"This could have been a horrible review but something happened to change my mind. Last year I had an estimate from
to lift and stabilize the" foundation on one corner of my rental house. There were step cracks in the brick, cracks in the interior sheetrock and windows that were stuck on that side of the house. Estimate was in line with other companies. Did a little research and decided on
because of how long they have been in business, my real estate agent recommended either them or U.S.S., and we really felt confident in the opinion of the supervisor who gave the estimate. His name was Keris. He seemed very knowledgeable and earned our trust. I finally called to schedule an appointment. Work was scheduled to put five piers in the back corner of the house. Workers showed up on time and they put the piers. They did not, however, back fill the soil that was removed or fix the cracks in the brick mortar. We were told by
, the crew supervisor, that the piers had to settle and they would have to come back to complete the work. While they were there
spoke to me about renting the house, an agreement was reached on the rental, he signed a lease and moved in. In the meantime, I asked him several times about completing the work. He always promised to do it within the next few days but it never happened. Finally after two months I told him that even though he was my tenant, I was going to call
headquarters and complain if the work wasn't completed by the next weekend. It was never done so I called
to make a complaint. To my surprise, they told me that
had been fired weeks ago. He was still driving an
car so I had no indication that he had lost his job. Eventually I had to have him evicted. I made another appointment for
to come up to inspect and complete the work. This time Keris came. They discovered that only four, not five piers were put in but the house had no further sinking. They put in the fifth pier, back filled the soil around the area and fixed the cracks in the mortar. It took a long time to get the work completed because of a dishonest employee but they remedied that problem and fired him. Keris and the crew that he brought to finally complete the project were wonderful. They did a great job and I am finally confident that the work was done correctly. The house looks great. Thank you

completed the repair to my foundation on 7/22/15. I received the final engineer's report today, 7/30/15. Because of the shape of my" house, the necessary repair was a bit complicated. Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

They took care of submitting the paper work and engineering with the city.
At the installation they took great care to make sure that there was no internal damage to the house as they installed the piers. Very fast, they were able to get 7 piers installed in a day and a half. Everything was done as described in the prelim work.

wanted to schedule a 2 hour time slot to complete the estimate, which seemed a long time, but we agreed to it. On the day of the inspection they called to say they would be late due to an illness. When they finally showed up we indicated we had to be someplace soon and only had an hour. The salesman was a bit put off, but started looking at the foundation.
We have two egress windows into our basement which we knew had been installed incorrectly and were the likely source of the leak. During the inspection we found out that

doesn't do anything to prevent the water from entering the house, they only handle the water once inside. That's a solution I guess, but not one I was interested in. They install an internal drainage system then pump the water out of the house.
I've seen enough home improvement shows to know that it is possible to prevent the water from entering the house. We opted for a contractor who stopped the water on the outside. The cost was about the same, but we're happier keeping the water out rather than letting it in then pumping it back out.

It turned out well and the project is completed. The contractor who came out did a great job! Unfortunately the first person who came out over-measured and caused me to purchase more flooring than I needed. Because it was a special order, I could not return the flooring to the store. Knowing clearer pricing for needed materials up front would be helpful in terms of their quote. The main employee who did all the work did a good job. She was knowledgeable and did the work well.

is the strong silent type and got right under the house. Then they were talking to each other on walkie talkies and I could see pictures of under the house. I knew before they came that I had foundation issues. The workers came on time and also were very professional..and good with my dogs. There was an surprise cost of $700 at the end.So about the money. I think if you are fair with Elan, he will be fair with you and I will tell him next time I see him to just give me all of the costs up front. This might normally make me hesitate to call again but it won't and here is why. This place where I live is my home. It is where my son relaxes on his weekends. It is where I dance and rest when the chaos of the world s too much and I feel safe here. And I need someone who I trust will take care of my home for me and I trust Elan to do that. He takes pride in his work but he also clearly cares for his customers and he takes the time to know enough about his customers to know what they need from a contractor. I wanted a new door. He could have sold me a new one next year but he told me I didn't need one, that we would work with the one I had. He is a man of integrity so I will use him over and over again with no worries.
