". The inspector arrived on time and began his inspection of the house. His inspection covered the interior and exterior of the house, garage, roof, and attic," along with the plumbing, heating and cooling systems. He was thorough but worked quickly. After his inspection was completed, he gave us a verbal report and showed us the major items he felt needed attention immediately. It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

He noticed a few things I added to the contract, such as making sure the seller put up smoke and carbon monoxide detectors, which were missing. He also noticed things that are not deal breakers to me, such as water pooling on the roof of the building and a chimney that needs repointing, but it's good to know about these things that might lead to assessments and added cost to co-op owners in the future. Amazingly well. Ed Snope did a comprehensive home inspection on a single family house that my wife and I intended to purchase. We knew ahead of time that the house was being flipped, that the current owner had only owned the home for about 3 months and was doing considerable work on the house. We knew there would be issues with the house, including grading and water drainage issues and some HVAC issues. However, Ed found numerous other issues, some that the seller's home inspector missed. The seller of the house provided his inspection report that was completed just three months prior and Ed's report was substantially more detailed, comprehensive, better written and caught many more issues. Ed was professional: He answered all of my numerous questions; He was extremely patient; He took the time to explain things to me (I was present for the inspection); He gave advice too such as what type of caulking to use, what type of weather-stripping, paint, etc... while we went through the house. He invited me up on the roof with him (I declined) and up in the attic (I accepted, and I'm glad I did) where he showed me improper and inadequate insulation, pointed out potential issues with HVAC registers and recessed lighting that wasn't IC approved. He showed me how some of the wiring on the newly installed electrical panel was incorrect. I have a very basic knowledge of electrical issues, and Ed explained them to me at a level where I could appreciate and understand how the panel was done incorrectly in areas. Ed found many issues with the HVAC system--it had rust on the ducts, improper sealant through the floors, etc. How newly added returns and ducts in the basement may have improperly balanced the system. There was barely any airflow coming out of the registers on the upper floors. He found numerous grading issues outside of the house, along with potential water infiltration points where the bricks were missing mortar, where the lintel above the windows was improperly caulked. How the downspout extensions were improperly graded away from the house. How the HVAC system used older refrigerant. Also, Ed tested every single electrical outlet in the house. Many were bad, painted over, etc. He found mold in the washing machine and in a few basement closets. The previous inspection didn't find any mold. The house had its previous bathrooms and kitchens gutted and new cabinets, tile, and counter-tops installed. Ed found cabinets and drawers installed poorly (out of level or

), incorrect exhaust vents, no caulking, and a shower head and diverter installed incorrectly. All things I would have assumed were done correctly, because they were newly installed. All in all, Ed found many, many issues with this house that I never expected, didn't see through my multiple previous visits, and the previous inspection missed.
Ed spend well over four hours at the house conducting the inspection. He arrived early, too. What's even more impressive is that he emailed to me a comprehensive, well-written, detailed report the very next day, less than 24 hours after finishing the walk-through. The report was 50 pages. It had multiple pictures with red arrows highlighting issues. It was easy to read, well-organized and broken down into several categories: Major concerns (in red), minor concerns (in blue), FYI (information), OK (in lighter blue) and safety hazards (in yellow).
Ultimately, because of Ed's amazing inspection and thorough report, my wife and I decided not to buy the house. Although we were disappointed because the house was in a great location, near great schools and came with a membership to the pool just a few minutes away, we knew that it was the right decision.
I will definitely hire Ed again when we find another house. He was top notch. A+.
Oh, and one other thing. At the end of the inspection, I inquired about a radon test, and paid Ed to come back to do the test; however, once I got home, I told Ed to hold off on the radon test, and ultimately cancelled it once we declined on the house. Ed, without asking, sent me a check back, within days, for the portion covering the radon test. That's called professionalism.

It went very well. The inspector arrived on time, actually a tad early. He inspected the house starting from the outside from front to back. The same for the inside, he started from front to back one floor at a time. Pointing out every critical item, making suggesting such whether I need to budget for it or replaced asap and so on. I received the report on the same day. I was able to negotiate repairs with the previous owner and was able to get what I needed. I would use them again without hesitation. Other home inspectors were asking for a lot more money. I got my money's worth and more. I'm very happy.
