"Had a rental house with a backed up septic system. Had a plumber come out and unclog the line. He informed me the cement line from the house to the septic tank was broken and had" dropped about 1" and it was located under a concrete front porch of this 52 year old house told me I needed a septic system contractor. Called out a septic contractor who told me that it would require removing the front porch 8' x 5' with two steps, then run a new PVC pipe from under the house to the septic tank, approx 25'. His estimate including replacing the concrete porch $11,000 to $12,000. But the septic contractor was very honest local guy that had been in business for over 25 years. He gave me

After digging up the line and top of the tank, by hand, he didn't want to bring in his excavator and rip up my yard, he found the original cement pipe was installed 1/4" short of the septic tank and was just backed with mortar to make the connection, after fifty years it came loose and dropped down about an inch. The pipe should have gone through the tank wall. He also found that the concrete baffle inside the tank was deteriorated. He was able to cut the line splice in a new section of PVC and built a new PVC baffle at a little under his original $2,000 bid because he didn't have to bring in his excavator. I stopped by the project a couple times during the day

"The service went okay. It took a few return visits for the job to be completed. They came out for the estimate right away, but it was very difficult to get the service scheduled. "We have an erosion run-off problem with our back yard partially due to the fact that four of our downspouts drain into the back yard and eventually to an adjacent wooded area and then" into a creek. The second problem is that yards at a higher elevation than ours drain through our yard to the same area. There is a swale in our yard through which most of the runoff from the higher elevation yards passes. This project was to deal with the downspout runoff, specifically to incorporate drainpipe to the wooded area so it would not run through the yard. To Hometown Landscaping’s credit, they sent out an individual who examined the problem and discussed it with me. At that point I clearly pointed out that the path for the drain pipe should avoid the swale because going through the swale would just aggravate the erosion problem. The order states “as discussed” which to me indicates that we agreed to avoid the swale. Now the person I discussed it with, or anyone else for that matter, was not there to give crew direction as to what “as discussed” meant. The crew arrived and went right to work and began digging trenches. By the time I realized that they were there and digging it was too late, not to mention the fact that there was a sever language communication problem. They routed right through the swale that was, “as discussed” to be avoided. It has been about a week and with relatively minor rain I am seeing erosion problems in the swale area. A moderate to heavy rain is going to be a washout and I will be facing a major investment in erosion control that I did not expect to make. One could say that I should have insisted that the work order be explicit as to the path of the drain line. While that would give me more legal recourse, I do not see how the crew would have been informed of that intent in the first place because they took, absence specific guidance otherwise, the most obvious route. Here is the bottom line: 1) the quality of the work was fine, 2) the price was competitive, 3) onsite management of the project was nonexistent, and 4) if you use them, make sure the details are in writing.

From the sounds of it, you have a clog between the floor drain and the connection to the city sewer (unless you have a septic tank).  The lower flow rates of sinks / showers / dishwashers probable don't cause a backup like the washing machine does.  A couple of suggestions.

1.  Snake the drain line with a spade tip snake, twisting the snake as you advance it.  This should clear the partial blockage.

 2.  If feasable, have your washing machine discharge into a utility sink and put a strainer on the drain to catch the clothing fibre (fibres and grease from the sink probably made the clog in the first place not to mention a garbage disposal).

3.  Replace your floor drain with one that has a backflow preventer (looks like there is a ping pong ball in it).

It is not uncommon for a plumber to have to go get the parts necessary to repair and complete the job.  It is very hard to determine what the problem is over the phone and it is not until the repair process begins that the parts needed to resolve the problem is discovered.  It may also depend on if the plumber is using hourly rates or per job rates.  I would hope the time to get the parts would be minimal and the charge would be as well!

FYI: CPVC and PEX are two different materials and installed differently.  PEX is not intended to be glued but instead has special crimp fittings.  PEX is a brand name of one product that is manufactured slightly differently by others as well so it is important that the same brand fittings are used to match the pipe material.

Mobile homes used CPVC for years and some still do.  It works fine but is not as strong as a properly soldered copper pipe system.  Is the contractor installing this new plumbing a licensed plumber?  I'd be surprised if he is since he's using CPVC and not PEX (or similar) or copper.  PEX pipe is even cheaper than CPVC when run by a knowledgable plumber.  It doesn't require nearly as many joints since it comes in rolls and can flex through spaces easily.

There are some groups raising a fuss about BPA and other chemicals found in plastics that don't like the use of CPVC, PVC, or PEX pipe.  I haven't seen the results of any lab tests to confirm or dispute their concerns.  As far as durability goes it's fairly safe as long as it's properly installed and secured.  It is not as susceptible to hard water damage as copper.  It absolutely must be insulated along it's entire length to protect it from contact to other materials as well as freezing.  Also, the fixtures in the house need to be grounded electrically since the pipe itself provides no electrical protection against accidental shock or electrocution.  In a copper plumbed house the system is grounded so static electricity, a short in a wire near a water line, or lightning strike will carry the current out through the pipe instead of through the water to you, ideally.

If it's installed correctly you should be fine but make sure the contractor knows what he is doing and follows the proper procedures to use CPVC pipe.

It is usually cheaper to remove part of the ceiling below and patch it after the leak has been repaired.  Remember that water can travel before settling in one area, causing the spot you've seen.  Just because it is below the toilet does not mean that the toilet is the problem.  The cheapest option is to pull the toilet and check the floor around the wax ring to see if it has been leaking.  A new wax ring only costs a few dollars.  When was the last time you caulked the shower in that bathroom?  The water can leak around the corners or at the door (if you have one) and travel along the floor joists until it pools in a lower spot on the ceiling below, then seep through.  It could also be a seal at the drain of the tub or shower. 

