also had pretty good success of grey covering over tan in 1 coat, but if you're making a major color change, don't expect any paint to cover perfectly in 1 coat.

Some other 1 coat coverage paints you could use would be Sherwin Williams Duration, and Behr Ultra Premium Plus.

Hope this helps!
?
Without seeing the project I'm not sure exactly what is happening.  HOWEVER, I've never heard of someone "floating" over paint blisters - just logically that can't work.  If air or moisture are trapped (because that's what causes blisters) painting over them won't fix the initial problem.

I have a couple suggestions - My first would have been to contact the paint manufacturer - whether it's sherwin williams, benjamin moore, behr, etc. to see if they would send a rep out to give their recommendation.  We have done this before starting a project to get the best possible recommendation for work to be done and have found them to be very helpful in diagnosing what is currently going on and the best way to fix it.

If that doesn't work, I would call either the better business bureau or maybe the local paper if your contractor isn't willing to work through the problem with you.  Also, If your contractor warrantied the work I might re-read that to see what they cover if anything.

My guess is that there will have to be some sort of dispute resolution process.

Hope this helps!

The contractor provided a prompt competitive quote and offered reasonable solutions to a couple of wood issues. Overall the final paint work looks good, but it took a number of emails and phone calls to make it happen and there were some issues that left me disappointed. Isses: 1) Ommission on contract
Claremore Exterior Painters Provider Name Locked
to delay in getting chimney wood replaced with

-board. Craftsmanship not very good. 2) workers not aware of shed trim work. It took a number of calls to have them come back and finish. Contractor painted entire door brown, and had to fix with paint i had purchased. 3) Painters spilled paint in front lawn and covered spill with my garden mulch. Not knowing this was wet paint, when I mowed paint got on mower, and my shoes. Spill never fixed 4) first day only 1 worker showed and he did not make much progress. Project ran into weekend, causing me to have to wake up early and then stay at house till work finished. 5) no final walk thru with contractor, so i had to do this alone and then email and call on issue. 6) if paying by credit card, you have to drive to there store front.

Rental Provider was very friendly and easy to work with. He negotiated pricing and under bid everyone else I interviewed. He worked the schedule we provided to allow us our privacy. He finished the job a day ahead of schedule and did an excellent job. We were very pleased with the outcome and are planning to use him again for the exterior of our home when his schedule allows. So I suggest book ahead!!!!!!.

We are not the original owners of the manufactured home. I got 7 estimates on painting and the variety of techniques and services, as well as prices, varied widely. We had a number of cracks and holes in the aluminum siding due to the prior owner mounting hose holders, tool holders and some decorative items by drilling holes in the aluminum siding. There were some bids lower than Bill and some higher, but I chose Bill because he was licensed and insured, and he seemed more willing to do extra filling, caulking, sealing and priming, and he did some color changes to certain parts which I requested. He also had a great rating on Angie's List.
It took about 5 days total, it would have been quicker, but time was lost due to Florida's
Claremore Exterior Painters Provider Name Locked
thunderstorms. They came out one day
and just did pressure cleaning and prep, so it would be nice and dry when they started painting. When they came out to paint, they were very neat and put down tarps and were the neatest exterior painters I have seen.We have a new custom painted driveway so I was very concerned that it would not be damaged. No worries, they did not spill a drop even on the brick skirting around the base of our home. They were very thorough from all of the sealing and priming to the finish coats on the gutters and downspouts.
They were absolutely on time as agreed every day, They used a superior quality of mildew resistant paint which I requested, and the workmanship was sterling, with great attention to every detail. Bill also gave me cans of touch-up paint, in case I scratch it up around the carport or need it later. Bills bid included all of the materials, all paint, chemicals, sealer, calking, stain, primer, brushes, rags and everything they used.
I was really impressed with

assistant,

We called
Claremore Exterior Painters Provider Name Locked
because he did an excellent job for us in 2004. We have used him for both interior and exterior work. His prices are extremely competitive and he is a perfectionist in his work. He showed up as promised every day and had to work around an unseasonably rainy week. He didn't need to do 2 coats this time because the paint he applied 11 years ago was still in very good shape and we chose the same color. Besides being experienced and excellent at his trade, he is a nice honest guy.

was very punctual and efficient. We supplied the paint and had the wall pressure washed ahead of time, as we were getting our entire house pressure washed. I only needed the back wall painted as it had big areas where paint was missing after getting a leak in the pipes fixed.
Claremore Exterior Painters Provider Name Locked
did a great job and the areas that were affected are not even noticeable. He also removed a couple of window decorative shutters that I wanted painted and repainted those for us. Also, he painted our window sills along that back wall, which I requested. He did a very nice job, cleaned up everything after he was done and gave me a very fair price. I would recommend him to anyone and won't hesitate to call him again in the future.

This job entailed pressure cleaning the front porch railings and posts before painting. We have a

large front porch. They also had to do a lot of caulking and cleaning. The new construction on the back of of the house used a combination of paint and three different stains along with a lot of sanding on three large beams. This was also a fairly large project. The whole crew was very focused on the job and
Claremore Exterior Painters Provider Name Locked
meticulous as this required a lot of cutting in the various stains etc..

The men arrived on time; in fact a little early. They removed top

of the old wood and discovered everything under it had rotted. Because of this, they had to remove all the wood down to the insulation. They were very professional and did an excellent job. The wood was replaced with a higher quality wood, so hopefully this won't happen again. It was a lot bigger job than was anticipated.

This is the second time I've used
Claremore Exterior Painters Provider Name Locked
. The first time was for interior painting. Both times
Claremore Exterior Painters Provider Name Locked
came over promptly to give me an estimate, and both times his men arrived on time and even finished the jobs ahead of schedule. When he sent Hispanic workers, the man in charge always spoke English. All the men were friendly and efficient.

I will definitely use

again, and highly recommend them.
