"I had a service call and the vendor needed to come back. the vendor tried to schedule at the last minute - I literally had to drop everything and come home. AHS" does very little to insulate the customer from the Vendors. I've used the plumbing and the appliance. The appliance guys were seedy and took 3 months to eventually replace the microwave. The plumbers are good guys, but they try and do the minimum and get in and out. Dealing with the scheduler has been challenging for me on multiple occasions - AHS does nothing. Vendors probably don't make much and try and do the best they can to make the arrangement viable - but it falls short. i only use them because I'm afraid of a huge breakdown - once that's past - i won't renew.


"Fine, punctual. Price of the callout fee for the home warranty has gone up, by about $15 in the last year. Hopefully it will not rise again next year, as for small" jobs it might become cheaper to contact the vendors directly.

Home warranties don't always come with the kind of robust protection and security homeowners expect. Here's a quick breakdown on the real costs, and real benefits, of purchasing a warranty for your home.

A home warranty, or home service contract, provides service, repair or replacement on a home’s major systems and appliances for a usual term of one year. They've also topped our list of most-complained about categories for three years running.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 


An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.


Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. we entered a request for an electrical issue in our newly purchased home. It took several days for an initial call back from your assigned electrician and when they came were extremely incompetent. The gentleman kept huffing and puffing in frustration as he was here for 2 hours and couldn't figure out the issue. He then said he will have his office call us for a follow-up appointment as he will need a specific tool that he didn't have accessible ( what kind of electrician doesn't have their tools?). It again took several calls to many rude AHS staffers to finally get a call back from the electrician who finally came a second time, went into the attic and under the house and said I think I found the problem, but will require me to come back again. I will have my staff call and schedule a 3rd appointment ( let me just state for the record that we had to adjust our work schedule to accommodate these appointments where again nothing was fixed). We never heard back from this electrician for the 3rd time and finally got so fed up that we contacted a competent electrician on our own that was here today and found the route problem in 30 minutes and was out the door in 1.5 hrs, issue fixed for $180. I feel that it would behoove AHS to better screen your vendors prior to sending them to your customers home. I can assure you when it comes time to renew our home warranty, it will not

My pool heater started to leak. the technician cane in about two days. the first tech told me the heat exchanger was cracked and the entire unit needed to be replaced. then a day or two later another technician came from the same company to take pictures. he told me a header was cracked and could be repaired. he told me it the damage was due to freezing water. I then received a call from one guard who said it would not be covered due to the freeze damage being my fault. the pool had been running and is equipped with a freeze protector unit. the technician said that may have failed because sometimes the sun tricks it into thinking it is warmer and it never activated therefore causing the damage. I asked one guard why this would not be covered because the system was equipped with freeze protection and this is a system failure. I was told "I don't have a good answer." he said it is not covered. to say the least I think that is a terrible answer. the company took apart my heater to evaluate never returned to put it back together or even give me a quote to fix it. there has been a lack of professionalism from both the service company and one guard.

My warranty covers the water heater. After moving in to a new home I discovered a water heater leak. I called and was denied. My realtor new someone at

and after further review they accepted my claim. They had a contractor come out and give me a quote which was over 900.00. The contractor added over 400.00 of labor and parts that were completely unnecessary and of course, not covered by the warranty even though they say these are necessary for the install and the warranty covers installation. They basically quoted me 486.00 to replace the copper flex hose and t&p valve. If you are unfamiliar the hose literally screws in to the pipe and then to the heater..... That's it, it is just like attaching a standard water hose. The valve comes with the heater and you just screw it into the drain pipe.... That's it, again it just screws on. I let

know that this was the case and that I would like a different contractor to do the work. They refused and said that they would reimburse me a little over 300.00 if I wanted to hire someone myself. Even after I explained to them the dishonest practice from the contractors they still insisted that I use them. This is my first encounter with them but I will be refusing their service on this one and doing the install myself for literally less than 300.00, or almost 200.00 less than what I would pay to get it installed under warranty. They will not reimburse me for doing the work myself which I understand but no one will do the job for a little over 300.00. I will also be submitting a review on the dishonest contractors.

Horrible, We have reported them to the BBB after paying $800.00 for a 3 year warranty - for NO SERVICE. By the way, they don't displatch on weekends. How nice! It takes more than 24 hours during the week to receive a return call and no one follows up for closure.

