"I had an issue with the walls in my crawl space. The wall was cracked and lifted during the winter. Water leaked in every time it rained. I called numerous companies" to get a quote on fixing the problem. Most wanted to control the water by digging a trench drain on the inside of the foundation and direct the water to a sump well and pump it outside. was the only company that wanted to really fix the problem by repairing the outside of the foundation walls and new drain tiles. The quote was the highest from all the companies that wanted to fix the problem. Mr. was the only one who was interested in fixing the problem and not controlling the water issue. He was very honest as to what needed to be done. I signed a contract in June and was contacted a few days later to say that I would be put on the schedule and that it may take a while until I heard back from them. I had read in prior Angie’s list reviews that this was going to happen as they are backed up with the amount of work they do. I did not consider this to be a problem because I believe they are busy because of their quality work. I was contacted in the second week of October and said it would be scheduled for the next week. I was called a couple days before the work was to start. On the day promised an entire crew with many trucks came out and trenched around 3 - 22 foot walls, cutting concrete on all sides of the walls. New drain tiles were placed around the footers and attached to existing drain tiles around the walls that were not trenched. All were tied into sump well. During the trenching one of the walls one of the foundation walls crumbled. Mr. came out the next day to discuss what was needed to fix the crumbled wall. The entire wall was replaced the following day at an additional cost and all outside walls were sealed. A few days later gravel was added to get ready for concrete replacement. An inside sump well was dug deeper to accommodate a sump well liner. At this point the existing pipe running to the inside sump well was determined to be filled with concrete greatly reducing the flow from the drain tiles. After unsuccessfully trying to clear out the pipe, the foreman had his guys remove the gravel already placed in the trench and replaced the incoming pipe completely. I think most companies would have just let it be as this required an additional couple of hours to complete this. The work was finished and the yard and driveway were cleaned up. The crew did an excellent job of cleaning up when they finished each day. The concrete work was finished a few days later when the weather permitted. Much care was taken to match the existing concrete. The overall concrete job looked excellent and I was very pleased with the results. Overall they did everything that was promised and I feel the quality of work was outstanding. Mr. offers a 20 year guarantee and I can see why. The work they do is high quality. The problem was fixed, not just “controlled”.

"What a great experience. showed up on time and provided a quick and professional evaluation. He didn't try to push any unneeded repairs" and told me straight out that I didn't require any of his services. did provide me with some great tips on water proofing my home and solid references for some local contractors. If you want the straight scoop, see first.

Angie's Answers

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues.

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

Basement Waterproofing reviews in Rensselaer

Well, the project was tricky from the start. My 3 car garage is in a barn built around 1890, which has a brick foundation and two center support columns. The floor was a mix of dirt, broken concrete, and some blacktop. I have 20 feed of pavers which prevented a cement truck from pulling up to the entrance. Irv at MPI provided a competitive price, ...More and provided an approach to the project which allowed them to excavate with minimal use of heavy equipment which reduced the risk of damaging the existing foundation, supports, and/or pavers. I had two other competitive bids which did not approach the risk of the project with the same care. As part of the bid, I was given an additional price to provide a foundation support wall around the perimeter of the property if it was requested or required. As it turns out the foundation did require additional support, which I agreed to after excavation. The work was delayed a week due to the availability of concrete deliveries in the fall. But MPI was able to meet my required deadline to complete the project. Above the scope of they project, the crew also replaced the support footers and supports with new poles at no additional cost, which was appreciated. The end result was fabulous. The retaining wall added a great finish to the garage and I was very pleased with the end result. Irv Bruckstein from MPI knows the meaning of customer service and he kept in touch with me providing updates during the whole project. He addressed any concerns I had took care of any issues. Based on my experience I highly recommend Irv and .

