"Navid and his crew did an amazing job. Our house was built four years ago. The grass was actual laid down the week of the Winter Storm in 2011! The builder never properly finished the" drainage or extended the property to fully make use of the land. When I called Navid in (as I am a repeat customer), I told him exactly what I wanted. He told me what could and could not be done. He does not play games because he knows his business. Whatever he says he will give you, expect more because he gives you more! For example, my wife and I decided to go with a brick/stone based retaining wall. The wall was originally going to be 2.5ft tall. When the crew came in, it had to be a bit deeper and the soil and stones to fill the wall was substantially greater than expected. Did Navid charge me a penny more - no? He charged me exactly what he quoted me. Did the quality suffer - absolutely not. It turned out to be stunning. The grass is the greenest on the block. The
appeal of the landscape and all the flowers and trees planted on the property make it look like a lush garden compared to a dinky backyard. Our deck, a three tier patio had concrete slab. Navid planned on putting pavers in. However, between the grass and existing concrete there was going to be a three inch gap. Navid worked with my wife and I to make dull look luxurious and rich - for practically nothing. Stonework was done in hours by his crew of experts. Navid gets the best quality materials and stands by his work. He did work for my wife and I in 2013. He even pedicured that existing work to make sure it was in tip top shape by pouring some new mulch down and re-purposing things to fit with our new landscape design. The project took four days. There were anywhere between three crew members and eight crew members here working. These guys are respectful, professional, talented, and hard-working. Navid is an artistic genius and his exemplary work speaks for itself and his companies reputation.

and his crew hand dug the entire project. They removed the railroad ties (a feat in itself since they were extremely heavy) and dug into the hillside to form" a terraced base to support landscaping blocks. The steep slope they worked on was full of bedrock, gravel and large rocks, heavy clay soil, and "the most snake holes" they had ever run across. They built up the foundation with the blocks and filled in the new area with very small pea-sized gravel, which when compacted acts as a solid service. In order to bring the different sized gravels down to the project area,
had to haul the gravel in a trailer down an extremely steep driveway by carefully going down backwards. He did a great job! When you meet
, you can't help but like his happy and positive personality and have confidence in his solution for your problem. His crew was very respectful of both our family and of their boss. We requested some additional work, which he gladly agreed to do by just adding labor costs. I would definitely hire him again. In fact, he is doing some work for us later this fall. I might mention that he was a couple weeks behind when he said the project would be started, but that was because there had been a rainy spell, which meant delays for whatever project he was currently working on. He gives you his best, which is excellent.

"we've worked with
before, and this time was as good an experience as before. He was on time, did the job quickly and well. Both the job and his clean-up" afterwards were excellent. If we need him again, we will gladly give him a call.

Angie's Answers

?
I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

?
I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

?
I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

?

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

?
Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

These guys are paving artists!
Staten Island Stone Paving Specialists Provider Name Locked
showed up in the morning with a two-man crew (including his father, who's also a veteran paver) and immediately went to work tearing out the old driveway, cleaning up the edges and improving the grading, and then laid down fresh gravel. After grading and compacting the gravel, they brought in a load of asphalt and repeated the grading, smoothing and compacting process. We had some tricky drainage issues that
Staten Island Stone Paving Specialists Provider Name Locked
resolved with invisible adjustments to the grading, and the result looks great and drains perfectly.
Not surprisingly, of course,
Staten Island Stone Paving Specialists Provider Name Locked
usually has a long backlog of clients, so he can't always get to new jobs right away. We weren't in a hurry, but it did take
Staten Island Stone Paving Specialists Provider Name Locked
almost two months to get to our job. (Not a complaint--that's just the downside of working with a small, high-quality firm.)
Staten Island Stone Paving Specialists Provider Name Locked
also mentioned that he sometimes gets a *hundred* calls a day from Angie's List members who want him to bid on their jobs... and he doesn't always return calls right away. That seems to annoy some callers. But if you want a great job, just keep bugging him. It's worth the effort.

did an excellent job. He was quick to respond to our needs and helped get our job done before Halloween so the kids can come trick or treating at our house. They built the steps over a two day period and my husband and I could not be happier with the job or the reasonable price. Thanks for a great job. They removed all the rubbish and cleaned up after themselves. Job well done. And thanks for taking on such a small job.

Cleber and the team at
Staten Island Stone Paving Specialists Provider Name Locked
were very responsive, coming over to my house for an estimate within a couple days of me calling. Price was very competitive and they were able to schedule the work within a couple of weeks. We live in a row house in Columbia Heights and they were able to put in what looks like a proper backyard. Backyard looks great. Easy to work with, prompt service, good price.

came in as a ref feral from a fellow co-worker as i was blown off by a different contractor. My time was running out and he came in on a Saturday to do the quote and completed the large project the following week. He moved about 150 yards of fill, as well as probably 30 yards of lume. My yard before had a very steep pitch and i could only use about half of my yard because of it. Now i have a fully functioning yard and it looks 10 times better. I would recommend these guys to anyone.

I was unhappy with their service at first but Rumaldo and
Staten Island Stone Paving Specialists Provider Name Locked
turned out to be very helpful.
At first they didn't show up on time and didn't have the grass or flowers that they were going to plant. The designer,
Staten Island Stone Paving Specialists Provider Name Locked
had no clue what was going on. She did not communicate to the workers what needed to be done.
I called to complain and Rumaldo and

came right away and took care of everything.
They came back and fixed the lawn since weeds grew and took over the St.

grass they had planted. Also came back to replace sprinkler control since they removed one of the controls and didn't replace it. Finally, planted new flowers since the ones they planted died within a month. They were prompt and assisted in solving the problems.

was (and is!) great. He is very young and ambitious, but he retains others with expertise whenever there are aspects that he is still learning. For example, he teamed with an expert plant person to help us decide which plants to use. His stone work was first-rate. You can see his work on our yard on his website - photos approximately ##22-37 from the left at the bottom of the "Our Work" page. Highly recommend.
