Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.
Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

They promise a stringent tenant screening. Based on my experience, nothing could be farther from the truth. The police have been called so many times that the property is now in the process of being on the nuisance list with the city.

is terrible except when they want to squeeze more money out of you.
The initial sales agent priced the property hundreds below what other property management companies did. Luckily I went with the other quotes in pricing the home.

When I expressed concern about the property I was basically told that I needed to stop bothering the residents (I have had no contact with the residents) even though they have had police called, smoke in the home, have additional tenants in the home and additional animals in the home.

to get me on board with his company. They took care of having my house interior painted and were good at finding and screening renters to keep it occupied. However, once the tenants were in the house they completed failed to follow up on tenant requests for repairs or provided only partial repairs when requested. One of the tenants in the house had cats and the only room with carpet was so stained and smelly that the last tenant could not even use the room. There were numerous accounting errors with the office and they could not even correctly provide direct deposit in a timely manner.

When I finally laid eyes on the house for the first time in 4 years, I could simply not believe the state of disrepair that the house was in!! It took me a couple of months and more than $12,000 to restore it to the condition it was originally in. In summary, this is the most unprofessional company I have ever worked with and they cost me thousands of dollars in fees and later, in repairs because of their failure to live up to the terms of the contract and actually "manage" my property. Hopefully, someone else will have the fortitude to take them to court one day so

Oh sure, they were nice as pie to your face so they can get your business. A different story after you become a tenant. They rent out dilapidated buildings that should be condemned by the city, and I don't know why they're not condemned.

The reason being is so that they have leverage in playing games with you on the amount of the water bill. Which they don't even pay on time. The provider was very aggressive in renting the property; when first contract fell through, they identified replacement renters very quickly.
We had some issues with maintenance. Frequently issues that were a result of tenant neglect or ignorance were resolved with professionals being called to do a service visit as opposed to a property manager inspecting the property first. We paid for several expensive visits when a

inspection would have identified the problem (e.g. renters didn't know where the thermostat was for the bedroom - called electrician to identify thermostat; P-trap dried out in basement shower resulting in sewer gas smell, called plumber to turn on shower to wet P-trap)
More seriously:
We had put in the contract NO DOGS, and after moving in, the renters got a

hound (had a long chat with our neighbors who frequently had visits from said dog); obviously the property management NEVER did a thorough inspection of the house INCLUDING when theses renters moved out (more on that later) as it was obvious a dog had been there when we moved into our house 6 months later - stunk of dog. Had damage on woodwork and carpets from the dog.
Renters broke driveway lights and various irrigation sprinklers and were never held responsible for fixing broken property. Replacement lights were left at the property.
Renters damaged walls and woodwork (e.g. pushpins in wood framed windows so they could hang xmas lights) and no inspection to catch and stop such practices.
Property management BADLY mishandled the renters deciding to leave their lease early; we were never informed that a Lease Novation (form of sub-lease) was taking place. Renters were allowed to find new renters for the lease. Unfortunately as the property manager did not inform us, we were unable to inform them that the lease was not to be renewed as we were moving to the state to occupy our property. So renters moved in with the assumption the lease would be renewed which it was not. Access management was notified of our decision not to renew the lease more than 90 days in advance but did not notify renters until about 60 days out. The renters were very unhappy and sent us certified letters begging for us not to return (!). They also informed us that due to their Bad Credit (!) they were having difficulty finding another house to rent. So, Access allowed a rental to a credit risk, nice. We had a lot of difficulty removing the renters from the property and only drive by observations from Access as opposed to active help. Renters did not have all of their property removed till about 2 weeks past the move out date.
Again, no inspection by Access or walk through with us to identify damage and the only cleaning provided was a basic vacuuming poorly done. House was FILTHY and took 3 days of cleaning by family.
The only consolation was we got what remained of the security deposit, though I wonder which renter paid it and who actually did the damage.
I understand that property management may be a thankless job and there are probably worse companies out there, but having been a renter before, I know there are superior standard practices (regular inspections for one) that were not done or followed by this company.
I can not recommend their services as they did not perform due diligence with my property.
