"Everything went great!
and his crew were prompt, worked diligently, provided great communication, and were always willing to field questions" and/or concerns. We would definitely use
again, and in fact, are already scheduling some more work we need done. My wife and I can't say enough nice things about
, our house looks so much better after all the work they've done! They were knowledgeable, detail-oriented, and offered great recommendations. We were really pleased with the final product... they delivered exactly what we wanted at a fair price.

"This was an awesome experience for my family because
and his son followed through with everything as planned, plus a lot more!!! They were" professional, very sensitive of our family's sleeping schedules and privacy, polite, cleaned up every day, arrived on time throughout the whole job, took pride in their work, and gave 100% in all areas! Anytime I had to contact
by phone, he always responded immediately with a return call or text. I am so fortunate to have discovered them and have already told them that they will be called upon again for future jobs!!!!

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space".

Here were the bids:

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job.

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

?
For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.
?

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

In early June, I submitted specifications to build two decks on the rear of my property to a number of contractors via Angie's List. I had three visit the property, including
Seaford Remodeling Contractors Provider Name Locked
, and
Seaford Remodeling Contractors Provider Name Locked
was by far the most responsive when it came to the contracting process.
Seaford Remodeling Contractors Provider Name Locked
, their administrator, was particularly helpful.
I had concerns about zoning regulations when we were in the contracting phase, but
Seaford Remodeling Contractors Provider Name Locked
did not seem concerned, and even inserted a clause in the contract that I would receive my full deposit back if zoning approval was not granted.
Once my deposit was submitted (mid-June) and preparations began, communication became less punctual and thorough.
Seaford Remodeling Contractors Provider Name Locked
's architect in particular was the person whom I think was not up to snuff, and lacked professionalism and follow-through. He came out and review the property and plats, did measurements, and then came back with a generic statement that "based on zoning" we could not do the 10-foot deck we planned, but could do a 5 or 6 foot one like my neighbors.
I wrote a long email asking for a better explanation, since a.) my neighbor's deck was 4 feet, but 10 including the stairs, not "5 or 6 feet," b.) he should know whether it was 5 or 6, and c.) based on my thorough interpretation of the regulations, we could either do 10 feet or nothing.
Seaford Remodeling Contractors Provider Name Locked
's response was to send him back out to measure once again on 7/8 (unclear why the first measurements weren't enough for him to work with) and then submit plans to zoning, which he said he would do the next day, and could expect a response in a few days after that. It actually took him 10 days to submit (at least as far as they told me) and then they told me it would take several weeks to hear back. I asked for a case/file number to be able to follow the progress, and was met by silence.
After a month, I inquired again, stating that "several weeks" had now passed, and was told that, coincidentally, they were expecting a response from zoning two days from then. So I decided to follow up with zoning directly by showing up and asking what the status was of the plans submitted for my address. NO PLANS HAD EVER BEEN SUBMITTED.
I did not
Seaford Remodeling Contractors Provider Name Locked
this to
Seaford Remodeling Contractors Provider Name Locked
or the architect, and when I called
Seaford Remodeling Contractors Provider Name Locked
on the designated day (8/19), they told me that the plans had been rejected by zoning. (Probably what their architect told them.) They suggested some alternative avenues, but I declined and asked for my deposit to be refunded. They agreed.
After a bit of difficulty,
Seaford Remodeling Contractors Provider Name Locked
did in fact refund my deposit in full, which I was extremely nervous about, and is why I would do business with them again. But their choice of subcontractors might leave something to be desired.

Seaford Remodeling Contractors Provider Name Locked
and his crew went above and beyond while working on the renovation of our master bathroom and powder room. We had a general idea of what we wanted to do, but no idea where to start.
Seaford Remodeling Contractors Provider Name Locked
was able to tell us exactly what we would need and how we could make the best use of our limited space. He was always available to answer any questions that we had both before work started and throughout the entire process. He really listened to us and was able to deliver exactly what we wanted. He took a cramped and outdated master bathroom and without adding any square footage managed to make it into a spacious retreat that is now one of our favorite rooms in the house. He is a complete professional who takes pride in his work and it definitely shows. He paid attention to every detail and worked hard to make everything perfect. In addition to work in the bathrooms,
Seaford Remodeling Contractors Provider Name Locked
's team also did some general work in other rooms in our house including replacement of light fixtures, ceiling fans and painting. Their work is excellent. I would not hesitate to recommend
Seaford Remodeling Contractors Provider Name Locked
to anyone who is looking for a contractor. We look forward to working with him again in the near future!

