"
helped us and came out to our house to measure everything. The job was started when promised and the installers for M.V. Design Center showed" up when they said they would and finished as scheduled. The job was professionally done and went beyond what we were expecting. Parts of my back porch were not level due to drainage and
had the installers cut the tile in such a way that they would not crack later. He also had them trim the
of the slab with tile which was not requested and makes the porch look much better.

"Arrived for evaluation of project and to estimate cost of job on the same day that I called him. Professional approach and discussed that he would "sub"" the re-mortaring of front steps under his watch. Came with his one other co-worker to evaluate job. Discussed the importance of performing the work only when weather temperature and rain status could be accurately predicted. Emphasized that it was critical to avoid rainy situation when placing gravel correctly for compacting. Discussed that he had major equipment to cut and remove concrete. Discussed options for removing or repairing concrete and made recommendations based on his expertise. The job required two full (>10 hours) days of labor and due to a prior commitment, I could not be present during the first day. The project went exactly as he predicted. He cleaned up after himself....with no lawn markings from the heavy equipment that had to be used for the project. All cement was hauled away. Meticulous workmanship involved for the entire project. During the second day, I was consulted on the placement of timbers along the front walkway to avoid injury to ornamental plantings and an older tree that was "in the way". The entire project lasted just as he predicted--2 days. Cost estimate and actual project price were close. Excellent workmanship. .

Angie's Answers

?
I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

?
I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

?
I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

He advised he would drop off stone samples for us to decide upon and provide estimate based in our choice and the job in its entirety. He never provided those materials nor called/emailed estimate. When he arrived and seemed genuine in his offer to meet our stonework needs, however, seems now that he either forgot he ever visited us or did not view our job as worthy of his time.

This was a very pleasant experience. After being quoted and comparing with a few other local contractors. I decided on
Staten Island Stone Paving Specialists Provider Name Locked
and GARDEN. He was very personable from the start, took time to answer all my questions and explain in detail what the job entailed, materials to be used and expected timeline. He went above and beyond when he added the 30 feet of Y extensions at no cost to ensure that the yard would dry out. Prior to the work I had up to 4 inches of standing water in my back yard due to being at the bottom of a hill and what neighbors report as a natural spring in my yard. After work was completed there is no standing water and the yard is completely usable.
I was able to follow a 3 installation payment schedule: 1)deposit 2)first payment 3) second payment pre-, during, and post- work completion, respectively. This flexibility was very helpful for my budget planning.
I am typically a DIYer, but am happy I decided to get a professional to complete this project.
Additionally,

The project went very orderly and was started and completed in the time frame we were given.

and his crew arrived promptly each day by the time we were given. They worked each day generally until dusk, they cleaned up the worksite each day before leaving and let my wife or myself know what the plan was for the next day before leaving. All employees were cordial, respectful, and professional. We did have to make a couple of minor changes throughout the process to avoid buried electrical lines and power to pool equipment. In each instance,

presented the issues to us and provided us with possible solution(s) to the issues. We are very happy with the overall look and construction of the steps and retaining wall. In fact, some of the changes

recommended during the process enhanced the final visual appearance of the project without compromising its structural integrity. we've used

He gave my husband a quote of $5,000.00 to replace the railroad ties and said he would also be using some "used" ties as well. My husband told him that was fine, as long as they were in decent condition. My husband gave him half of the money up front to purchase supplies and get started on the work. Mr.

was also informed that we had a sprinkler system in our yard and to please not drive his truck & trailer onto the grass so as not to damage any of the sprinkler heads. Mr.
Staten Island Stone Paving Specialists Provider Name Locked
's comment to that was that he works on sprinkler systems too, so that wouldn't be a problem... Totally disregarding my husband's request. WHY damage something on someone's property when it can be avoided AND you were asked (politely) NOT TO DO IT? Needless to say, when he showed up with his trailer to bring the railroad ties to the house, he drove onto the grass. Luckily and thankfully, he didn't ruin any of the sprinkler heads ~ I will add that he drove onto the grass on more than 3 occasions... The work was started about 4 days after the first installment was made to Mr.
Staten Island Stone Paving Specialists Provider Name Locked
. Then there were several days when he and his crew didn't show up to work. There were no phone calls to say they wouldn't be there to work, no explanations when they did show up. Then more days of not showing up. Finally my husband called Mr.
Staten Island Stone Paving Specialists Provider Name Locked
, and he had an excuse that his truck wouldn't start and he would be there the next day. Well, you guessed it, he didn't show up the next day. This went on for over 3 weeks. Finally, my husband had to get firm with Mr.
Staten Island Stone Paving Specialists Provider Name Locked
and tell him that we paid him to do a job, and it was not 3 weeks into the job and it still wasn't finished and we wanted the job finished. So his crew showed up the next day, got a little more work done. Then it was Friday, Mr.
Staten Island Stone Paving Specialists Provider Name Locked
called my husband to see if he could get the rest of the money so he could pay his crew. STOP! HOLD UP! WHAT? The job isn't even complete and you want THE REST OF THE MONEY?! Now, I don't know what planet you come from, but in my world, you don't get the rest of the money until the job is D-O-N-E... So my husband told him that I had the checkbook and he would have to wait until I got home at 6:00. Sure enough at 6:10 there was a knock at the door, Mr.
Staten Island Stone Paving Specialists Provider Name Locked
on the other side of the door. So I politely went and stood on the porch and spoke with him and told him there was no way he was getting the rest of his money until the job was done. He acted like he was appalled that he wasn't getting paid. I told him that WE were appalled that it was taking him almost a month to complete a job that he told us would only take one week to do. So he started giving me this big long story about how he just needed $300.00 to give his guys so they could feed their families and get gas in their cars to come back the next day to finish the job. And I politely told him that they could get their $300.00 TOMORROW when they come back and finish the job, but until then, NOBODY was getting paid. Totally unbelievable. He didn't even think he was doing anything wrong. He had an excuse for everything he did wrong. The job was finished the next day (3 and one half weeks later). He left some of the OLD railroad ties in with the used ones, he left dirty, old, rotten railroad ties in the yard when he was finished, NONE of the railroad ties he used were new. ALL of them were used railroad ties. So where did the first $2,500.00 go? You can't tell me it went to pay for USED railroad ties... My advice, DO NOT USE

it out for us and it came out so much better than we imagined. We added counters on each side of our grill with a back-splash, columns on the wall around the patio and to finish it off we added a walk-way to the gate. His vision was so much better than ours and we couldn't be happier. They work very hard to make sure the job is exactly the way you want it. To finish it off they sealed it all and it looks marvelous. If i owned my own business I would want employees like they have! I would recommend them to anyone wanting any type of outdoor patio/kitchen!