I get a few calls a year for this sort of thing.  It's usually something simple but can be a nightmare to diagnose, especially if the problem is intermittent.  Start with the simple possibilities and use deductive reasoning to narrow the possibilities.  Before you do a lot of damage it may pay off to hire a reputable contractor to help you make sure you've exhausted all of the imple and more obvious possibilities.

The simple answer is ,"No!" The only way to effectively clean grease and scum from a drain line (or a neighborhood, jk) is with high pressured water. The machine they use is called a Jetter, many drain cleaning companies have them.

Do you know the age of the existing valve?  Are you sure the existing valve is a ball valve and not a gate valve?  Gate valves notoriously fail after prolonged periods of being either open or shut.  The rubber washer breaks down or gets mineral build up on it and then it won't shut off.  Whether the valve is bad or not it's a lot cheaper to replace it while he's got the area dug up and working on those connections than having him return to dig it up and pull it all back apart again due to a leaking valve.  The valve will run around $20 and the pipe isn't much either (price depends on the type of pipe).  Labor is an few minutes so he likely isn't charging you any more in labor costs to put the new valve in than he would to do the rest of the work anyway.

Like Vern said, he has a minimum amount he has to charge to cover his costs and still make money.  Being a contractor of any sort is not cheap with all of the government regulation, higher fuel costs, tool costs, etc.  It probably costs him at least $200 a day just to be in business if he's a self employed independent.  More for someone with a shop and answering service, etc.  Most plumbers around here are going to charge at least $100/hour with a minimum charge.  It'll probably take him 2-3 hours to install everything so he's really not out of line.  You might be able to find someone a little cheaper but check their reputations.

A neighbor of ours with whom we are on very friendly terms mentioned that water was running off from our property directly into their crawlspace. Upon studying the issue, we realized that the old drainage system installed by previous owners was no longer functioning, and the runoff was not being managed in any sensible way. We had a landscaping company try to solve the problem, but it was too much for them to handle. We got a handful of other estimates, but people were unable to do the work because of the large number of older trees in our property.

said they would be able to handle the work and would also be able to tie in the output of all our sump pumps (we have three) into the new system. They were also able to carry the exit point of the pipes all the way out to the near the street where it would no longer go anywhere near our neighbor's crawlspace.
When the came to do the work, they completed it quickly and neatly. Burying the new pipes involved digging up quite a bit of the yard, but they were very careful with the grass and either replaced all the grass they had pulled up or put sod down. It had been my intention to take a bunch of pictures of where they had put the pipes so we would know where they were for future reference, but they repaired the yard so well that within less than a week I was no longer able to find the places where they had worked. They had actually also put some sod down in an area near where they worked that had been damaged from unrelated work, thus actually leaving our yard in better shape than they found it in! Since the work was completed, we have had several major storms, and our neighbor happily reports that they are no longer getting runoff from our property in our crawlspace. We are also no longer getting water pooled up near our downspouts. All in all, our drainage problems have been virtually eliminated, which is quite a challenge since we are the top of a hill.
There was really only one problem. On the day the work was originally scheduled to begin, we noticed that there were no "Miss Utility"

on the property. When we called them, we talked to an owner of the company who said something like, "I was really hoping you were going to call." They were very apologetic and explained that they had had an email system problem and had completely lost our order and had no way to contact us to tell us that there was a problem. They said this had never happened before in their business and were committed to making it right. I was understanding with them and rescheduled the work for one week later (we had originally had a longer lead time), and without my asking, they offered us a 5% discount. While losing our order completely and not having a way to contact us is pretty bad, I believe them when they say this was an anomaly, and I think they did ultimately make it right for us. If it weren't for that, I'd have rated them A's in all categories.
But when all is said and done, they did the work very well, took great care in making sure it was done right, and left the yard in better shape than they found it in. I would have no hesitation to recommend their work to anyone, and I suspect they will not be likely to have that email mistake again. In fact, the neighbor who was suffering from our previous runoff problems may hire them to do some work on their property as well.

Here's what happened: I have a slopsink in the basement that for unknown reasons, keeps backing up with sewage every couple days. Unable to troubleshoot the issue on my own, I called

. I was attracted by the price (which is misleading, by the way).
1: A guy arrives and tells me that he needs access to pipes behind a wall, and there should have been an access panel. He was right, there should have been. He heads to another job, while I cut an access panel. He was supposed to return within 30-40 minutes, but after nearly two hours, it got late and I had to reschedule.
2: A couple days later, a new guy arrives, and makes use of the new access panel I cut. He snakes my main drain in one direction, then the other direction. This, in their opinion, counts as two pipes and thus doubles the prices, with tax, to 110.60. Fine. Just so long as he fixed my problem, which he assures me he did.
3: Over the next two days, sewage is backing up into the sink again. I call them and they send out the same plumber. He runs the water, nothing backs up in that moment, and he says the issue must have taken care of itself, and leaves.
4: The issue had NOT taken care of itself, as more sewage continued to back up into the sink over the next few days.
5: I call them back again, and a new plumber arrives. He has a new idea for how to fix the issue, but says the company intends to charge me again for their services. I object. I had called them for one problem: a sink that was backing up, and that problem was never solved. I'm told to call the office. I do. I speak with