we were referred by a friend who work with
Seaford Remodeling Contractors Provider Name Locked
and was very happy with the overall results and communication.
i wanted to remodel my office and the guest room, so we met
Seaford Remodeling Contractors Provider Name Locked
and explain what we want and what needs to be done.
we did some research online to focus on the project and ensure that we get what we want.
so
Seaford Remodeling Contractors Provider Name Locked
brought samples of hardwood floor and color guides and also gave us some cool ideas, how to utilize the room in a smart way and also in Eco-friendly materials.
also our backyard didn't look that much even though we try keep it up, certain area are corroded, needed to repaint the walls upgrade the BBQ area with new counter tops and equipment.
also we did some resurfacing around sharp edges and exposed concrete to smooth it and give a nice shine.
replaced electric hardware and outlets and repainted the gazebo.
and we retro fitted a bigger and more sturdy attic ladder (the old was broken a shaky)
the project(s) went well the team was really nice and we had a meeting every few days to discus progress and questions we have.
its not easy to find a good and trustworthy contractors these days.
and that's why we always try to get one that was recommended by our family or friends.
i can surely say here, that we are extremely happy with the result and are very happy to recommend
Seaford Remodeling Contractors Provider Name Locked
and for sure will use them again.

Before the work was done, the folks I spoke and emailed with were reasonably responsive and punctual, but not great. After the disappointing interaction with the sales guy, I was told "a scheduler" would give me a call in 2 or 3 days. About 5 days later, the subcontractor called. He completed the jobs and we are pleased with his work, but the sales tactics at the start was enough to make us look elsewhere next time. We were really hoping to find a good local handyman we could trust out of this, but that
Seaford Remodeling Contractors Provider Name Locked
must now continue. $199 for 6 hours of handyman services is a pretty good deal, but just be careful that you don't get more than you bargained for. For the price, we're ok with the result, but not impressed. Overall we're between "Fair" and "Good", but we really disliked having to fight to keep the price from more than doubling.

I contacted them back in June and I loved the way they communicate and how they explain things for people like me who
Seaford Remodeling Contractors Provider Name Locked
’t have a clue how remodeling works. After that, I explored a few more options, but decided to go with them. That was a great decision because they did an amazing job with the remodeling of my bathroom. Now my bathroom looks like one from a fancy hotel. I love spending time there. Your team has talent and is very skilled and that is why you will continue to be successful.

We already had most of the materials.
Seaford Remodeling Contractors Provider Name Locked
provided the labor, expertise and some basic supplies. We are very happy with the results. He did a great job. He took out the old tile and walls. We found (as we thought we would) rotting boards behind the walls.
Seaford Remodeling Contractors Provider Name Locked
replaced them and built a reinforced doorway. It is very solid, PT lumber. After the wallboard went up, he sealed it thoroughly, then started the next day with the tiles. We had picked heavy solid tiles, and he worked with them very well. He installed the features and decorative tiles and used the grout we wanted. We love our new shower.
Seaford Remodeling Contractors Provider Name Locked
does not rush through the job. He is very detailed. He consulted us often, showed us the work and explained things. He cleaned up every day and was conscientious about working in the house. His workmanship is excellent. We would recommend him to anyone who wants the job done well.

I wanted an estimate to enclose an 8x11 front porch. I would do all the demolition (remove all brick and expose existing foundation, remove any stucco where needed for attachment) and I would do (or arrange for) the finish work (exterior lathe and stucco, all insulation and interior finish, and roofing). He did show up quickly after my submission request and showed up on time so I can't ding for that. I just wanted someone who could do the Framing (walls and roof) with proper connection to existing structure. I already have plans and a permit. In my mind I see a few/several hundred dollars of lumber and materials, and less than 40 hours of work to do the framing by a professional. Without measuring anything he said he did a similar job for $143K, when I balked he said no matter what it would be at least $50K. I ended the conversation.

Called up and arranged an appointment at my home in order to get an estimate. My wife and I had to alter our schedule so that we could be home. No one showed up at the appointed time so I made a phone call to the business. I have not received any phone call or communication from WayNor? This is very disappointing since I consider my time as valuable as anyone would.