It went horrible.
My heat pump stopped working. I contacted AHS and AHS sent out a repair contractor. The repair contractor made a superficial diagnosis that my disconnect box failed and tripped the breaker. The repair contractor stated that the cause of the disconnect box failure "appeared" to be a power surge, although he was not sure. I disagreed with the diagnosis and communicated this to the repair contractor and AHS. Even as uneducated as I am about heat pumps, I told them that the compressor failed, and this is what set the heat pump failure event in motion. Because an alleged power surge "appeared" to be the cause of the heat pump failure, my claim was denied and my appeal fell on deaf ears. Note that the repair contractor admitted to AHS that he did not actually know why the system failed so he guessed "power surge." Also note that the repair contractor offered to repair the disconnect box for $320, which was not covered under the warranty. He also told me that the repair was not worth it and attempted to sell me a new heat pump system. This repair contractor was clearly unethical in his dealings with me. Because my claim was denied by AHS, and its repair contractor was attempting to gouge me on the repair price, I took the matter to my regular heat pump maintenance contractor. He repaired the disconnect box for $180, and

and behold, the heat pump still did not work. The diagnosis was failed compressor. I contacted AHS and complained about its repair contractor's incorrect diagnosis. Because my contractor was not an AHS contractor, AHS sent out another one of its contractors for a second opinion. AHS' second contractor confirmed my contractor's diagnosis and my uneducated diagnosis that the heat pump failure was due to a bad compressor (15 years old), and needed to be replaced. At this point, a compressor is a big repair for a 15 year old system, and I told AHS that I wanted a buy out of the system, because I have two very young children and I need a reliable heat pump system. How does AHS respond? AHS has been giving me the run around for almost three weeks by paying me lip service on actions that were supposedly being resolved by the AHS authorization department. In reality, the authorization department was doing nothing to move my buy out forward. If coordination needs to be done between AHS and its repair contractors, then that is not my problem, since they are AHS' contractors. I pay an annual fee for coverage, and a bad compressor is clearly an item that is covered. To reiterate, this process has gone on for three weeks, with no satisfaction. Today a rep sent my buy out claim request to the research department, and told me that this department would actually do something, but I have no idea if that is true because AHS has completely failed to provide any level of service for me. Moreover, its whole goal seems to be to collect a warranty fee while providing no coverage and no service. This has absolutely been a horrible experience, and AHS has been the primary contributor to it.

Signed up with these guys and paid them the subscription fee. One month later my hot water heater stopped working. They sent their plumber ( had to pay him 60.00) who just inspected the heater and sent a report to AHS. Got a letter from AHS stating that the plumber determined that this was an existing problem and they will not cover it. (how the heck would the plumber know this?????) If I wanted a second opinion, they would send another plumber and i can get a second opinion for 60.00. I asked them if I could choose my own plumber..they declined.HERE IS THE BOTTOM LINE...THEY SEND THEIR OWN APPROVED TECHNICIANS WHO ARE REWARDED FOR FINDING ANY EXCUSE NOT TO REPAIR THE APPLIANCE......RESULTING IN ZERO COST FOR THEM. If its a minor repair, sure they will fix it...but remember, you are paying them the 60.00..again, no cost to AHS. IT IS MY OPINION THAT AHS WILL FIND ANY EXCUSE NOT TO REPLACE YOUR DEFECTIVE APPLIANCE..COSTS TOO MUCH MONEY. STAY AWAY FROM THESE SHYSTERS.

I had 4 contracts for 4 properties for almost 1 year long. I never used the contract for 2 of the properties. I was so dissatisfied that I cancelled the contracts one by one after writing a page long letter of complaint to the company. When I had a plumbing issue on one of the properties, each time a different contractor showed up to finish the job someone else had started. The technicians they sent to my properties (1 property had plumbing issue and the other had AC/ problems) . It seems that they hired outside contractors to perform the repairs. In my experience, I had to deal with very unprofessional and unqualified people. I was very dissatisfied, called for a second opinion (after their technician told me my freon was being stollen, therefore they would not replenish) to find out I had a leak. AHS has provided high quality contractors to repair or replace several sump pumps, electrical fuses and electrical wiring and outlets, kitchen oven heating elements, and a dysfunctional dishwashing machine. Only once has AHS refused to cover the cost of repair of a covered broken item (involved a kitchen garbage grinder whose grinder was accidently bound by a screw that fell into it). Over the 22 year period of coverage, AHS has provided services to repair my central air and cooling system approximately 6 times. During one winter, about 5 years ago, the heating unit stopped working and I requested service. The service company provided by AHS determined that repair parts were needed that were no longer available on the

Since the temperature at the time was below freezing for the entire period that the heating unit was out of order, I requested AHS to apply the provision in the AHS policy to repair the dysfunctional unit by replacing it. I had to talk to several employees within AHS to convince them to replace the unit, as each told me that AHS would not replace the unit because there was no repair emergency and the AHS researchers could likely find the parts necessary to fix the installed unit. Only after talking to a senior manager in the company, receiving the same answer to my request, and requesting to talk to the President of AHS did AHS call me back and agree to replace my heating unit. The dysfunctional unit was replaced with a new, similar sized and heating capacity unit over the next 4 days. By the end of the ordeal, my family and I were without use of the central heating unit for more than two weeks. Luckily, closing off most of my home (3600 square feet of living space), burning wood in my fireplace, boiling water on the kitchen

Repair or replacement of major appliances, plumbing, electrical components is the primary reason a patron would pay $450 per year for the coverage offered by AHS. And, in a home like mine, that was built in 1958, such insurance coverage is essential. While my ordeal with AHS in obtaining emergency service to replace an indispensable heating unit left a bitter taste in my mouth, I have continued the insurance because I have not found an insurance that appears to be better and more trustworthy.