My house dates back to the 1850s with a stone foundation and dirt floor basement. I had significant humidity issues in the house in the summer, along with a generally musty smell. I called to ask about possible solutions. Salesman and Foreman came out to evaluate the situation ...More and make a recommendation. in particular was very thorough, explained everything, and inspired great confidence. Despite the hefty $8,000 estimate, I agreed to proceed with the job. Not only would this treatment address my humidity issue throughout my home in the summer, but they pointed out that also the sealing of gaps and cracks in the foundation plus the installation of the Cleanspace liner would significantly reduce heat loss and cut down on my heating bills in the winter, as well as improve the general air quality in my home.
The team by arrived on schedule and completed the work in the planned 3 days, including the removal of a significant amount of debris. My previously scary dark basement is now clean, bright, and dry. Since we are now in cold-weather season, I have not yet been able to see the impact of the work on the humidity level in my house in the summer, but I'm confident there will be a big difference. This company was pleasant to deal with from start to finish and I would recommend them without reservation.

Estimator came out. Looked around and said he would recommend a sump pump. He would get me a design and estimate. Received estimate. It contained pictures of someone else's home. Promised he would get me the right ones, but never did.
Had work done by someone else.

BEWARE. Salesman visited a close relationship re water in her basement on 100+ year old house. First thing did was bash the other companies, she openly provided him, that came out and how they were no good etc. He then told her what needed to be done. She asked that he speak with me on the phone as ...More I was out of the area. He also told me how other companies were no good then explained what they would do for $30,000. When I asked for a written quote he said they don't do that. They would have someone come out for a 2 hour consult for a fee. If service was used fee would be taken off of the price. He then told me that if she decided right then and there he could drop price about $3,000. I spoke with sister-in-law and told her I felt this was high pressure tactics and to tell him she needs time to consider this and the other quotes received. Approx 30 minutes later she called and said he dropped the price to $19,000 and WAS STILL THERE. He was also bashing me to her indicating I didn't know anything and he was not pressuring her. She continued to ask him to leave at which point he got agitated and started to raise his voice to her. She was just about ready to call the police. As he left he indicated that he wouldn't even consider doing the job.
My gut feel is he was trying to take advantage and pressure/scare a woman on her own. BEWARE

The job was quoted promptly by a knowledgeable person who diagnosed the issue well and recommended proper system. As expected, when the job was done, it was clear that the older system had collapsed the pipes and created the backups.
The crew was very punctual and energetic and listened to my needs very well during the process. Despite recent ...More rain, there was little damage done to the yard by the equipment, and all was repaired to my satisfaction.
Only one issue arose, which was the cutting of a land phone line for my neighbor. This was not the fault of , but rather the OOPS line marking people as all my lines were marked, but a neighbor's line crossed over into my property near the junction box, and this crossing was not marked. The service to my neighbor was restored same day.
My system was sized for a potential phase 2 project next year, and will certainly be in the running for that Job, as their work was done very well.
- Randy P.

I bought a deal for $49 for a basement and foundation inspection. I had a problem with water leaking into two corners in my basement and wanted the inspection to make sure the problem was resolved by having new drain pipes installed and the grading fixed. They did discover that one wall was beginning to bow in and recommended installing I beams along that wall.
- Mona W.

came out, and started work for the first half of the job when we weren't home, and then they left before finishing. When we called them, they told us that they would complete the first half of the job if we paid an additional $5,000 because more work needed to be done. We let them know that we wanted the original quoted ...More work, and that was it, and we wanted them to finish it, because we already paid them. We didn't hear from them for a while, and so we called and threatened them with a lawsuit that we never followed through with. AT that point, that came back again when we were not home and finished the first half of the job. We looked in the basement to see what they had done, but because it was primarily in the crawlspace, it was very hard to even tell if them completed any work. I will never be calling them for anything else in the future.
- AMY D.

was very responsive as always by e-mail. He replaced the drain lines in sections in case there should ever be another incident with these lines and my neighbor's dogs (neighbor has promised they won't be in my yard again). Pop-up valves worked well in the rain last week and will only require my removing snow and leaves. ...More I think this is a good solution that he suggested. The ground is still quite soft due to all of the rain we'd had prior to the work and after, but grass is growing due to same and did a nice job grading over the new lines. A small tree was snapped near it's base beside one of the pop-up valves, I'm guessing with the digging equipment, but that is not a problem as I had asked him to put the lines a little bit deeper. The lines run alongside my septic field so I was glad to have do the repair work as he was familiar with my land and field and has always done good work for me. I am hoping this is the last time I will need to come do repairs for me on my drainage system, but I will call him again should I need his help!
