"It went great! And as close to perfect as possible. Everything in
's control went just as promised, even though this was during the" Christmas season. The only hitch we had was with an appraiser who was very much on the conservative side, and even though the appraisal came in lower than anticipated,
was still able to help us out. We rolled the equity line into the mortgage, as well as some high interest credit cards, for just under what we had been paying for the mortgage alone. Needless to say, this has saved us a good deal of money since. I can't recommend him highly enough. And did I mention that this was during the Christmas season! He was always available, even taking calls when he was home (in England) for the holidays. He's definitely our mortgage broker from here on out.

, was unhelpful at best and completely disengaged from our process. From June 2 nd when we first applied, until
18th, I never heard hardly a word from Mr.
. Our new house was scheduled to close on
21st and I called him several times during the process to find out how the process was going. I was always assured that everything was great.....no problems, everything will be OK to close on 7/21. On
18 th, a Saturday night, I received a call and was told there were 30+ conditions the underwriters had to have met in order for the loan to close. They had my complete financial history for over 7 weeks, and now, 3 days before the close they need all these conditions met. Much of the information I was asked to supply, was information I had ALREADY given them........guess they "misplaced" it. Some of what they wanted was just ridiculous..... For instances......I deposited $16,000 into my checking to cover house cost....we built a $300,000+ home and had to come up with over $100,000 at closing, so we were moving money into our checking account from investment accounts. Anyhow, on the $16,000 I moved into checking, I took $100 in cash so my wife and I could have lunch. When
received the bank statement showing the deposit, they wanted to know what happened to the $100, since the deposit was only $15,900 and not $16,00. This was only the tip of the provable ice
. There were SEVERAL MORE EQUALLY RIDICULOUS requests thereafter. Finally, after several sleepless nights,
Mortgage finally gave us the OK to close the loan we finally closed the loan on
22, 2015. My wife and I went to the title company, signed all the paperwork and finally owned the home...we thought.
Morgage refused to fund
loan.....this was just hours after they told us we were good to go.....and hours after we completed all the documents at the title company. They refused to fund the loan because we did not sign some obscure piece of paper that would guarantee we were not going to drill for oil or natural gas. This was so far over the top. Both the title company and the builder said that in 15 years of home building they had never heard of such a thing. We finally found an attorney at the builders office and they
up a document outlining the neighborhood where no drilling would ever happen. What a pain. These are just a couple of the ridiculous hoops
Mortgage made us jump through. From top to bottom, they were thoroughly unprofessional and almost impossible to deal with. I would NEVER, EVER, RECOMMEND THEM to anyone. If you don't want major frustration in your
purchase.........STAY AWAY FROM
MORTGAGE.

Yes! Movie tickets, 2 hours at the spa, 10 rides at your local "iFly", etc. Bottom line: You know your clients. Find out what they do to reward/pamper themselves and give them that!

As with anything like this, some are scams, some legit but poorly organized or run, some legit. There are a few new companies set up by hedge funds just getting into rentals and into buying foreclosed properties in good shape, which they then rent or lease and will, in some cases, allow rent to partly apply to purchase.

 

Before you even think about this type of arrangement, you should have it THOROUGHLY reviewed by a lawyer, because once you get into it you will be stuck, and most likely there will be a LOT of terms restricting your investment. Considering the average person moves every 5 years or so for employment or family or medical reasons, and generally these sort of arrangements have to be carried through to completion to get ANY of your investment back out of the deal, it is generally a losing proposition for almost everyone - a fact the companies count on.

I refinanced my mortgage with Quicken. They took me from a 30 year mortgage to a 20 year mortgage and lowered my payment by $150/month. The process could not have been easier. I was able to email them 95% of the information. My cost was about $1500 total. I will get this back in 10 months with the payment difference. They were very professional to deal with. They knew their stuff and were very customer friendly. I would recommend them to anyone and will do business with them again for sure!!!

I spoke to a loan agent and he quoted me a rate of 3.75% because of my excellent

score. I told him I was currently looking for a home. He never suggested that I lock in the rate (even though the Fed was threating to raise rates). When I found a place 20 days later the rate was now 4%. Ouch. Then they asked for million documents...don't get me wrong this is my third home I know what's its like. But the asks seemed endless. Then they ask me to mail them all 48 pages of my 1040. They emailed me the address and I send it via UPS. I don't hear anything...track the package and it says it was left at the door. Days later it turns out it was delivered to a private home somewhere in Detroit. They gave me the wrong address. So all of my families most private financial info (including W2 and SS#s) is floating around somewhere in Detroit. A loan admin called and apologized. They said it was my job to try and get the docs back. ARE YOU KIDDING? Never heard from a supervisor. Never got a letter? Never got any kind of good faith discount to say sorry. To this day they do not know if I ever got my documents back. Quicken does not care about your privacy!!! They do not protect your identity or documents!
I would never use them again.
